Step into your mini suite, perfect for a family or pair of couples! This dog friendly suite has one bedroom with a king size bed and TV, another bedroom with a queen size bed and TV, and small sitting area with a coffee station and desk. There is a modern ensuite bathroom with a walk-in glass shower.
This property is unique in that it is a Boutique Inn, meaning you have a private bedroom and ensuite bathroom, but also have full use of a common kitchen, dining area, office, and living room.
While we want our guests to enjoy their privacy, we are also readily available for anything you might need, from extra towels to dinner recommendations. Just send us a message or give us a call.

29 Pelham Street is located in one of the most sought after locations in Newport on historic Pelham St. You are a five minute walk to famous Newport landmarks such as: Bannisters & Bowens Wharf, Trinity and St. Mary's Church and The Black Pearl Restaurant. Truly, you are in the heart of it all with dozens of restaurants, shops, bars and sights right outside your door.
Hop in your car for a 10 minute drive to both the Ocean Drive and Bellevue Avenue Preservation Society Mansions.
Windward Suites properties are all keyless, and instead use keypad smart locks for all of the doors for both the buildings and units. All guests will receive an email the morning of their arrival with the instructions, codes to the doors and Wifi. Super easy!
Check-in time is anytime after 3:00 p.m. Check-out time is 11:00 a.m. Please be respectful of these times unless you have contacted us, as we have a cleaning crew who need the time to do a thorough job before and after all of our guests.
Parking is located behind the building with two spaces alongside the building as well. There is one space allocated per room.
29 Pelham Street is a truly unique property. It is modern and fully updated Boutique Inn, meaning, there are common areas which all guests have access to and can use at their leisure, including the living room, dining room, and kitchen, office, and deck.
However, it also boasts six private bedrooms, each with their own ensuite bathroom, as well as one two bedroom suite, also with an ensuite bathroom. The bedrooms and bathrooms are spacious, some coming equipped with pull out sofa beds, and the renovated bathrooms all have glass walk-in showers.
This is a dog friendly property with parking for seven cars. The entire building was recently upgraded to mini splits in each room. Cleanliness is our top priority as well as providing guests with high end linens, towels and toiletries.

What a perfect little place to stay for our visit to Newport- we were able to walk to everything! And also a quiet, charming neighborhood- the perfect place!!!
I went to college in RI and was so excited to come back after many years to celebrate the 4th with old friends. This unit was the perfect accommodation for the weekend! Just steps off of Thames St. it was so easy to go for a walk around town, grab some drinks and of course the BEST seafood in all of New England. The unit itself was clean and quite charming and we would absolutely stay here again!
Just be advised this is a dog-friendly property. We were the only ones without them. Common areas are very nice and make this location more like staying in a home but without a host. Great location, onsite parking. Updated and fresh interiors.
The suite was very well appointed, extremely clean and very convenient to downtown. Off-street parking was easy to access. We met some very nice people sharing the common space. It was a pleasure doing business with owner Matt.

Really great location! In walking distance to all the restaurants we went to. It was very clean and we loved the shower. It is such a cute boutique hotel. We brought our dog with us and it was a really nice stay. The only thing is that the heating isn’t controlled by room, but by floor. We had someone on our floor who kept putting the heat up so high at night and it was blasting so we had to open all of our windows. I’m sure this isn’t typical and this wasn’t the owners fault, just another person on our floor who wanted to sleep in a sauna apparently. Other than that, we loved it!

GEM in the heart of Newport!
This is our second time staying at 82 Pelham, and once again, it exceeded all expectations! Last year, we enjoyed a cozy one-bedroom, but this time we upgraded to the larger three-room suite as we brought my parents along for the trip. Everyone absolutely loved it! The accommodations are exceptional, from the thoughtful layout to the pristine cleanliness. We especially appreciate the balance of having shared spaces like the kitchen and living area, while still enjoying the privacy of our own bedrooms and bathroom—a truly brilliant concept!
The location is unbeatable, and the community feel of the property makes it feel like a true home away from home. And the best part? Being able to bring our fur baby along for the adventure! We had an amazing vacation and can confidently say we won't book anywhere else in Newport after staying here. Thank you for such a wonderful experience—we’ll definitely be back!
The place was immaculate and convenient to so many things. We left the car parked and walked the whole weekend. The host is super! We would gladly stay here again and highly recommend it.
