THE BASE RATE ONLY RESERVES THE BUNGALOW FOR UP TO 9 PEOPLE. PLEASE READ THIS DESCRIPTION FOR PRICING-BOOK 4+ NIGHTS, GET 1 FREE NIGHT.

Located on historic 400 acres Still Waters Ranch (www.stillwatersranchtx.com) offers, for your EXCLUSIVE USE, a recently restored Bungalow with fully equipped kitchen, small living room and eating area with four bedrooms and two bathrooms as well as laundry facilities. Three additional buildings are available with four bedrooms and three baths to accommodate up to 20 people total. You will have sole use of all these amenities since YOUR GROUP WILL BE OUR ONLY GUESTS. The base rate pays for up to a total of nine guests and entitles your group to use the Bungalow and have access to three additional buildings.
Each additional person over nine (9) people is priced at $50/person /night. Children aged 4 or younger are free--do not count them when reserving your stay. The optional additional buildings are described below and are yours to use at no additional cost except a one-time cleaning fee of $100 or $150 for each optional additional building used. Many photos on this site provide a visual of the ranch where we lived and have nurtured for the last 28 years.
Book four (4) or more nights now and we will add a free night at the beginning or end of your stay whichever you choose at no cost.

You will have a large pool with hot tub-pool fully supplied with floats and other pool paraphernalia, Weber propane grill, Cornilleau Pro ping pong table, a Billiard Building with 65” DIRECTV, Olhausen Accu-Fast Billiard Table, dart board and card table. Outside amenities include a grass volleyball court, basketball playing area, cornhole game and official horseshoe pits, and a large sandbox for younger children. You will have sole use of all these amenities since YOUR GROUP WILL BE OUR ONLY GUESTS.

BUNGALOW (total cost is included in the base rate of VRBO): There are four bedrooms: master with king bed, 2nd has queen bed, 3rd has two twin beds, and the 4th has both a twin and a double bed. A junior bed and/or a crib are available. Baths include master with double sinks and a shower; another bath has a shower/tub combination. The Bungalow can accommodate nine (9) people-see bed arrangement below. The Bungalow is priced at the base rate per night and is THE ONLY BUILDING YOU ARE RENTING when you book 9 guest or fewer. However, you may use three more buildings at no additional cost except for paying a single cleaning fee for each additional building you use as described above and below.

The following THREE ADDITIONAL BUILDINGS are available to you for an additional cleaning and utility fee regardless of the size of your group. If you just want more space to spread out your group with additional beds and bathrooms, you may use these buildings.
Cleaning and utility fees for the additional buildings are $150 for the bunkhouse, $100 for the cabin and $100 for the Casita and are not included in the posted VRBO fee but will be added to your final VRBO account. Those fees are payable prior to or upon your arrival when you decide what additional buildings you want to use. These additional building fees are added only if and when you decide to use any of the additional buildings.
BUNKHOUSE: The Bunkhouse has beds and a bath for up to seven (7) people: King bed, three (3) single beds, and a double Bunk bed plus bath with a shower.
CABIN: The Cabin has two (2) single beds. a full small kitchen and a bath with shower.
CASITA: The 1860's Casita is the small original lodging of the German settlers and has a double bed and a bathroom with a shower.
Extra cleaning has been added between guests to reduce the possibility of Covid or other organism transmission. Our protocol is: wipe down hard surfaces with disinfectant, super chlorinate the pool, launder towels and bedding with hot water, using bleach if possible.
We do not allow off road vehicles, firecrackers or campfires. We do not rent to anyone under 25 years of age. All guests coming to the ranch must be registered on the liability forms; children are listed on the adult’s form. No dogs, cats, or other pets are allowed. There are several nearby commercial kennels we can recommend. You may encounter a variety of wild and domesticated animals that roam freely on the ranch. If you are not comfortable with that possibility, this may not be the VRBO vacation spot for you.
Every overnight guest as well as every day guest must sign liability release agreements immediately upon arriving to use any ranch facilities other than the building reserved. All payments must be made prior to or immediately upon arriving at the ranch to access the property.
The ranch is located 13 miles north of 1604, the outer loop around San Antonio. Here you can experience the quietness and peace of rural life after a tiring day of sightseeing or adventure. We are less than 40 minutes from Sea World, Fiesta Texas, The Alamo and Riverwalk, Schlitterbahn in New Braunfels, tubing and antiquing in Gruene, Natural Bridge Caverns and Wildlife Park, Cave Without a Name, shopping and dining in Boerne and Guadalupe State Park where you can play in the river, picnic, and hike.
The incredible views and features of this historic ranch, marked with a commemorative plaque from the state of Texas, make this a lovely choice. We raise Wagyu cattle and have trophy whitetail deer for serious hunters. Ranch tours are available at owner’s discretion and are offered to guests staying three nights or more.
Events and parties can be accommodated for birthdays, family reunions, small weddings (maximum total of 35 people) and similar celebrations. There is a $10 day fee for day guests older than 4 years and a $200 party fee and a $200 refundable cleaning fee. Let us know what you are planning, and we will do our best to accommodate you.

