About this property

Tranquility on the Water! Renovated Modern Farmhouse on Private Cove on N. River

Welcome to First Light Farm! Privacy and serenity are at your fingertips with all-around views of Green Mansion Cove at North River. Launch your boat at Mobjack Marina, across the cove, and store it on our 10,000 LB boat lift. Enjoy easy access to the Chesapeake Bay from our private dock or use our 3 kayaks to explore the shoreline. So many different ways to spend your days: boating, fishing, crabbing, or discovering our oyster cages; jog, walk, swim, practice golf, and explore 22 private acres with 2-horse barn; or, just relax with a glass of wine on the dock, or by the fire pit.

First Light Farm is only 40 minutes from Busch Gardens and the Historic Triangle: enjoy the sights and attractions, and then return to the privacy of our 2,800 square feet home and 1200 feet of waterfront. The home is designed to drink in water views from every room; it literally sits just a few feet from the water’s edge!

Stunningly remodeled, the 2,800 square foot home is a modern farmhouse that exudes warmth, practicality, comfort, and rustic country elements updated for the now. A rich mix of industrial, minimal, and Scandinavian touch create unique spaces that take full advantage of every architectural hallmark – flawed or not. The open floor plan flows seamlessly with original wood floors throughout, it is the perfect blend of nostalgic charm and modern conveniences. Ten-foot ceilings and cathedral entryway on the lower-level living area adds to the sense of freedom and openness.

Ospreys, eagles, and heron along with numerous other flying visitors frequent the property adjoining North River. Oysters, crabs, and fish are abundant and provide hours of fun - both catching and consuming! Our home provides a perfect safe, and healthy get-away for couples and families! We welcome dogs too, for an additional nightly fee.

Lower Level
Entry:
As you open the door to First Light Farm, the first thing you will see beyond the cathedral ceiling, open-plan entryway and dining area is the water! On the left is the cozy breakfast nook – with water view, and on the right, an impressive stairway to the second level. Once you have become familiar with the layout, sit around the coffee table in one of three different chairs or love seat, and enjoy your complimentary welcome bottle of California wine!

Dining Area:
The seven-foot dining table comfortably seats six and parallels an expansive gateway window overlooking the water. Change the mood for your meal by dimming the lights - a feature found in three of the lower-level lighting areas.

Kitchen:
A vintage island with seating for five anchors the open kitchen with expansive windows offering 180-degree water-views. Luxury appliances include a six burner, double-oven Dacor range, built-in double door Kitchen-Aid refrigerator, and Bosch dishwasher provide the perfect foundation for your home cooked meals. The glass-pane back door leads out to a cozy 4’x6’ deck.

Breakfast Nook:
Provides some separation from the kitchen and comfortably accommodates four also offering expansive water-views. Enjoy brewing your early morning coffee at first light with either a single cup, or a carafe at the coffee station. You can select from one of our six different choices of roasts.

Living Room:
There is plenty of space for guests to enjoy playing games, watching television streamed through Hulu, or simply just relax in front of the original fireplace that has been converted to gas. Two, seven-foot French Doors lead out to the Sunroom and ultimately to the outside.

Sunroom:
Don’t be surprised if this is your favorite room in the entire house! A round wooden table is large enough for three to eat comfortably, or simply sit in the wicker furniture and enjoy the view, and enjoy the view, and enjoy the view.

Bedroom #1, Bedroom #2 and Foyer:
Located on the lower level, both bedrooms are accessed through the foyer from the entryway, or through the Living Room. The original property and its’ period are reflected in this part of the house with original farmhouse doors and glass doorknobs, sloping floor, and lower ceilings add character, charm and privacy. Both bedrooms share an updated spa-influenced bathroom with a large walk-in, glass door shower.

Bedroom #1:
Decorated in a peaceful grey green, the comfy queen size bed does not swamp the footprint of the original bedroom. Two modest closets frame the cute window seat ,which has a direct view of the water, and there is plenty of room for suitcases full of clothes in the 4-drawer dresser. Any guest will delight in waking up to the peaceful garden and river beyond.

Bedroom #2:
The second of the two-ground floor North facing bedrooms has two windows providing natural light, cottage style closet and a peak of the river from both windows. Like its counterpart, the cozy Bedroom #2 has sufficient storage space.

Downstairs Bathroom:
The updated spa-influenced bathroom offers a single sink, commode, and a large walk-in tiled shower with full glass sliding door. The river is also visible from this bathroom. A stackable washer and dryer is located in the bathroom, and available for guests’ use.

Upper Level
Landing:
The 14 steps lead to an open landing that over-looks the Entry Way and Breakfast Nook! The impressive floor to ceiling original open red-brick chimney column adds to the ambience, and the reclaimed antique glass panel windows, allow an abundance of light to the already open space.

Loft:
Three more steps lead you to the loft, and another opportunity for a quiet and secluded sitting area. Choose to relax in a comfortable wing-back chair, faux black leather couch or everyone’s favorite: the six-foot window seat! If activity is more your liking, then use the loft as you own personal yoga studio. Through the large dormer window enjoy watching both the river and the sky change color throughout the day, or laugh at your family as they kayak, or swim off the long dock. The couch folds down to a twin sized bed and the window seat also doubles as an additional twin.

Master Bedroom, Bedroom #3:
The firm king mattress will provide restful nights in our almost 300 square foot master bedroom and a third and equally impressive dormer window floods the room with natural light. Like the loft, the window seat is designed for sitting or converting to an additional bed – ideal for young children. Hang your clothes in the spacious walk-in closet, but for our taller guests: remember the sloping roof!

