FLOOR-BY-FLOOR DESCRIPTION

Main Level: The first floor boasts an open floor plan featuring a fully equipped kitchen with a large dining table, a cozy living room, and a bright sunroom. This level offers convenient single-story living with three bedrooms: the Primary Suite with a Queen bed and a large en-suite bathroom (soaking tub and walk-in shower), and two guest bedrooms each with Queen beds. These guest rooms share a full hallway bathroom with a shower/tub combination. The laundry room, located off the kitchen, includes a full-size washer/dryer and an additional refrigerator for extra storage.

Upper Level: The second floor offers a private fourth bedroom equipped with two Twin-size beds, perfect for children or additional guests.

Outdoor & Recreation: Enjoy the fresh air from the deck or the screened-in porch. For guest entertainment, the home includes bicycles and a ping pong table. Guests also have access to the large community pool and community center.

COMMUNITY & AMENITIES
First things first... the community pool is FREE! There are no additional charges for enjoyment of the large, crisp, wonderfully maintained outdoor pool.

Bayview Landing is located just around the corner from Fenwick Island State Park, where you'll enjoy a gorgeous stretch of beach only a few miles east of you, with Ocean City just a quick drive down the road, as well. You'll love this tucked-away quiet community, giving you the peace you need to unwind and connect with your loved ones without the commotion of crowded downtown beach areas. But when you're ready for the hustle and bustle - it's just a quick drive away! Thunder Lagoon water park is right down the street, some of the area's top restaurants are less than a mile away, and you have your choice of beaches all around you. LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.


MISCELLANEOUS

-The maximum occupancy is 8 people.

-There is parking for 2 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025.
