Within easy walking distance to Koonya general store and the ocean beach national park trails accessed from neighbouring streets.
Located approximately halfway between Hughes Rd and St Pauls Rd, fenced and gated, this home offers a family getaway within the best postcode on the Southern Mornington Peninsula.

The Space:
The main living area on the second level has two generous sized bedrooms with built in robes, a bathroom and open plan kitchen lounge/ dining area. North facing glass sliding doors connect the main living space to the large undercover balcony, a door connects the kitchen to the balcony along the west aspect.

The ground floor offers two further bedrooms, the living room has north and south glass sliding doors, the south sliding door connects to a second large undercover decked alfresco space that overlooks the rear lawn area and garden. The ground floor bathroom / laundry includes a separate shower and bath.

To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following:

1. Every group must sign a booking agreement provided by Peachy Properties.
2. A security deposit via credit card pre-authorisation is required for non-Airbnb bookings, released 7 days post-checkout.
3. Outdoor areas are off-limits after 10:30 PM, including decks, balconies.
4. No parties or unapproved gatherings allowed at any time.
5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.
6. No "schoolies, bucks or hens' bookings. Please adhere to this policy.
7. No bookings from groups under the age of 28.
8. Smoking is prohibited both inside and outside the property.
9. Only the number of guests specified in your booking can be on the property, with a strict maximum of 10 guests unless prior approval is obtained.
10. Parking is only permitted in designated areas on the property; no street or nature strip parking - There is space for 4-cars in the driveway.

Guest Limit Policy: The maximum number of guests allowed on the property at any time—day or night—must not exceed the number stated on the listing. Due to strict insurance requirements, additional visitors beyond the booked guests are not permitted. Therefore, any breach of any rules may result in immediate eviction and enforcement of penalties.

For non-airbnb bookings a security bond hold is charged 3 days before booking and released 7 days post. The bond is $500.
