We can not in good conscience recommend this villa. We had an 11 day stay and our nerves were shattered from the constant noise (12-14hrs a day) from the road and construction right outside our door. The pool is not heated and was freezing. A hot tub was promised in the ad but there was no hot tub to be found. Hot water to the showers was limited. There is no 100 steps to the beach. It is now a parking lot for construction workers coupled with heavy duty equipment at work all day long. The restaurants within walking distance told us they only serve registered guests. So we spent a great deal of our vacation grocery shopping and cooking for ourselves. But please allow us to give credit where it is due. The staff were lovely. They prepared a wonderful authentic Mexican meal for our arrival. They also brought some groceries to the villa to get us started after a long day of travel. We thank you! They also kept the villa spotless. Very much appreciated. The villa itself is beautiful but again we were left heartbroken not be able to fully enjoy it after waiting 6months to arrive.

The overall experience was really good, but it did not start the way we imagined. We waited for over an hour for somebody to meet us and go over the amenities, but nobody came. We finally realized that the door was open and we just walked in. Even though most of the house was clean, the kitchen required some final cleaning before we were comfortable in using it. Once we settled in and were able to connect with the property manager, all the issues disappeared. Elba was ready and available to respond to any of our questions and managed to deal with all the deficiencies. Location was great, but due to the construction on the main road, the noise was a lot louder than we expected throughout the day and part of the night. The pool was great, we were hoping to have it serviced a little more than we got, but it was a great relief from the heat. Overall we were really satisfied.
Our breakfast was always outside in the wonderful palapa.

Casa Amatisa

We had a wonderful two weeks at Casa Amatista. The pool and location were perfect. The beach across the road is beautiful and calm for swimming. The villa was clean, the beds and sheets very comfortable. We loved the outdoor living and layout. Bus stop was right outfront which was convenient. The road is noisey but we knew that going in and it didnt bother us. Quieter at night. Our boys loved the hike to the Paula maria waterfall, the path was 2 mins away. We found the villa very private and it had a great kitchen. We'd love to return one day! Thanks again

Pure luxury carved out of the jungle

Lovely Villa!

We loved this villa, it was more like an authentic experience than a hotel! We loved the private pool with waterfall! It was lovely! There is road noise because it is close to the highway but having the waterfall on cut down on that! It was easy to get an Uber or cab to go anywhere! Everything we needed was provided-they even grocery shopped for our arrival.

The home is absolutely wonderful snd Elba was so helpful with many of our questions. She kept our place spotless. Unfortunately the noise from traffic going by was horrendous during the day and evening. It was quite a ways from downtown Puerto Vallarta but taxis were readily available and the bus stop was very close. It was such a pretty spot.

Perfect Vacation Oasis

We stayed at Casa Amatista for the month of April and it was a wonderful experience. Check in was simple and stress free as we were met by the villa manager Elba. She was lovely and went above and beyond to make sure everything was perfect. Elba will do some shopping and cooking for a reasonable fee which I highly recommend! We just walked in and everything was ready for us. The villa is beautiful and the pictures do not do it justice. Everything is super clean and comfortable and the set up is perfect for a relaxing stay. The landscaping is gorgeous and we loved the pool! There was sun when you wanted it and it was so nice to sit under the palapa when you wanted some shade. There is a busy road out front but it didn’t bother us at all. The Garza Blanca Hotel and beach was an easy 2-3 minute walk and we took advantage for dining, great cocktails and to watch the spectacular sunsets. This was our favourite holiday yet. Huge thank you to the host and staff for their great communication and all the work to ensure we enjoyed our stay!

Exactly as advertised. 4 weeks in a beautiful, well appointed, full of character, authentic Villa. Location was excellent, away from the super busy resort areas north of PV. but close to PV and Mismaloya, which were both easily and quickly accessible by bus.The Villa lacked for nothing, except perhaps another lounger around the pool. Other than loud and busy road noise, which we eventually got used to, we couldn't have been happier with this home.Manager Elba and housekeeper Alma were both wonderful and first class. Any issues or questions, which were very few, were attended to, or answered very quickly. The host Gabriel, was easily reachable and very accommodating when contacted. They were all the best!Should the opportunity arise again, we would happily return to Casa Amatista. All in all, a wonderful month...

Lovely place

Exactly as described by other reviewers. A beautiful home across the street from the beach about 15 min South of Puerto Vallarta’ Romantic Zone. The way the main part of the house and bedrooms open up onto the patio and pool is fabulous. The road noise is definitely a factor but as others have said, we found it was not a deal breaker. The availability of taxis and the bus (which is simple to use and frequent) make the location viable for accessing town and various beach locations along the south shore.

