Perfect for families and children! Feel free to roam the 5-acre property, walk the fenced lake, and play on the gated dock or beach with a swings, sound system, Jump off the dock or use the Peddle boat or bass boat. Enjoy the resort size pool/slide, hot tub seats 18, propane fire pit, wood-burning fire pit by the lake, waterfall, play on the glider, shuffleboard, ping pong table, playground, cargo net tree swing on the hillside, jungle gym, sandy beach, fish (catch & release) When you leave we want you to remember our little piece of paradise. The garage apartment has approximately 1200 Sq Ft, 3 bedrooms, and 1 bath. About t 5 miles to A&M, Kyle Field, and the George Bush Presidential Library.

HOME AMENITIES: Approximately 1200 Sq. Ft with 3 bedrooms 1 bath overlooking the pond and resort-style pool and 20-person hot tub. One extra bath off of the screened in patio. The unit sleeps 9 plus a Pack n Play and has wood laminate and tile floors with area rugs.
1. One King bed with power up and down for the upper body. Full-length mirrors, a desk with electricity and USB, dressers with mirrors, glider/rocking chair, blinds, black-out curtains, suitcase stand, bed stands with USB and plush area rug.
2. One Queen sized bedroom with huge walk-in closet some people move in an additional mattress into that closet cuz it's so big l, dresser, suitcase stand, USB and side tables blackout curtains, magnifying mirror.
3. One Queen Sofa Bed with additional 2 inch memory foam pad in the living room.
4. The Full-sized bed in the A&M room has a dresser, Chromecast TV, side table, nightstand with USB, and all decked out for A&M fans. All beds have luxurious new bedding and lots of pillows.
5. The Living room has a 55 inch TV with Chromecast, faux fireplace with remote, queen-sized sofa bed and double love seat with ottoman and coffee table that turns into a desk, and storage, coasters, reading material, games. Disney, Netflix, YouTube, Google Mini.
6. All three bedrooms have USB ports as well as ports in the living room by the lamp
7. The new counter height dining room table seats 8 and can be made smaller or bigger. Additional chairs in storage if needed.
8. Fully Equipped Kitchen includes a Ninja Blender, Toaster, Hand Mixer, Keurig Coffee Maker, new silverware, paper goods, 8 large insulated metal beverage containers, towels, large mugs, Corel dishware, wine glasses, bakeware, mixing bowls, Rubbermaid storage containers, seasonings, sugar and sugar substitute, honey, non-dairy creamer, herbal teas, cup a soup, just add water pancake mix built-in microwave over the electric oven, side by side stainless steel fridge/freezer with ice filter, Rice maker, Britta water purifier in the fridge. Set a formal table with wine glasses or use the paper and plastic goods provided.
9. Pantry: Microwave popcorn, instant pancake mix with syrup, butter, seasonings, sugar, honey, herbal tea, and sugar substitute.
10. 1 apartment Bathroom: Hairdryer, curling iron, straightener, shampoo, conditioner, body soap, Tylenol, Ibuprofen, Tums, razor, make-up remover, fingernail. polish, fingernail file and remover, Q-tips, toothbrush, feminine emergency needs, hairspray, sunscreen, and bug repellent. Critters: 0ne black lab puppy named Pepper. Very used to strangers and may approach, but usually aloof. Loves children. Kept on the property as a livestock guardian for free-ranging hens, ducks, and a couple of beautiful peacocks. The entire 5-acre property is field fenced. There is sunscreen and bug spray in the bathroom. Because of our livestock guardians, we do not allow outside pets on the property.

Gatherings: Guests may entertain 50 or fewer people. Guests are charged $10/person for Non-VRBO visitors. There is access to a separate bathroom off of the 1000 sq. ft. screened-in porch. The owners live in the main house. The pool and yard are semi-private. You will certainly see the owner's family on the property during your stay. Guests are responsible for the people they've invited to the property. All may be asked to sign a waiver of liability.

We designed and built the house in 2010. It has over 7100 sq. ft. which includes a garage apartment, and a balcony that overlooks a beautiful lake and swimming pool. The resort-sized, high-tech pool was just finished in July 2019. It includes 5 sanitation/filtration systems. An in-floor cleaning system, self chlorinating system, Ozonator, UV light, and a Nature II copper/silver ionization. "We wanted it to be as maintenance-free as possible." Electronic light shows as well as most features are controlled by smartphones. The hot tub can fit about 18 people and the 8 Ft. slide is a Turbo Twister. We've done all the landscaping ourselves, moved every rock ourselves with our Kubota tractor, and built every flowerbed. The dock, beach, firepit, and playground were a labor of love for the family. We've lived in College Station since 1983. David is a professor of finance in the Agricultural Economics department at A&M and Myke is the Broker of Brazos County Realty. We have a large family with 6 children and 14 grandchildren. Several of our children have occupied the garage apartment as newlyweds. The apartment has been a real blessing, but they're all grown and moved away now. We live in the main house. Guests will see us on the property but we respect our guest's space while they're here and they have full use of the pool, dock, and amenities without interference.

Why they chose this property

We have actually been lucky enough to have 3 of our married children and a few babies live in the garage apartment till they grew out of it. We now have the space to share so we thought we'd give Airbnb/VRBO a try. We've had 6 weddings on the property, and it's a fun place for the children to visit. Now that we have a pool, weddings aren't as convenient. The entire 5 acres is fenced and gated. We have huge lush trees, many fruit trees, and lots of wildlife, and we are located just barely outside the city limits of College Station. We have tons of privacy and parking. We have the cutest hen house with hens, 1 rooster, 5 white ducks, and 2 peacocks that free range on the property and think they own the place. We have a black lab puppy, Pepper, that roams the property.

The property is secure with perimeter fencing and two 9-foot entry gates with security cameras with keypunch entry codes. The pool, lake, and dock are also fenced for child safety. The entire property is contoured so that the runoff from rain goes directly into the lake and the overfill spills out to Mule Creek. The lake is stocked with bass, sunfish, bluegill, tilapia, and catfish. We regularly see turtles, a variety of cranes, wild geese and ducks, and beaver. There are bobcats and coyotes in the area but our property is now completely fenced.

We like to garden. We have fruit trees with pecans, figs, apples, plums, peach, and pomegranates. All the Live oak, Crepe myrtle, Pine, Vitex bushes, Double Knockout Roses, and Purple Althea also called the Double Rose of Sharon, Mapel, and Cypress were all planted by us. We call the property Willow Run Estate because the subdivision is Willow Run, no matter what we do, the Willow trees continue to present themselves even when we pull them out!!!

What makes this property unique

Birthdays, Anniversaries, Graduation, Gamedays, Renewing Acquaintances, Family get-togethers, Reunions, and Santa's Wonderland. Few properties have the privacy and serenity with all the amenities that we have so close to town. It's like a resort really. The home has a beautiful view of the lake and dock. Soft background music filters through the air between the dock and the 1000 sq ft screened-in back porch and resort-sized pool with an oversized hot tub. There is a full view of the lake and beach from the upstairs garage apartment. This property is suited for small outdoor gatherings. We like to keep it to around 50 people or less is best. We only charge $10 per person per day when the Apartment guest is having an outdoor activity. We're happy to help in any way we can. The property is such a sweet place to make memories. Fishing, catch minnows in the net, swimming, roasting, s'mores, playground, swing from the dock or off of the hillside, chat comfortably on the glider, playground, jungle gym, aviary with peacocks, beach, slide at the pool and playground, hot tub, firepit by the lake and one by the pool, BBQ, ping-pong. watch a movie in the Hot tub.
