Our home is nestled in the heart of the Colorado Rocky Mountains and is the perfect Gathering Place for your entire family and friends. This comfortable home with four bedrooms and five bathrooms that will sleep ten comfortably and has more than enough room for additional family members at our special getaway. The Overlook Estate is minutes to Granby Ranch, Winter Park, and Grand Lake are all beautiful areas year-round. The outdoor activities are endless. During spring, summer, and fall, the hiking, biking, horseback riding, and fishing are just steps away. Four world-class golf courses are all within 30 minutes or less. Two courses are less than 10 minutes from the front door. In the winter season, enjoy the downhill skiing at Granby Ranch, Winter Park, and Steamboat. If you would rather cross country ski, snowshoe, tubing/sledding, or snowmobile, we are 20 minutes from Snow Mountain Ranch. Whether you are on the go enjoying all the activities or just relaxing in our home, this is the perfect place to be.

Our Home - Your Home away from home:

Soak in the amazing views from the panoramic bank of windows when you first walk in the front door. Your friends and family will enjoy the grand gas fireplace after a day spent on the slopes. Relax on multiple sofas or in comfy armchairs. Your favorite TV show can be viewed in every room and will help you feel right at home or just enjoy the marvelous sunsets on the deck with a BBQ dinner.

The gourmet kitchen has everything you will need to enjoy fixing delicious meals for the whole family in the central floor kitchen, detailed with soapstone counter tops, stainless-steel appliances with an oversized fridge with enough storage to feed all those hungry mouths. The kitchen is fully stocked with all flatware, utensils, and items needed to prepare delicious family-time meals. A spacious kitchen island, and expansive dining room table for all to gather and make special memories.

The primary suite has a plush queen-sized bed, wall-mounted HD TV, a walk-in closet, and an elegant en-suite bath with an exquisite soaking tub, walk-in shower, double vanity sink, and private water closet.

On the second floor, you’ll find two peaceful bedroom suites with lavish queen-size beds, en-suite bathrooms, walk-in closets, and large HDTVs.

For the business professionals that must remain connected, the loft area provides a working office space that encompasses the amazing views from the panoramic bank of windows.

In the basement, you’ll find two bedrooms, one with a King-sized bed and a bunk room with built-in double beds and an elegant bathroom. You’ll also find the spacious recreational entertainment room with multiple couches, a ping-pong table, a wet bar, and ample room for everyone to gather for game time.

Guest amenities include Wi-Fi, a full-sized washer/dryer, satellite TV and garage parking for two cars, and additional parking on the driveway.

Please adhere to the following HOA Rules:
• Trailers, campers, RV’s, boats cannot be parked on the property for more than 24 hours. All vehicles must be parked in driveway overnight.
• ATV’s, dirt bikes, snow mobiles and any other off road motorized vehicles may not be driven on community roads or properties
• No loud outdoor noise between 10 pm to 8 am daily.
• Outdoor lights should be turned off by 10 pm
• Guests must adhere to all county fire bans. Fireworks are NEVER permitted

Spacious cabin

Very spacious living area. Very well stocked kitchen especially the pantry. Was very happy to see the amount of different spices for cooking. Usually when we stay somewhere there is only salt and pepper. This was a big plus for us. We all like to cook and take turns preparing meals. We had plenty of paper products,trash bags and dishwasher pods. Overall a.very nice cabin. Just a little far from the airport.

Rooms with a View

Comfortable home with plenty of room. Well supplied kitchen. Nice grill deck and plenty of parking. No AC (not a thing in CO!) but plenty of windows to open for cross breezes. Andy the host was easy to talk/text with. Overall we were pleased and will be glad to return.

Winter wonderland

Christmas at overlook was amazing!!! Everything we could have asked for with our family! House is amazing! Location was great! Commute to Winterpark was simple! Highly recommend!

Friends get away

Our group was four friends couples. We found the property well equipped, and the location was ideal for our stay. With the two separate living areas there was more than enough room to spread out for 8 adults. Lots of activities were located nearby to keep us entertained. The host (Andy) was very responsive to any questions we had during the stay.

Marriage Encounter Annual Retreat/Vacation

Four couples, four bedrooms with private bathrooms and decks, and big table and family room which all worked out great. Excellent property. Would love to stay there again. Played a round of golf and hope to play that course again next year.

A comfortable stay for 9 adults

This house was a really nice place to host 9 people for a summer getaway trip. There was a lot of room for group activities, an excellent kitchen that was well stocked with all the cooking items you could need, and it is centrally located between Winter Park and Grand Lake. Overall, we were happy with the stay. However, there were a few things that made this stay less ideal. First being that there are no curtains in some of the rooms so one of the couples was woken up every day at 6 am by the sun. There is not AC in the house so some rooms were very hot at night despite using fans and trying to rely on open windows. Secondly, there is an extremely high cleaning fee which we did not mind paying however, with this fee we were surprised that the house wasn’t clean when we arrived (a lot of dog hair on the main living room rug). Additionally, you are required to wash your own sheets and towels upon leaving which was seemed surprising for this fee. Lastly, while this was a minor event, we felt unsettled when someone brought our trash can into the locked garage whilst no one was home. We were not told this was going to happen and it felt like a small invasion of privacy.

Grand Getaway

We booked Andy’s property for an annual friends getaway and it was the perfect place for what we needed! We greatly appreciated the large kitchen and dining table and ample bedrooms and bathrooms for each couple/family to have their own space! The check-in process was easy and smooth and Andy was very responsive and nice to communicate with. One of the few criticisms we had as a group was the cleanliness of the floors. We had a 7 month old with us who is starting to crawl and we noticed lots of hair and other debris on the floor. We did find a vacuum and tried to clean it up, but the vacuum didn’t work properly. Lastly, the checkout process was a bit difficult needing to have a load of towels washed and in the dryer before departure at 10am. An 11am check out would have made this task a bit easier so folks could shower and then start the laundry. Overall, we had a fantastic time and would recommend this property to others! We are considering renting again for next year. Thanks again, Andy!

