Deep water dock on the beautiful Corrotoman River

Sited high on a secluded 13 acre wooded lot w/ 350+ feet of waterfront, this lovely lodge is ideal for family vacations, reunions with friends or hosting a party. The 40'x18' great room has two dining areas: both the 10 ft farm table and the 10 foot antique library table seat 12-14 each. Enjoy the panoramic view of the river from comfortable seating, fish or crab off the dock, build sandcastles on the shore (beach accessable at low tide), watch the resident osprey & eagles, read, listen to music or just relax. The kitchen, w/ 3 ovens and lots of counter space, accommodates many cooks. River House is located in Weems, 2 mi from Irvington, home of quaint cafes, fine restaurants, a winery & The Tides Inn and is 4 mi from charming Kilmarnock and White Stone with their antique centers, art studio, restaurants, museums, etc. There is a public boat launch nearby. Enjoy exploring the Northern Neck, so rich in history & revel in the gracious people who call this home. Come soothe your spirit by the magic of the Corrotoman.


Quiet and Secluded: The River House property is divided by a small private gravel road into two parts. 6+ acres on the river side with the house with a walk-way to the dock. The circular drive provides parking for numerous cars and the level yard is landscaped with many azaleas, camellias, laurel, bays, pines, magnolias and old growth trees. There is an Audubon Bird Sanctuary easement adjacent to the property. The 6+/- acres on the south side of the road is wooded with old paths throughout. The area roads are blacktopped and flat providing for an easy walk or bike ride.

Where Eagles Soar : The eagles are back, but they are sometimes eclipsed by the osprey who nest atop their nest in front of the house. The osprey come in March to hatch and raise their offspring in warm weather and then fly south in October. Bring your binoculars if you are a birder for there is much to turn your eyes skyward. Herds of deer roam this area and can often be seen on the lawn; however no hunting is allowed . Crabs are plentiful during season and can be caught in the crab trap provided or off the dock with string, bait and a crab net. Several large crab pots are available and fishing is pretty good too.

River Trip 2023
This property is EXACTLY what we were hoping it would be. It was equipped with everything you could possibly need for a great river trip (campfire stuff, boating, fishing, cookouts, etc). The yard was amazing. Our dogs had a great time chasing balls in the enormous sports field. Our kids played laser tag in the twilight. It is so close to both Kilmarnock and Irvington. The water off the dock was deep and amazing. No jellyfish! The sleeping arrangements were perfect. The kids went upstairs and we slept peacefully in the secluded master. And best of all, the wide open views of the water were just spectacular. Thanks so much for hosting us!

Even better in person!
The photos are great but it doesn't beat the view once you arrive! We never wanted to leave... we even booked an extra night! Sunset cocktails, floating in the river, kayaking, and nightly dog swims were the best! We enjoyed cooking family dinners in the well-stocked kitchen and reading on the screened-in porch. The home has everything... just bring your toothbrush. Loved our time and the memories made with our family. Thank you for having us!

Weems home on the Corrotoman
The rainy weather didn't dampen our group's enthusiasm or enjoyment of this wonderful house in a beautiful setting. The Middletons are very responsive hosts and always a pleasure to work with. Looking forward to staying here for our next golf outing.

Wonderful stay once again
This was the second time we have stayed here. We love that the property has a dock you can bring your boat to with deep water. The house is very spacious and has everything you could possibly need with both indoor and outdoor games. Love seeing all the wildlife including deer, wild turkeys, eagles, and lots of birds with the multiple bird feeders. We always use the kayaks and canoe as there are lots of cool places to paddle to, Close to Irvington, Kilmarnock, and White Stone. Discovered the Red Truck market in White Stone this trip with fabulous produce.

We have enjoyed sharing our home with our wonderful guests since 2007. We hope that they feel as if they are visiting family. not just spending time at a sterile rental home. Our goal is to spread the warmth of this area and that all who visit here leave with a renewed spirit.

Why they chose this property

We sold a family home on Mobile Bay and bought in Virginia's Northern Neck because it is closer to our primary home, our children and grandchildren. This property was 'the one' for several reasons: deep water for keel hull sailboats, protected harbor, a lot where rising tides would not be a problem and an interior floor plan that suited extended family and friends. It was built in 1976 and lacked charm, but with the help of architects,designers and contractors I believe we have softened its edges and made it a comfortable home that is conducive to time shared with loved ones.

What makes this property unique

One plus about the design of this home is that there can be a rollicking game of Cranium in the great room while someone else naps or reads in another room. Something for everyone. Also the location provides for a quick trip to the grocery, restaurants, emergency room, etc. Only 4 miles to Kilmarnock.