The en-suite modern bathroom has a large walk-in tiled shower with glass shower-door, two sinks, Eco-friendly commode with bidet attachment. If the morning is chilly, be sure to set the floor heat on before you get up. The wall-length windows allow natural light and yes, a view of the water.

Very disappointed
The house had not been thoroughly cleaned in very long time. The mattresses very old with no support to them. All seat cushions soiled and stained. All furniture very used and dirty. Mouse traps in the house throughout. Kitchen dusty, greasy pots and pans, Center island top sticky and dirty. Soiled pot holders in the drawer. Plumbing issues. Fireplace left used and ashes outside on the floor with a dirty area rug covering it. Articles left from previous renters under all of the furniture and bathroom vanities. Red spots(blood we assume) on the bathroom floor. Ninety-five throw pillows throughout the house and soiled. The sun porch was not even fit to sit out at so dirty and personal articles all about...pictures, books etc. The grounds around the house was a swamp! It was flooded from rain and they did not alert us to this. We ruined are shoes walking in mud and water. Tv very difficult to navigate! We gave up and used our phones to live stream. It is a shame because it could be a lovely place to stay if the owners put some time into cleaning it, replacing old furniture and mattresses as well as having the plumbing fixed and some type of drains around the property. VRBO should really take the time to visit some of these rentals they allow on their sites. This is not fit to be rented and on top of it they charged us a 300.00 cleaning fee! I asked for it back and they denied it, but were quick to charge us a 250.00 fee to fix the yard that our trailer sank into from flooding!

I want to live here!
I met up with a good friend for a long weekend that immediately felt too short. The house is absolutely wonderful! Views galore. Total peace and tranquility. Very private. We just wanted to enjoy the cove, drink coffee by the water and enjoy excursions to Gloucester, Gwynn Island, and Mathews. The house was perfectly located but was wonderful just one its own. We hope to come back soon and take out the kayaks in the warmer weather.

Stunning river retreat
What a serene, gorgeous, waterfront property! Exceptionally private and well stocked, this retreat was the perfect respite we needed. Elissa was a fantastic hostess and communicated in a timely manner. We enjoyed our stay, the view, the privacy, the ambiance and amenities of the home.

Rainy relaxing weekend
The property is very nice. The beds are comfortable and the kitchen has everything you need to cook if that’s what you want to do. The fireplace was very difficult to use so we didn’t use it. The heat works but when it’s on it’s pretty stifling in the upstairs bedroom which is the only king bed in the house. The kitchen window leaks when it is raining heavy.

We are 2 non-profit professionals whose 2 children are close to leaving for college. We purchased First Light Farm as our dream retirement property. When we are not in the property, we want to share its beauty and amenities with others.

Why they chose this property

Once part of the historic Green Mansion estate, circa 1900, First Light Farm sits on 22 pristine acres with over 1,200 feet of waterfront at Green Mansion Cove, North River. Our home is designed to drink in water views from every room as it sits literally, just a few feet from the water’s edge!

Ospreys, eagles, and heron along with numerous other flying visitors frequent the adjoining North River property. Oysters, crabs, and fish are abundant and provide hours of fun - both catching and consuming! Our home provides a perfect safe, and healthy get-away for couples and families and we welcome dogs too for an additional nightly fee!

As you open the door to First Light Farm, the first thing you will see beyond the cathedral ceiling, open-plan entryway and dining area is the water! On the left is the cozy breakfast nook – and water view and on the right an impressive stairway to the second level. Once you have become familiar with the layout, sit around the coffee table in one of three different chairs or love-seat, and enjoy your complimentary welcome bottle of California wine!

There is plenty of space for guests to enjoy yoga in the loft, watching television streamed through Hulu, playing games, exploring, boating, fishing, crabbing, sitting on the dock or simply just to relax in front of the original fireplace that has been converted to gas or watch your family enjoy the river from the Sunroom.

What makes this property unique

There are many places to enjoy eating your home cooked meals. Choose the eight-foot dining table seats six and parallels an expansive gateway window overlooking the water. Change the mood for your meal by dimming the lights - a feature found in three of the lower-level lighting areas. Or, enjoy the vintage island with seating for five anchors the open kitchen with expansive windows offering 180-degree water-views. The breakfast nook also provides some separation from the kitchen and comfortably accommodates four also offering expansive water-views.

For sleeping, two bedrooms are located on the lower level, and are accessed through the foyer from the entryway, or through the Living Room. The original property and its’ period are reflected in this part of the house with original farmhouse doors and glass doorknobs, sloping floor, and lower ceilings add character, charm and privacy. Both bedrooms share an updated spa-influenced bathroom with walk-in double shower. Laundry facilities are located in the ground floor bathroom.

Upstairs a large landing leads to the loft or Master bedroom. Relax in a comfortable wing-back chair, faux black leather couch or everyone’s favorite: the six-foot window seat! The couch folds down to a twin sized bed and the window seat also doubles as an additional twin.

The 900 square foot master bedroom hosts a third and equally impressive dormer window that floods the room with natural light. Like the loft, the window seat is designed for sitting or converting to an additional bed – ideal for young children. Hang your clothes in the spacious walk-in closet, but for our taller guests, remember the sloping roof!

The en-suite modern bathroom has a large walk-in tiled shower with glass shower-door, two sinks, eco-friendly commode with bidet attachment. If the morning is chilly, be sure to set the floor heat on before you get up. The wall-length windows allow natural light and yes, a view of the water.
