Santa Flavia is memorable place with stunning views of the sea. It is well equiped and would suit large families or groups. The host, Alessandro, was great at communicating and responsive to any requests. The only downside was the entry road was closed for half of the time we were there restricting our abilibilty to leave the premesis by car..Alessanandro did offer to drive us anywere we wanted to go, which was very gracious and appreciated.
At the seashore great swimming possibilities + very nice smaller cities in the neighborhood ! Besides that Palermo is certainly a visit worth! We enjoyed it very much! Great food as well anyware!
We were a group of 10 people and stayed at the villa for 7 days, and we couldn’t have been happier with our choice. The house exceeded all our expectations. It was spacious enough for everyone, with plenty of bathrooms and showers, so we never had to wait or organize anything.The view of the sea each morning was absolutely breathtaking and quickly became one of our favorite parts of the day. In the evenings, we enjoyed sitting outside together, sharing meals, and taking in the peaceful atmosphere. It truly felt like a little paradise.The walk to the sea was short and beautiful, and the small pool was also a nice option to cool off from time to time.The location was great. The nearest grocery store was about a 20-minute walk away, and on the way there we passed the train station, which made it easy to take day trips to Palermo. A charming local restaurant was just a few minutes away on foot, reached via a nearby staircase.What made our stay truly special was the hospitality of Alessandro. He was incredibly friendly, helpful, and attentive — simply the best host we have ever had.We were completely satisfied with our stay and enjoyed every moment. We can wholeheartedly recommend this place.
A fantastic location, just on the sea. The view from the huge terrace is spectacular and when at home, this was where we spent most of our time. The house is big. Plenty of space of people to do any work remotely in separate areas. And WiFi was excellent. The 3 large bedrooms benefited from aircon, so we were comfortable at night. 2 loos and a shower downstairs were convenient and made rinsing off after swimming really easy, especially as shampoo and shower gel are provided. The little (kiddies) pool was great for dangling our feet in or even floating in a water hammock (that we brought) after a day out. We cooked and food prepped most days and the kitchen and BBQ worked really well. The icemaker was invaluable as was the Nespresso machine (make sure you buy the right pods if replacing - I did not, my fault). Lots of toys - kayaks, a paddle board, goggles and inflatables. You can swim to the nearby beach easily. Palermo is easy to get to on the train and there are loads of things to see and experience nearby. When we needed assistance, Allessandro was there for us, but he was not at all intrusive
Things to consider: getting in and out of the sea is not always easy. We used our neighbours step ladder, when he put it up or the area where he launched his paddle board. You have to walk through his property to get there - everyone does it. I think Villa Agave could do with one for the pontoon immediately outside to help avoid the grazes that you can get from the rough surface if you don't know about the alternative entry and exit point.
Most of the time it is quiet, but it can get quite noisy - music from the hotel in the evening or from boats at the weekend. It did not bother us at all, just something to bear in mind.
The interior of the house is functional rather than luxurious. As a holiday home, it worked really well for us as a family with very grown up children (29 and 27).
Overall, a great place and fantastic value for money. I really hope to return.

Accueil très agréable par le propriétaire Alexandro. La maison est spacieuse , très agréable à vivre avec ses nombreuses chambres et salles de bains. Il manquait des verres à pieds et quelques ustensiles mais dès le lendemain Alexandro nous les livrait 👌merci encore pour votre accueil. Petit bémol la piscine qui en fait est une grande baignoire en plastique mais comme la maison est sur la plage cela ne manque pas. Nous avons passé une très bonne semaine entre amis merci Sophie D.
We enjoyed our stay very much and Alessandro couldn't have been a better host. He was there anytime we needed him! He even offered a personal guided tour of the markets in Palermo after we were blocked in for a few hours by some construction going on down the road. The villa is located very close to restaurants and anything else you might need for your stay. There was plenty of room for the kids to run around outside. We utilized the outdoor grill a couple times and had plenty of room to spread out.

Grande maison avec très bel espace extérieur, vue exceptionnelle et avec surtout accès à la mer. Bénéficie de toutes les commodités nécessaires, toutefois un lave vaisselle serait appréciable surtout lorsque l’on est 8 personnes. Emplacement idéal pour visiter toute la côte nord, Palerme, Cefalu, également la Vallée des Temples. Nous avons passé une très belle semaine dans la villa Santa Flavia. Merci à Alessandro pour son accueil, ses conseils et sa disponibilité.
Allessandros Villa is amazing. Great ocean view from the terrace. The house has everything you need for a family vacation. The beach which is perfect for children is in 50m distance. Super clean an charming.
Communication with Alessandro was super easy and polite.
Have to get back next year.

Wonderful treasure hidden on the coastline
Great house with everything you will need. Calm area, almost no neighbours around. Amazing view, friendly and personal host. Absolutely recommendable!

Vacanza da sogno
La casa è più di come risulta dalle foto. E splendida e pulita. Ha in dotazione tutto, dalla cucina molto attrezzata a video giocchi, aria condizionata, cambio biancheria e teli per la sipaggia, persino le due barchette.
Il mare è proprio dietro alla casa ed è quasi privato. Volendo c'è anche una spiaggia libera a 50 metri dalla casa ma sinceramente non abbiamo sentito bisogno..
Che dire...??? Ci dispiace solo per il pocco tempo che siamo stati qui. La consiglio vivamente anche a gruppi visto che noi eravamo in 10 e pure 3 letti sono rimasti vuoti. Grazie a Alessandro ed alla sua bravissima mamma, una splendida persona
