Construction & Maintenance Notices:
KONE Elevators has tentatively scheduled the modernization of the southwest elevator to begin on Monday, December 29, and continue through Wednesday, February 18, 2026. Once this phase is complete, KONE will transition to the southeast elevator, with work scheduled from Thursday, February 19, through April 14, 2026. Dates are subject to change.
Common Walkway & Balcony Work: Work on the common walkways is scheduled to begin December 1, 2025, and continue through the duration of the project, expected to conclude by the end of March 2026. Swing stages will be used where possible to allow work on two stacks simultaneously. Balcony work will occur in two steps:
Primer application to balcony handrails (~2 hours), followed by ~2 hours of drying time.
Paint application at a later date (~2 hours), with an additional ~2 hours of drying time. "Wet Paint" signs will be placed during work.
Garage Ramp Repairs: Hadley Construction will begin repairs on November 17, 2025. Traffic will be rerouted to open garages. Stairwells will remain accessible at all times.
West Garage Ramp:
• Closed: November 17 – December 13
• Temporary Reopening: November 25 – 28 (Thanksgiving)
East Garage Ramp:
• Closed: December 15 – January 10, 2026
• Temporary Reopening: December 24 – 28 (Christmas)
Phoenix on the Bay 1-1312 is a charming two-bedroom, two-bath condo located on the third floor with beautiful views of the lazy river and convenient access to all community amenities.
• Balcony access is available from both the living area and the primary bedroom.
• The kitchen is fully equipped with everything needed in your home away from home. The dining table seats four.
• A full-size washer and dryer are located inside the unit.
• The living area includes a sofa sleeper for additional accommodations.
• The primary bedroom features a king-size bed.
• The second bedroom has a full-over-full bunk bed. Children six years or younger should not use the top bunk.
• Skip the long lines—keyless entry provides easy check-in and check-out.
• Boat launch and fish cleaning station on-site. Boat slips are available for rent ($25–$60 per day depending on size). Trailer parking is available at $5 per night, first-come, first-served.
• A maximum of two vehicles is allowed. Parking passes are $55 each, plus tax, limited to two per unit. Guests must provide registration information in advance and will purchase passes online via a link emailed after registration.

You can go to every one of these activities every day, and one person will be free per day. Additional guests will pay full price. Admissions are non-cumulative and non-transferable. Unused admissions expire daily.
So yes, you may choose to go fishing in the morning (one person is free), then golf at lunch (one person is free), and then go to the zoo that afternoon (one person is free). Or you may choose to go to the zoo in the morning with the kids (one person is free), and your husband can play golf (one person is free) and then meet that afternoon to go on the dolphin cruise (one person is free.) You may do some or all of these select activities every day, and one of your parties is free every day.
These activities are yours to use if you choose to do so at no additional cost or obligation.