Great family reunion space

Wonderful space for large family reunions. We were able to celebrate with 40 friends and family (17 staying there and the rest day guests) and never felt crowded! The bungalow is comfortable and the casita and bunk house very rustic but they served their purpose.Great experience!

Great little get away!

What an amazing experience! Beautiful, historic property with expansive views set in the middle of nature. The accommodations were very comfortable and well thought out. The beautiful infinity pool and hot tub were clean and well maintained. Bob and Sandy were the perfect hosts!

Peaceful and Relaxing Stay!

We had a great time at the bungalow, our family of 3 adults and 2 kids had plenty of space and the bungalow was well appointed! Sandy and Bob were wonderful hosts, our children especially enjoyed the pool and Bob taking the time to give us a ranch tour. The kids (and adults) thoroughly enjoyed seeing the wildlife, hearing about the history of the property, and petting a newly born deer. Everything was perfect for our quick family getaway, would definitely return next time we need a break from the city life :)

Gorgeous property!

Our family of 3 took a weekend getway with another family of 3 and stayed in the Bungalow. The house was clean and comfortable and had everything we needed, but the main attraction was the pool and gardens - they are SO beautiful. The landscaping was incredible and there were butterflies everywhere. The hosts were friendly and responsive. Would definitely return!

What a POOL!!!

The place is very nice and I would stay here again. The pool is a little farther from the main house than I thought it would have been but it was not a problem. We just took a bag of snacks and things we would need to the pool with us. We spent 95% of our time at the pool. The pool was unbelievable! The view was amazing also. The picnic pavilion was a great place for a large group like ours to grill out and enjoy meals together. Bob and Sandy are really nice and very prompt if you run into anything.

Staycation

We decided to do our family vacation a little closer to home this year and chose Bulverde. We had 6 stay in the bungalow and it was perfect. We really enjoyed the pool and loved the landscape. There were so many flowers and butterflies, it was gorgeous. The views from the pool were amazing and the stars at night were very visible. I would just leave a little warning that there are a lot of red wasps around. They typically didn’t bother us, but we found out the hard way that if you leave a towel to dry outside overnight, there will be a wasp in it in the morning. We heard the cows more than we saw them and got to see a handful of deer when we walked the property. The owners’ 2 dogs occasionally stopped by to say hello or cool off in the pool, very friendly but not TOO friendly. Definitely recommend as a nice place to stay!

It is a hidden gem.

The Still Waters Ranch is a breath taking experience. It's raw, natural and rustic feeling creates for a great setting from the moment you enter the massive gate to the bungalow driveway. Then to our surprised the breath taking view of the Hill County by the pool . It's beautifully breath taking, God's creation at its best. Our group enjoyed a fabulous weekend get away. The renters, Sally and Bob, did a fabulous job and their hospitality wonderfully welcoming. Again, we had a memorable weekend for Girls weekend getaway. A Garza

There are no words to describe this property! We had a group of 18 and had the best time ever! Bob & Sandy are phenomenal hosts and very accommodating! They love this historical property, and it shows in the care they provide. We spent all our time in the amazing pool and cooking in the pavilion. I enjoyed drinking coffee by the pool in the mornings and listening to the sounds of nature and admiring God's beautiful landscape! We wanted for nothing! We were not ready to leave and are definitely ready to go back, but only for longer next time. Stop thinking about it and just go ahead and book! You won't regret it!

