Important Notes

Private Management
This condo is privately managed and not affiliated with the resort. Guests do not have access to resort amenities. A paid laundry facility is available on the ground level.

Beach Gear
Beach chairs and umbrellas are not included. Instead, your stay includes a VayKLife credit for beach essentials such as chairs, umbrellas, coolers, wagons, and more. Delivery is included. On-site availability cannot be guaranteed. Your booking confirmation includes a link to redeem your credit.

Construction & Maintenance
Currently, there are no ongoing repairs or construction within the Resort. Should any occur during your stay, refunds will not be issued for disruptions caused by maintenance or repairs beyond our control.

Storm Impacts
Due to Hurricanes Helene and Milton, access to some amenities may be limited during your stay.

Pool Closure
The pool will be closed starting January 5, 2026.  This closure is expected to last one (1) month. The other two pools at the Beach Villas will remain open and available to guests. One is in front of the 2300 building, and the other is in front of the  2500 building

Need to make it easier to find the unit. We were up and down the stairs looking for the room 2121 reason couldn't find it because the plaque on the building showing the room numbers was off until I called the company . Otherwise enjoyed my stay .

I really enjoyed my stay! It had everything we needed. The location was perfect, only steps away from the pool and beach. Every morning I enjoyed having a cup of coffee on the porch overlooking the beautiful view of the beach and pool area. I would absolutely book a stay again in the future.

We were very disappointed with the cleaning. We were charged for cleaning and then enhanced cleaning and the first night when we were walking on the floors, our feet were so black, we had to wash them before going to bed on clean sheets. I called and they came the next day and I showed her what I dry mopped and I think she was surprised!The dishwasher works, but many prongs are missing. The kitchen was nicely equipped, but again we had to clean the top of the stove before using. Ugh tv I’m tvOutside of that, the rest was fine! The view was fine, but just too hot to stay outside on the porch.

While we are glad the kitchen was well-equipped and the rest of your stay went smoothly, we are truly sorry that the cleanliness upon arrival fell far below the high standards you paid for and expected. Arriving to dirty floors and a stovetop that required wiping down is completely unacceptable, especially with our enhanced cleaning standards in place. While we appreciate that you allowed our housekeeping team to return the following day, this should have been pristine from the moment you walked through the door. We have taken immediate action with our operations and maintenance teams: Housekeeping Audits: We addressed this directly with our cleaning staff to enforce mandatory deep-floor scrubbing, secondary inspections, and thorough appliance checks between every turnover. Dishwasher Racks: We inspected the dishwasher and have replaced the damaged dish rack to ensure all tines and prongs are fully intact and functional. We sincerely apologize for the frustration this caused during your visit. We take this feedback seriously and would welcome the opportunity to host you again in the future to provide the spotless, 5-star experience you deserved

Location location location! This exceptionally spacious condo was right on the beach. The pool was the perfect temperature. There was minimal traffic in Feb. so biking on the road within the South Seas resort area was enjoyable. We saw dolphins swimming along the beach and spent hours collecting shells.

Overall everything was great. The beds were very comfortable and the kitchen so stocked although no cooking was done. I've stayed at South Seas many times over the past 25 years. This was the first Villa. I've previously been lucky enough to have stayed in one of the beach cottages. The beach was a short walk and as always is lovely. I will definitely come back. The following are just a few suggestions. I would have liked if you could have said what type of coffee pot (keureg/ drip). I had to bring both types. The TV upstairs kept rebooting and interrupting the show. I would have liked towel racks in upstairs BR or hook on the back of the door to hang my towel. I hung one over the door and the shower curtain. Bathmats would be nice also. Need new cushions for the patio chairs.

I will make sure we update our arrival instructions to clarify that the unit features both a Keurig and a standard drip pot so future guests can save the trunk space! Tech & Hardware: I’ve asked our maintenance team to look into the upstairs TV rebooting issue and to install additional towel hooks or racks in the upstairs bathroom to make things more convenient. Comfort Upgrades: We are currently in the process of replacing patio cushions across several of our units, and I’ve added this villa to the list for a refresh. We’ll also look into adding bathmats for that extra touch of comfort. It was a total pleasure hosting you, and we would love to welcome you back for another lovely stay on the beach soon!

The property itself was really nice. Close to the beach and pool, really clean and well maintained for the most part. The problems arise when the listing doesn't really match what is really offered. They say laundry is under the building, but fail to mention it's a pay per load washer/dryer and there is only 1 washer and dryer for a 16 unit building. It also requires a 10 minimum deposit if you use the app rather than 2.00 in quarters per wash, and 2 more for the dry. When I asked about parking, they said there was one dedicated spot for the unit and the rest is first come first serve. That is not true. Every spot is first come first serve, which you also share with everyone's golf carts they rent so it fills up fast. On our visit, there was also a tree being installed that closed the entire parking lot for 5 days. We were notified 2 days prior to the trip about it and were told it would be closed from 3 pm Monday to 3 pm Friday. It was actually closed from 8am Monday to around 6 pm Friday, so basically the whole week. We had to park 3 buildings down and walk about 10-12 min to the unit every time we left which was very inconvenient. The rental credit they give you says delivery is included on the listing, but we were forced to pay 25 to deliver as the credit they give you isn't high enough to qualify for it. You can't use the patio after dark, as it's near a turtle nesting ground and you can be fined for lights that are visible from the beach.

However, we would like to clarify a few points regarding your experience to ensure future guests have accurate information. Laundry & Parking: Our listing accurately states that shared laundry facilities are available under the building, but we do not advertise free laundry, as the association operates these coin/app-operated machines. Regarding parking, parking spaces for the complex are unassigned and available on a first-come, first-served basis for all residents and guests, as outlined in our guest materials. Landscaping Work: The tree installation in the parking lot was an association-mandated project completely outside of our control. As soon as we were notified by management, we immediately reached out to inform you before your trip and provided alternative parking details just one lot over to minimize inconvenience. Lanai & Sea Turtle Protection: Captiva and Sanibel Islands strictly enforce sea turtle nesting season ordinances from May through October. You are absolutely welcome to enjoy the lanai after dark; island policy simply requires that interior and exterior lights visible from the beach be turned off or shaded to protect nesting sea turtles and hatchlings. Beach Gear Credit: The third-party beach gear rental credit provided to our guests applies toward gear rentals. While delivery fees or orders exceeding the credit amount

This is a lovely villa in a quiet area of the South Seas Resort, only a minute’s walk from pickleball courts and the pool and about five minutes from the beach. We loved staying here and would absolutely return! The property manager is excellent to work with, communicating quickly and handling any questions/concerns right away. Be aware that the washer/drier is underneath the building and costs about 4 per load. Overall, our family had the BEST time and completely relaxed for the week. We 100% recommend this beautiful property!