We found a gem!

We were looking for a great house to use for base camp for our RMNP adventure and we found it in Granby! The drive from Denver was easy and we loved being on the west side of the park. The location was great! Close to a supermarket, hikes, Winter Park, the hot springs, the rodeo, and of course the National Park. We had more space than we needed, a beautiful view from the deck where we grilled dinner, and a clean, well appointed and well stocked home. It was nice to come "home" to someplace so comfortable! Also, it was a breath of fresh air to deal with the owners of the home and not a property management service. Overall- fabulous!

Beautiful Home

This was a beautiful home tucked into the trees but just minutes from Granby Ranch. The home was very clean. The kitchen was well stocked. The views were amazing. Andy was great to work with. The only thing worth noting was the driveway was steep so a 4x4 vehicle was helpful in the snow and ice. Will definitely be back!

Perfect Family Getaway

This home is perfect for a family that wants good private space but also a gathering spot for the whole family. This is our third time we renting this home and it is well equipped and the manager is very responsive and provides all the helpful information.

Phenomenal Stay!

Great rental at a reasonable price, close proximity to wonderful winter recreation opportunities along the Grand Lake to Winter park corridor. Amazing views, well-stocked rental, some really nice features like heated floors, board games, well-equipped kitchen, heated garage. Steep driveway was somewhat tricky, glad to have had snow tires. The e-documents sent introducing the property seemed to have conflicting instructions regarding check-out procedures for linens and towels, but no big deal. We had a wonderful family trip to this property and will consider booking the exact same property for a similar vacation next winter.

Beautiful space

The property had an excellent layout with lots of space and plenty of sleeping room for our large party. The owner was quick to respond when we ran out of toilet paper and didn't hesitate to bring us more plus extra items we might be low on. The only thing that I took points off for was that the listing, when we booked it, stated there were 5 bedrooms when in actuality there were only 4. This ended up not being a big deal as the communal space was large enough to accommodate us. Overall, a very nice stay!

Little disappointed

This was our 2nd time to stay at this property. We booked it again as we absolutely loved it the first time, but this time seemed different. It was as if the owners/caretakers changed and didn’t care anymore. The house was so dirty when we arrived that we had to spend time vacuuming and cleaning things, a maid came by and looked at house while there and offered follow up clean that did not happen, hot tub no longer available for use but was told “under maintenance by owner”. Such a pretty house but doesn’t seem to be cared for the same this time. Thank you for the memories x 2 regardless

Great family house & location

Overall it’s a fabulous location and full of amenities and space! We had a great time. House is well equipped with blankets, extra bedding, housewares, and basics. Guests should be aware you will need a 4wd vehicle because the driveway is super steep and is difficult to get in and out along with the slope of the surround roads. Also, there is a basement perfect for kids and families but the television didn’t work for more than 15/20 mins at a time. Also, the house isn’t listed with a hot tub but there is one on property but it’s locked and not currently accessible. If you’re grocery shopping there is a plastic bag fee as of 1/2023 so be aware or use the extra bags in the pantry and leave for others to reuse after you. There are only 2 plastic shovels and one metal and it was not that helpful. Our family member brought an ice pick for the driveway which was way more helpful. Maybe the homeowner can add one to the property?

Beautiful getaway location

We loved this spot for our pre-Thanksgiving annual celebration. The drive to and from was beautiful, the location was fun - quiet in the small town of Granby, but quick drives to both Winter Park and Grand Lake were part of our trip and while we were too early in the season to ski at Granby Ranch I’m certain that would be fun too. The house is very comfortable, has a nice separation between the main floor and the basement. We had college kids that played on their gaming system in the basement while we watched movies & sporting events on the main floor. The bedrooms were very nice and very comfortable as well. We had a couple of small needs while in the home and the owners were very prompt in returning our messages and taking care of what was needed. We hope to return to this great home. Thanks!

Thanksgiving weekend in Granby

We stayed from Friday thru Monday at this lovely mountain home. Huge spaces for everyone (all bedrooms had their own bathrooms). We had 3 teens who especially enjoyed the ping pong table - as well as the adults. So nice with the extra TV's as well. Large decks with amazing views! Kitchen was well equipped with nothing missing for cooking and baking. Huge table for everyone to enjoy a meal together as well as playing games together - this family enjoys their games! Thank you, Andy, for always a quick response to our questions and sharing your lovely home!

Great clean location

We loved our stay at this location. It’s spaced out with several beds and every room has its own restroom which is great! The heated floors were a great bonus. Andy and company provided everything we needed to enjoy our stay. The view from the back porch is an absolute beauty.

Mountain splendor

My family stayed at Andy's property at the peak of fall colors. It was so beautiful and we enjoyed our stay very much. We had plenty of space, home was comfortable and the kitchen was well equipped with everything we needed. Close to Granby, Grand Lake and Winter Park - perfect location for lots of outdoor activities. Andy was very accommodating and always responded if we had any questions. I would recommend this property and would stay again!

Beautiful house, Easy stay

We had a fantastic weekend at this house. Great location right by golf and not far from the lakes. The house is well outfitted and very comfortable, especially with a large group. Check in/check out was easy- I appreciated there wasn't an over-exhaustive check out procedures as I have had at some places. Great host, great house. Highly recommend for your stay in Granby!