Vermont FBLA @2019 Nationals

We thoroughly enjoyed our stay away from the city. I travel with my high school students, who are competing for Vermont at the National FBLA Leadership Conferences each summer, and we try to explore some of the states we visit. This was a beautiful location north of San Antonio, the owners were attentive and very welcoming, and the amazing pool was the highlight of our time. The kids were excited to have some goggles and pool accessories available to the. Bob gave us a nice tour to show us his deer and beef operations. Loved being in an authentic Texan home. It was tight for 7 of us, but comfortable for sleeping and quick meals. We enjoyed the BBQ area one night and played cards there another. The pool table was also a hit, but the sun was shining most of the time and we stayed by the pool. We'll always remember the gated mile road to the ranch as a time to listen to the cicadas and watch for the grazing beef and other animals like armadillos. Very peaceful place to be. Thank you Sandy & Bob for opening your ranch to us.

Great place with slight issues

The ranch is an amazing property with lots to do, and is good for large groups. The bungalow has some buckling in the flooring that needs to be addressed as all of us tripped several times on the bumps in the floor. The pumps on the pool were not functioning, nor the pool lights, nor the jets on the hot tub, and the owners were out of town so it was not remedied during our stay. The biggest issue I had was the up charges beyond the initial price of our stay. We had to haggle with the owners after our stay as they tried to charge us quite a bit extra based on how many beds we used, rather than how many guests we had, as stated in the listing. They charge for day guests and also for heating the hot tub beyond 4 set hours per day, Which I have not encountered in any of my other VRBO stays. It is a beautiful place and we had a great time, barring the issues that could easily be fixed.

AMAZING!

I have rented through VRBO several times now, and this most recent stay at Still Waters Ranch was my favorite! I am the percussion section parent for a local high school marching band, and I really wanted to do something special for my senior guys, most of whom have been in band together since middle school. We couldn't have asked for a better place to spend the weekend! The view from the pool, as mentioned many times before, was absolutely breathtaking! The landscaping around the pool was designed to draw butterflies, it was like a fairy tale! The boys enjoyed the pool, the billiard/dart room, the grass volleyball court, and the ping pong table the most. My friends and I had a blast playing cornhole, darts, and horseshoes, plus we loved the pool too of course. The picnic area was more than spacious enough for all of us to grill and eat. The Mehalls have really thought about the little things. The kitchen is fully stocked with plenty of cooking and eating essentials. There is a bureau full of fresh, clean, quality towels to use at the pool, and it is labeled so easy to find. There is a chest full of floats at the pool, as well as an empty cooler for you to stock with your drinks and ice. There are 3 front gate remotes to use for those that will be coming and going. There is a laundry basket with bats, volleyball, basketball, frisbee. There are an assortment of pool cues, cue chalk and chalk for your hand. The grill is connected to their propane line. There is shampoos and soap in the showers. They've thought of it all! The bungalow was tidy and comfortable, with enough room for all 9 of us to be inside comfortably. Our only regret was that we didn't stay longer and get the tour of the ranch from Bob. Something to look forward to for next time! We had such an amazing time, I truly thank you so much for sharing your gorgeous and FUN property with us; you really made our senior trip a wonderful memory that we'll all treasure! Family get away

It was not the perfect getaway for my family. Each area was too far apart. It rained the whole weekend so we were kinda stuck in the house. With that being said, I had have my daughter go get a Roku so the little kids could watch some movies because they only had digital antenna and not good connection. I bought a fan for the master because it was way warmer than the rest of the house. The pool was amazing. The kids loved it, when it wasn’t lightening we were able to let them swim. I was not aware the owners house is right next to all of it so I didn’t feel we had our privacy I was paying for. It felt like we were intruding on someone’s private property. The owners seemed nice. Only communicated with the wife most of the trip.

Sandy and Bob, the current owners, have preserved the original casita built by Peter and Lina Lex as well as the second home that Peter, a stone mason, built in the 1870's for his family. The Lex family cemetery is located on the ranch as well as the original barn and other buildings added over time.

Why they chose this property

Experience visiting a ranch which has been in continuous operation since the 1860's with unique spring water and rainwater capture and storage. Also, see the work of stone gathering and construction of stone works, buildings, and walls done by German settlers as well as Mexican artisans in the past. The original 1870 barn is still standing and in use.
