THE SPACE

Gorgeous dining area with seating for 8 and a built-in featured archway overlooking the newly renovated kitchen.

The kitchen is fully equipped with all appliances pots, pans, dinnerware, and a central island with an adjacent breakfast seating area. Patio doors lead from the kitchen/living room area to the south-facing pool and spa with a beautiful lake view.

The family room adjacent to the kitchen has ample seating with a large leather sofa, a new large-screen TV with surround sound, a DVD player, and a stereo.

Master Suite (ground floor) is an elegant main king master boasting a king-size bed with mattress topper, large flat-screen TV, remote control fan, iPod docking station, and large walk-in closet. The newly renovated en suite bathroom features a vanity unit, corner tub, shower stall, and separate toilet.

A newly renovated half bathroom with vanity and toilet is also on the ground floor along with a full laundry room with a washer, dryer, and ironing board.

The upstairs floor features a split landing area with a balcony overlooking the high arched ceiling entrance hall and family room.

The second master with a king-size bed with mattress topper also features a flat-screen TV, remote control fan, iPod docking station, and large walk-in closet with a newly renovated en suite bathroom with bath, shower, vanity, and toilet.

All linens and towels are provided for your use. Please note that since this is a vacation rental and not a hotel, you will be provided with a starter kit of toilet paper, garbage bags, and dishwasher soap, but are expected to provide your food, amenities, and cleaning products beyond what we provide.

** You will be required to pay $25 per car for entry into the community. Parking is free after that. Up to 4 cars can park around the house and extra can park at the community house parking lot if there is room.

POOL HEAT & BBQ
For the private backyard pool and hot tub, guests can choose to pay for the heat. The cost is an extra $27 per day and most guests choose this, especially from October through May. Otherwise, the clubhouse pool and spa will be heated and available for your use at no extra charge. Please tell me in advance so I can start the heat up 2 days before you arrive.

You are welcome to use the barbecue and propane for a one-time fee of $35. Please let us know in advance so the cleaner can unlock the BBQ for you before your visit. Please clean any food that is stuck to the grill as you cook, or an extra $50 cleaning fee is charged.

FINES
NB: Vacation Rental Dream is a professional management company and we request a renter's agreement and a $399 security deposit (hold on your credit card - same as any hotel) through our booking platform and stripe. This will be released back to you in full, so long as there are no damages, outside of usual wear and tear. 1. NO Parties or events or a $615 fee, plus damages are incurred. (There are security guards who patrol the grounds in the evenings and a security camera on top of the front entrance door, facing the entryway) If you booked this intending to host a party or event, you can cancel at no penalty, please let me know ASAP and we can cancel. Extra charge of at minimum $50 if there is vomit that my cleaners have to clean up. Please clean up any extra out-of-the-ordinary mess.
2. NO Pets or a $250 fine, plus damages, is incurred.
3. NO Smoking or a $250 fine, plus damages, is incurred.
4. NOT obeying the NOISE level in quiet hours is a $500 fine, plus damages. (Don't worry - you can still enjoy yourselves, this is to prevent the many people who try to book a house to throw a party, which is not allowed. Please just be a nice neighbor).
5. More than 4 bags of TRASH or leaving trash scattered around the house is at least $150, depending on the severity. Please be kind and place all trash in bags. If you have more than 4 bags of trash, please dump them in the community dumpster at Pompano Beach Dr. and Madiera Beach Blvd.
6. If you CHECK-OUT past 11 am there is a late fee of $50 for the first half-hour and then $100 an hour after that for every hour not checked out or that your luggage is still there. It's important that the cleaners can start cleaning at 11 am as we like to keep our property clean and beautiful! If you would like to arrive before 4 pm, you are welcome to use the clubhouse amenities for free. Likewise, if you want to hang around after your 11 am check-out, feel free to go to the clubhouse.
7. NO fire hazards or a $500 fine plus damages are incurred. This includes but is not limited to candles, fire pits, portable grills, charcoal burners firearms, weapons, or fireworks.
8. No commercial vehicles, company trucks, U-Hauls, RVs or large trucks allowed or a fine may be charged. The front desk can provide a list of outside parking available for fees for large vehicles.

** Please note 3rd party failures are not the responsibility of the host. In that, if there is a failure due to an internet outage or electrical failure or some other 3rd party failure, please notify us immediately and we will fix it as soon as we can, normally within a few hours if it is within our control but we cannot be financially responsible for utility outages that occur beyond our control.
