4 Bedroom plus Den, 4 Baths, Fantastic Location Mountain/Town Luxury Home.

This is a great 4 Bedroom plus Den, 4 bath, family unit, accommodating up to 12 adults. It is ideally located within easy walking distance of the Snowflake lift (700 ft), the mountain and the town (2 blocks). For those that do not wish to walk, there is a free town bus service less than one minute walk from the house. In addition to the private Hot Tub at the house, as a guest of Elk Ridge 426, you also have free and unlimited access to the exclusive Swimming Pool complex located just a short stroll away at the Upper Village, winter and summer. We take tremendous pride in our house as well as our dedicated housekeepers and we will do everything possible to make sure you have a comfortable and memorable stay in the house.

The house is a 2,600 sq ft town home spread over 4 floors. This provides plenty of space and privacy for both families and groups as required. It includes a Private Hot Tub, Fully equipped Modern Kitchen, Outside Grill, Multiple decks and outstanding views. Surround sound HIFI , Blue Ray player, High speed internet available free (wifi) as well as full HD Cable TV. Outdoor/indoor swimming pool available to guests.

This is a very popular vacation home for many reasons and gets fully booked every season. Please see our excellent online reviews over several years of consistently accommodating happy guests. House Layout:

Living Room:- Open plan living area with large comfortable sofas, cozy gas fireplace, LCD TV, surround sound system, DVD, HD cable TV, iPod dock. All suited to those relaxing nights after a hard day in the mountains. Door opening out to the deck with grill, some seating and great views.

Kitchen:- Fully equipped, new granite work surfaces, new appliances, French Fridge/Freezer which includes chilled water and ice maker, dishwasher, microwave, oven, cooker, coffee maker (normal Mr. Coffee maker machine, coffee filters are provided), crock pot.

Dining:- Dining table seats 8 comfortably (possible to seat more) with 4 extras seats at the kitchen/breakfast bar.

Lobby/entrance hall, bathroom with shower.

Bedroom 1 (Top Floor) Sleeps 4 - 1 queen bed and 1 queen sleeper, this room is a great to be used as a possible playroom for kids it has a TV/DVD player and table with four chairs for board games.

(The Den) (twin beds (has additional pull out bed) , LCD TV, en suite bathroom with new granite tops, tiled bathroom and fitted wardrobes. It is called a den because of local regulations since this room does not have outside windows, but has its own bathroom, therefore functions as a fifth bedroom.

Master Bedroom Sleeps 2 King Bed, LCD TV, door leading out to balcony, great views. Luxurious en suite bathroom with Jacuzzi bath, separate shower, double sink. Spacious bedroom with walk-in wardrobe and seating area.

The laundry room is also located on the lower level it has washer and dryer, ironing board and iron.

Car parking for two cars, one in the garage and one behind. For a 3rd car, you can park it at the Airport Rd parking lot, 5-minute drive from our house...do not park at the street or at an unauthorized spot, local authorities might tow the vehicle.

Smoking / drugs not allowed. As per local ordinance, quiet time starts at 10:00 PM, no loud music / outside / hot tub partying after 10:00 PM, Summit County authorities enforcing it since permanent residents live in this community.

Cancellation Policy:

Cancellations are accepted 60 days or more prior to arrival. A 50% cancellation penalty plus any VRBO service fee will apply if reservation is cancelled between 30 to 60 days before scheduled check-in date. No refunds will be provided if cancellation happens within 30 days of the scheduled check-in day.

location’s not everything
The location of this condo is perfect. The Snowflake chairlift and Charter rentals are beyond easily accessible and it’s a 10 min walk to the Beaver Run lift. It’s also an easy 10 min walk to downtown. The house is laid out nicely and has 5 bedrooms to comfortably fit 10+ people. The house is nicely stocked with kitchen supplies, utensils, pans, seasonings, coffee filters, and condiments. It wasn’t all perfect, though. At booking and on the listing, we were told that there was a noise ordinance starting at 10pm. On Saturday night our group of responsible adults was having a fun, controlled game night - playing charades at the table! At 10:12, twelve minutes after the ordinance began, the cops showed up saying they received a noise complaint. This was really hard for us to believe because some of our group was already asleep and didn’t hear us. The neighbors on the left side also didn’t hear us. We just found this to be suspicious and huge let down. It seems the next door neighbors have been having challenges with larger groups the noises that inevitably come with that. Noises that are louder than 50 decibels (that of a dishwasher- per the police) will receive a noise complaint. So for this reason, we would not recommend this condo for larger groups who would like to play cards games at the dining room table and/or stay awake past 9pm. Another note would to bring more towels. For such a large place that sleeps so many people, there were very few towels.

Great location close to lift for family stay
Nice livingroom/kitchen/dining area for family gatherings. Be aware that there are lots of stairs to the sleeping levels, tho, if that is an issue.

There is also a free town shuttle bus across the street, that will take you to the slopes and / or town.
