OVERVIEW: Two bedroom, two bath home on one acre. Self-check in. Central air. Ideal for professionals working in the area or guests here visiting family, for weddings, sporting events etc. Located on a quiet dead-end street. Private upper deck overlooking a wooded back yard. View to west allows for sunset views. This property is a Certified Wild Life Habitat, provides the essentials for widlife. Internet, ROKU, Spectrum basic cable app.

4 miles to I-90/39, Exit Rockton Road. Five minutes from a state park and numerous forest preserves, antiquing, grocery, shopping, 15-mile recreation path. 30 minutes from Rockford International Airport.

Easy access to Rockford & Beloit for business professionals, traveling nurses, IT, solo road warriors, families. The daily rate is based on two guests. There is an additional fee added after two guests.

HOST LIVES IN LOWER LEVEL: A separate unit. Host uses a separate private entrance. Guest parking is in driveway. Host respects guests privacy, is available by text, email, or phone. No animals, host has allergies, it's a health issue.

CLEANLINESS: This home is cleaned & sanitized for every guest stay. A modest cleaning fee is added during booking process.

BEDROOMS: Two bedrooms at opposite end of hall for added privacy. Both bedroom doors have a lock.

Bedroom #1 - size 13' x13' Ensuite with attached private bathroom with new granite vanity, single sink, shower only, Tempurpedic queen mattress with remote control, window with view of the woods. Dresser, workstation, closet, & luggage rack, ceiling fan. 100% cotton linens and towels, shampoo, conditioner, body wash, miscellaneous amenities provided. TV with Roku. Netflix, Amazon Video, Spectrum basic cable app.

Bedroom#2 - size 10'4" x 10'7" Full Size memory foam mattress. Dresser, nightstand, closet, ceiling fan, luggage rack. Located next to main bathroom with new, updated shower. New granite vanity.. Long vanity, large mirror, single sink, 17" height toilet with grab-bar, a window adds natural light.


LIVING ROOM. Large great room, vaulted ceiling open concept to dining and kitchen. Lots of natural light. Comfortable queen sofa sleeper with memory foam mattress in living room. Large mantel and stone fireplace (sorry, fireplace NOT available for guest use) Plenty of seating. 50" Samsung 1080 HD smart TV with Roku, access Netflix, Amazon Prime, etc. Spectrum cable app. Ceiling fan. This home is fresh and sparkling clean. Patio doors open to upper deck with arbor. Guests enjoy watching the birds from living room, dining room & kitchen.

DINING AREA - opens to kitchen. regular height round oak table seats 4 guests, a leaf available to expand for more space. Ceiling fan. Large bay picture window to the west offers view of the sunsets when the sun shines. Patio doors open to the upper deck, a perfect setting to relax with a cup of coffee or tea and for bird watching, weather permitting. From the deck, a staircase leads down to lower patio.

KITCHEN New quartz countertops. Fully stocked for guests to cook. Stainless steel appliances including dishwasher, refrigerator, gas range, microwave, Keurig, drip coffee maker, French press, toaster, and a pantry to store your food items. Salt, pepper, oil, sugar, misc spices provided. Any necessary kitchen gadget, pots & pans, bowls provided, including sharp knives. Crock pot. Blender. Cutting boards.

FLOORING: Laminate and ceramic flooring throughout. No carpet except a few accent rugs.

USE OF HOME: The home is priced for two guests, an extra charge for each additional guest over two. Use by registered guests only. The home is not available as a gathering place for family or friends. No visitors or unregistered guests. Very few exceptions, must be approved before booking. Firm. No parties or events. This home is in a quiet residential neighborhood and I respect my neighbors.

BATHROOMS:
- Main hall bathroom has new granite 72" vanity in 2023, well lighted for shaving, makeup, etc. single sink, updated with new shower, and 17" height toilet with grab-bar, window. Ceramic flooring. A walk-in shower, no bathtub.

- Ensuite bathroom has new granite vanity in 2023, single sink, 17" height toilet with grab-bar, and stall shower (no tub), window. Ceramic flooring.

- NO 3rd party reservations. The person booking must be one of the guests.

- The central air-conditioning thermostat is set with a range: low range is 68 degrees.

DECK: patio doors in living room & dining area open to the upper deck with an arbor. Shaded most times of day during summer. Seating - two bistro tables and chairs, cushions in storage container.

FIRE PIT: A fire pit is located on lower patio. Available for use until 10pm, Roscoe Village quiet hours. Wood and starter provided in outdoor storage unit. Guest access is through living room patio doors, out on to the upper deck, then down the outdoor staircase. With the winters here in Northern Illinois, access will be limited due to snow.

LAUNDRY ROOM: Speed Queen washer and dryer, iron, ironing board, drying rack. A sink for hand washing delicate items. Home has really soft water, please use less soap. Kindly, do not start laundry after 9pm.

SAFETY: Hardwired smoke/co detectors. Two fire extinguishers. first aid kit located in laundry room.
The furnace has a ventilation system called iWave-R. According to www.iwaveair.com & gpshvac.com, the technology controls allergens, reduces air particles, VOCs, kills bacteria and certain virus such as E Coli, Staph, MRSA & Tuberculosis.

CLEANING: This home is cleaned and sanitized using extensive checklists. Fragrance free laundry detergent is used. No air fresheners or scented candles are used. My home is marketed for those with sensitivities. No animals live on this property.

PRICING: The daily rate is based on just two guests because I host so many couples and solo travelers. Additional guest fee is $30 per day. Use of home limited to registered guests only, no visitors . The home is not available as a gathering place for extended family. This is an insurance requirement, plus it limits traffic on this quiet neighborhood street.

OTHER: Host lives in lower level, uses outside private entrance. Guests have complete privacy. Always available for questions, respectful of guest privacy. Guests park in the driveway. Please do not park in the street. The home is not suitable for children 0- 8 years old. Open staircase, unsecured shelves, gas range knobs at toddler height, etc, Host asks that guests kindly respect my lovely neighbors. Please treat my home as your own and leave it as you found it. Sorry, no animals. The host lives in this home and has allergies. The home is marketed to those with allergy sensitivities.

EXTENDED STAY: My location has been ideal for those traveling to the area for work. Write to me and let me know your needs: what brings you to the area, number of guests. Stays limited to 27 days.

We were two friends staying to do some zoom classes and get away for a few days. We have stayed in many vbro over the years both in US and UK. This was the cleanest, well stocked, nicely decorated property we have ever stayed at. We needed good lighting and there was plenty. Neighborhood is quiet and had weather been nice, we would have been happy to be outside. Home is comfortable in seating arrangements and beds (wow). No steps inside the home (only a step to get to porch). I don’t think this owner forgot anything! We did need assistance hooking up our computer to tv for the zoom classes. Owner came right up and worked with us to get it going. Highly recommend and would definitely stay here anytime. Sue Wilkins

Great Choice to Stay in Rockford/Roscoe
Truly our best experience with VRBO. The accommodations were 5 star all the way. Exceptionally delightful! Great location close to everything, but just out of the reach of crowded busy locations. Super well kept with every amenity! Well planned for traveling guests who sometimes cannot preplan everything you need when away from home. Beautiful nature scape everywhere around the home. Host was great with communication!

What makes this property unique

My home is situated on a one-acre wood lot on a quiet culdesac. Nature abounds. The deck off the living room and dining area is the perfect retreat for morning coffee, lunch or dinner. Spring, summer, fall, or winter, the views of the woods are wonderful. My home is on a slight hill, provides for a view where you can see forever. A large picture window faces the west, allows for lovely sunset views.
