The couch conveniently pulls out to reveal a queen-size sleeper sofa, offering additional sleeping space for extra guests. The full kitchen is a chef's delight, boasting updated appliances and ample counter space for meal preparation. Pull up a seat at the bar seating for four, where you can enjoy casual meals or sip on your morning coffee while taking in the picturesque views outside. Guest Access:
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $63.87 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

Other Things to Note:
-If you are bringing a boat, there is no trailer parking allowed inside the Resort. There are some spots available at the parking lot by Short Circuit and Free Reign or you can call Flip at the Horseshoe Bay Airport and request a parking spot. If you launch your boat at LBJ Marina you may be able to leave your trailer there for free.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed, and no refunds for disruptions.
5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.
6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.
7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.
8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.
9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.
10. Only utilize the designated on-site and off-site parking spaces at your rental.
- For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