Cozy Cottage

We stayed for 10 days. We loved that the beach was jist acrossed the street. The bus stop is 1/2 block from the property. They charge 10 peso each way. The bus will take you to town. The property was great for us. We used all 3 bedroom. Has a kitchen too cook. Dining room and livingroom. The kitchen,dining,and living room can be opened out to the balcony and pool area. We enjoyed everything. The house is on a busy road. We also live in a busy road so no bother to us. We would turn on the waterfall in the pool to silence the road noise as well. You have several beach around you can visit by taking the bus. We enjoyed it and will be back.

Casa Amatista excellent

Communication with owner was great. Communication with onsite manager excellent. All around a very good place to stay if you want out of the city. Taxis and Uber are easily obtained, and we relied solely on Uber. Taxis across the road at Garza Blanca Resort. What we did not know going into the rental was 5 gallon bottled water is provided along with twice weekly cleaning service provided by another worker. Beds were comfortable. Linen changed weekly. Pool was excellent and also serviced. What truly made this a phenomenal vacation was the onsite manager and the weekly cleaning service. These two people were professional, competent and very helpful as needed. Would I go back, YES but for longer. We spent a month. Road noise is tolerable but a very busy area especially over the holidays. After the new year started, it slowed down. Found a great tiny store about 1 kilometer up the hill for most anything you need.Thank you for making your home available.

Beautiful Oasis

This VRBO was a touch of paradise. We loved how the indoor space melded into the outdoor space. The pool (all our own) was a beautiful gift, as we both ended up being sick part of our time away. We took the city bus both north into PV and South to Mismoloya. We felt safe and very relaxed. The kitchen was well stocked but we’d have liked something for the oven to bake in. The downside of this property is the noise from the major road just in front of the property. If you shut the windows at night it is easier to go to and stay asleep. The upside of that is that you literally walk out the door and catch your mode of transportation. The property manager was super kind and responsive. We hope to go back! We are missing floating around the pool while listening to the birds and waterfall.

Absolutely lovely, charming villa

We could not have enjoyed our time at Casa Amatista more. The villa is beautiful and charming, nestled next to the jungle and immediately across the road from the beach...a quick and easy 3 minute walk. The pool area is perfect and the bedrooms are comfortable, private and each has it's own bathroom. Getting to town is easy as there are always taxis across the road at the Garza Blanca hotel and Ubers are readily available as well. Elba, the gracious manager, is extremely responsive and efficiently took care of any minor issues that arose. Alma was wonderful and kept everything clean and in tip top shape. The ride into town takes you past gorgeous views of Puerto Vallarta's beautiful south shore, but we spent many a relaxing hour enjoying the patio and pool. The villa is quite close to the highway, so there is some road noise, but once in the bedrooms or if the living area is closed, you don't really hear it...we were not bothered at all by it. We miss Casa Amatista already and look forward to our next visit!

Beautiful villa!

Villa Amistata is simply beautiful. We were overwhelmed by how lovely it is when we first walked in. It is exceptionally clean with really interesting decor and artwork. The plants surrounding the patio are gorgeous and we were greeting with the delicious smell of gardenias each morning. The villa has such a great connection with the outdoors- even when you are "inside" it feels like you are out and the patio has a wonderful breeze. Garza Blanca beach is small, but great to be able to walk across the street to. It was truly a locals beach where we were ever the only Americans. Cabs were super easy to get going both into town and to Boca - we always got one within about 2 minutes of waiting. The one negative is that the villa is very close to the road- this was our first trip to Puerto Vallarta and we realized that you are either on the beach or you are on the road accross from it. You can't get around it. They are also building a hotel/condo on the beach front right across from the villa. It is unfortunate as it will certainly make for a much busier Garza Blanca beach and it takes away the serenity of the villa. Otherwise, this was a great trip and a beautiful villa. We would recomend!

Beautiful Villa, Great People

This is our second stay. We love this villa. Having a private pool is so wonderful. We like how the outdoors comes inside when you open all the glass sliding doors. The only negative is also a positive. The location is right off the road, so it can be quite noisy. We would still stay, because we love the place so much. The kitchen is well stocked with baking, and containers to store left overs. The blender was great for making frozen drinks. The oven is in good working order. The micro wave works all except 0 and 3, so we just adjusted our time to say 59 seconds instead of 100. Many beach towels and two beach chairs, an umbrella. The beach across the street has a nice lagoon for snorkeling or swimming. We took the bus everywhere, into town and out to Mismaloyia and Boca. It is cheap and we never felt unsafe. If it was too full (at peak times) we took a taxi was is always sitting across the street at Garza Blanca. The owner, manager and cleaning person are very reliable and easy to work with. We never used the service but I believe the manager will do a grocery shop for a fee. Overall, a perfect holiday.

