The Space

The Lazy Mimosa offers a spacious, comfortable layout perfect for families or groups, featuring three well-appointed bedrooms and a main bathroom on the ground floor, with a private loft-style master bedroom and ensuite upstairs accessed by a steep spiral staircase (which may not suit small children or those with mobility concerns). The living area opens onto generous back and side decks with outdoor seating ideal for lazy lunches, sunset drinks, and alfresco dining, all set on a fully fenced block providing privacy and security for kids and pets, plus ample driveway parking for easy, stress-free arrivals.

Nestled in a quiet residential street, The Lazy Mimosa is a stone’s throw from everything Budgewoi has to offer. Just a short stroll away, you’ll find Budgewoi Beach and the beautiful Budgewoi Lake — perfect for walking, picnics, fishing or just soaking in the views.
The town centre is only a few minutes away, with cosy cafés, takeaway shops, local boutiques and family-friendly parks. Grab coffee by the water, enjoy fish and chips in the park, or head to the local pub for a relaxed meal.
If you're into nature, you're also close to the beautiful Munmorah State Conservation Area and Norah Head Lighthouse — great for day trips and scenic hikes.



Getting Around

Parking is easy at the property with space for multiple cars in the driveway and behind secure gates.
While much of Budgewoi is walkable or bike-friendly, having a car is handy for exploring nearby towns and beaches like Noraville, Toukley, or Soldiers Beach, all within a 10–15 minute drive.
There are also local bus services connecting Budgewoi to surrounding suburbs and train stations.

Noise Policy: We always follow strict noise regulations and ask you to be respectful and considerate. Strictly no parties or gatherings are to be held in this property. Any breach of these regulations may result in eviction without a refund of the remaining funds or deposit.

Age Limit: We do not accept reservations for groups with travellers under the age of 23 years unless a specific exception has been approved. Travellers under the age of 23 who are travelling with a family group with a parent are more than welcome to stay with us.

Supplies: A complimentary welcome pack will be provided that includes several single-use items to get you started including tea, coffee, sugar, creamer, soap, laundry, and dishwashing supplies. For extended stays, please bring extra provisions.
