Just renovated, it is located in an exceptional, peaceful environment in the famous Pyla district, halfway between the Dune du Pilat and the Mouleau district. True compromise between sea and forest: it is on the edge of the classified forest which it overlooks, without vis-à-vis, at the end of a path without passage and is 7-8 minutes walk from the beach. Here no human noise, only birds and cicadas will wake you up!
Little corner of paradise, Eden de Pissens is located on the crest of the Pissens Dune from which it takes its name. It is close to the main tourist attractions, shops and is the ideal base for a holiday on the Arcachon basin, in a peaceful environment!
Ideal for couples or families, all year round or for holidays, summer and winter (the villa is heated), in autumn and spring. Each season is magnificent at Pyla and the colors of the vegetation change each season! The calm and comfort of the villa out of sight are particularly conducive to relaxation and rest.

COMPOSITION AND LAYOUT

The entire 145 m2 villa can accommodate a maximum of 8 people. On 2 levels, it consists of 4 bedrooms, each with 2 beds. (see composition of the beds below).

On the ground floor, a large living room with fireplace-insert gives, on one side on the terraces and the swimming pool, and on the other on a fully equipped open kitchen. The large bay windows allow you to enjoy the greenery and the tranquility of the place in all weathers.
A large master bedroom (160X200 bed) with large closet, bathroom with walk-in shower and double sink, opens onto the living room and has direct access to the large terrace with bay windows.
The ground floor also includes the entrance, a laundry room with washing machine, freezer ... and a separate WC.

On the upper level the 3 bedrooms upstairs (2 140X190 beds and 2 190X90 beds) open inside on a large relaxing mezzanine (library, electric piano), and outside on a balcony-terrace accessible by their bay window, which allows a completely independent exterior access if desired.
A bathroom and an independent WC complete the upper level.

The land can accommodate a vehicle, possibly 2. It is also very easy to park outside the plot right outside the villa.

FOR YOUR COMFORT

The Villa is located on a plot of 1000m2, fully fenced, with electric gate; it is secure, under alarm and remote monitoring.
It is an 8-minute walk from the beach (600m) and a 10-minute walk (900m) from shops / restaurants (grocery store, newsagent, restaurants, bar, etc.) to the south. The Pilat Dune is less than 3 km away.
Bike paths (towards Mouleau in 10 minutes, on one side, the Dune du Pilat on the other) and bus stop (shuttle bus Les Fauvettes): 5 minutes on foot (2-3 minutes by bike)
It is ideally located to enjoy the whole Arcachon basin and the moors without the nuisance of the summer crowds.

Note: like many villas in the dunes, you must either go up or down to get there; here, access is via the gate via a downward path which is easy by car, but less easy for the elderly or people with reduced mobility.