You're going to like this place

This place was great. We spent 10 days and had a really nice vacation. The house was very comfortable, with some really nice touches. For starters it's right across the road from the beach. During the week, it was like having a private beach to yourself. Weekends saw a little more action, but that was fun too. You're very close to a small fishing village named Boca, and I highly recommend the water taxi from there to Yalapa for a totally relaxing day. It's just a short run into town (Puerto Vallarta) if something with a bit more action strikes your fancy. We tended to go into town in the mornings, walk the boardwalk, wander around a bit and shop, or sometimes eat, then head back to the villa for afternoons around the pool or down at the beach. House is equipped with satellite tv, including the bedrooms, but we really didn't spend a lot of time with that. The house also has a lot of folding glass doors, and when you open them all up, you really feel like your part of the jungle (no one had built yet on the property next door, so you really are looking out at the jungle!). Nice breezes off the ocean at night, ceiling fans in every room, and AC as well, though we never used it--the breeze was always enough. Our visit was in February, so the AC might be more appreciated during the hotter parts of the year. Pool was beautiful and all the floors were tile. All in all, I'd go back in a second, and I think we will, next year! The house is very comfortable for 4 adults, which was the size of our group. There was one more bedroom with 2 bunk beds, but I think that would mostly be suitable for kids, or teenagers. Bus travel up and down the highway was very easy, but for us, having our own car really made this a great place to stay. Safe travels!

Truly Feels Like Paradise in MexicoThe swimming pool is absolutely amazing — you truly feel like you’re in Mexico, surrounded by paradise. The traffic nearby can be a little loud at times, but we just turned on the waterfall feature and played some music on our speaker, and it created such a relaxing vibe you hardly noticed it.What really made this villa feel so special was Alma, the housekeeper. After spending the day out in the sun with our family, coming back to a spotless, fresh home was such a treat. She made everything feel peaceful and cared for.And Elba, who welcomed us when we arrived, went above and beyond — the fridge was already stocked with groceries and plenty of drinks, which made our arrival stress-free after traveling.We would definitely stay here again. It’s the perfect mix of comfort, authenticity, and tropical magic.

You guys, stop your search right here! Such an amazing property with amazing staff! Location is just right, I cannot convey the beauty of this property in words! Everything you need is here or if you want more 10-30 minutes away. Activities are all near by, beach right across the street. The manager Elba and housekeeper Alma were the sweetest and most helpful! I've never been to a place twice but this hone I would definitely consider again! Great Place and Location

This house was absolutely a dream. The property was absolutely what we wanted: beautiful, clean and comfortable. The house is superbly decorated and have subtle details in the tile work and decor that were greatly appreciated. The house was was very clean and comfortable to be in. All the amenities were in working order and the onsite house manager, Elba was easy and great to communicate with. The location and proximity to the main the rose was also something we wanted and expected. The location of the house is on the south end of Puerto Vallarta along the main highway. Due to the location the house is distant from the city, but closer to the lesser known beaches and locations. The highway runs right in front of the property and has a bus stop in front where one can take the bus back to the city or south towards the beaches. due to the proximity the highway is audible from the outside, but not on the inside when sleeping. This was not an issue for us, but something to be aware for someone more sensitive to noise. Overall the experience was host and house is something we enjoyed and will be returning when we're back in PV. Thanks!

Perfect location! Garza blanca is a beautiful beach across the street. Gemelas and Esmeralda are beautiful as well and very close to the house. The home is beautiful with a very nice pool to enjoy! Looks much better in person than the pics.

This villa is PERFECT! We used all 3 bedrooms and each room has a full bathroom. The bedrooms AC is freezing (which was perfect for the July heat). We had the common area doors open to the pool. Like mentioned in other reviews, their is street noise (quite a bit in the morning) but we brought a portable speaker and it didn't bother us at all! Next: Elba! She is the host and WOW... She is amazing! I mean, she is readily available within minutes and came in handy multiple times! Make sure you have WhatsApp on your phone so that you can easily text/call anyone in MX easily! We needed help with a couple rides that we couldn't figure out on our own. She has connections for larger taxi services and can also call the taxi's parked right down the street and arrange a ride. We were able to do on our own, as she provided a number and we made a couple taxi friends (they will give you their # for whatsapp and you can reach out to them personally). There were some times that we needed someone to communicate what our needs were (for excursions etc) and Elba helped right away! Anything that was needed at the house or if we needed help, she replied within minutes. And she speaks english so it is easy to communicate with. The BEST part was Elba's services. We have a family of 5 and I had reached out about local grocery store, trying to figure out how to arrive and get to store etc. They last thing I wanted to do was get to this beautiful house and have to leave for the grocery store. Elba charges a very fair fee to complete grocery shopping and have the house stocked on arrival. I sent her a grocery list the week prior to our stay, including EVERYTHING we wanted at the house. She provided the total owed before we arrived so I was prepared to bring her $ from home. She also offers private chef experience. We arrived at 4pm so we had her do a full beef/chicken fajita bar. She made enough for tons of left overs and it was great to have food ready on arrival and fridge stocked so we could just relax!
