This is a completely renovated all brick home located in Sunset Heights in Gainesville, GA. The property has 1.5 acres of wooded lot with a dock on Lake Lanier near Chatahoochee River Channel. The Dock is in 12-15 feet of water. We have had very large boats at this dock. This home was completely remodeled in late 2020. This is a fully furnished home.

Just minutes to restaurants and the Atlanta Botanical Gardens (Gainesville Branch). One-half a mile away from 1996 Olympic Kayak Venue. This is an all brick home with two huge decks off of the back.

The house is very nice, affordable, and the views are amazing! The property manager was "trying out a new cleaning company" so we didn't hold it against him that the place wasn't the cleanest, we just bought supplies and cleaned it. There was food still sitting in the microwave, the oven had burnt food caked into the racks dripping down to the bottom plate, crumbs all over the sectional & under cushions, long strands of hair everywhere - in the showers, on the floors, the rugs, and vanity. We washed and cleaned this place top to bottom before unpacking. We had issues with Giant Roaches, but I guess being by the water that was to be expected since they are native to the lake. We just didn't know that going in, it's not like you would mention something like that in the description of the listing. The manager had the place sprayed twice and it helped a little but they kept coming. My wife, being upset that the problem was not being solved, was texted by the manager and called a "Prima Donna" for not being able to put up with a couple of bugs and that he was out $500 because he had to pay to have HIS property treated. I paid way more to stay here for 2 months plus spent at least $200 on Raid & Ortho perimeter defense. I sprayed the entire house inside & out, basement and all, every other day for weeks to only slow down the infestation, even after they came and sprayed twice! Overall nice property but I'm not ok with bugs crawling on me in my sleep. I think the problem needs to be addressed or explained in the listing. There are some really beautiful houses on this street $500k+ and I find it hard to believe everyone around this lake is ok with having roaches in their houses just because they are native to the lake. Before leaving we still cleaned this house top to bottom so the next tenant will atleast walk into a properly cleaned place!

Amazing stay on the Lake! We stayed for three plus months and didn’t want to leave. The home is gorgeous!! It was very clean upon check in and we had everything we needed kitchen wise during our long stay. We had family come in town for the weekend and enjoyed fishing off the dock. The home was very spacious as well. Very close to restaurants and grocery stores. Beautiful views of the lake. Patrick was an excellent host and very quick to respond. One of the nicest VRBO properties we have stayed and we travel across the country! We can’t wait to come back!

Patrick lived in the Atlanta area since 1987 where he attended school at Georgia State University. He has been in technology sales for over 25 years.

He grew up in the Wind River Range in Wyoming. He and his family love the outdoors and spend time outside whenever possible. His father was a Game Warden and bird biologist with the Wyoming Game and Fish Department for 30 years. He grew up hunting and fishing in Wyoming, racing motorcycles and water skiing and fishing on Boysen Reservoir and Bass Lake in Fremont County. He tries to get out west whenever possible.

Patrick and his wife love the ocean, traveling in general and have a passion for beneficially helping people and institutions. We help people out or to get them to the next level in there journey.

The Britt's have 5 boys all of them competitive lacrosse players. We love Georgia, Lake Lanier and everything to do with being outdoors. We hope you will come spend some quality family time with your family at our home.
