Property was clean and photos were accurate. Check in and check out was seamless and my family and i would certainly like to stay at this property again.
The place was very clean, nice beds and linens. It is not modern in appearance and has some quirks with confusing light and fan switches but we all enjoyed our stay. The river was low and it was HOT but we still got out there everyday to tube and even a short kayak ride (we brought outmr own kayaks).
We are group of friends from all over the country, everyone from teachers to physical therapists, to six year old boys. The house comfortably accommodated all of us (even a last minute doggo addition). Bing was super responsive, but not intrusive. We'll be back next time we run Bandera!
The grounds are beautiful. Easy river access. Enjoyed swimming and fishing. Quiet and peaceful. The house was well stocked. Lots of spaces for teens to hang out. We read about the sticker burrs and prepared our dog with shoes so he was fine. That stickers were the only caveat, but they’re probably mostly unavoidable anywhere in the area. The owner was extremely communicative as I had many questions leading up to our stay. Overall a great place to stay.
We had a great trip. Quiet, remote, just what we needed! The location on the river was perfect - close to a small island and cave that 4yo enjoyed (of course that changes based on rainfall). Water was about 2-3ft which was perfect for us. Huge lot, lots of deer, rocky bottom river was perfect to build dams and skip rocks all week and the little "cave" gave us shade when we needed it. Swimming hole isn't too far of a walk either.
The house itself is dated but was quite comfortable. There were plenty of trash bags, paper towels, and other necessities...and toys for kiddo to play with, which was a plus. It was very clean and the owner was very responsive.
The only real (minor) issue we had was with cookware. We spent a week and it rained a couple of nights so we couldn't use the grill. Pots and pans were a bit limited. Would be nice to purchase a new set.
We had a group of 5 adults and 8 kids stay here (used the additional space in RV) and everyone had a blast! It is rural and pretty, but not remote. Could see other houses from ours, although saw almost no other people. Water was clear and not deeper than about 3 feet at the deepest, and often just a few inches- perfect for little kids. Walking upstream about 10 min is a prettier stretch with rocky bank. Saw lots of deer and a huge catfish. Great fire pit area with unlimited firewood available. Stars are beautiful. Can turn off the motion detector light near fire pit using the same switch as that for patio fan (took us a bit to figure that out). House itself has a weird layout but was comfortable. Lots of stickers in the grass around here, bit hard on the dog’s paws. Have your kids wear shoes. Very easy to communicate with manager, who was very helpful. Strongly recommend for a hill country getaway!
My family is spread out over Texas. We try to get together as often as possible. This weeks was my grandson's birthday.; turning 4. There was 10 adults, 2 babies with pac n plays, and my grandson. Everyone had a comfortable bed to sleep in and plenty of room for pac n plays, or air mattresses. Pay attention to the dtails provide by owner...everything is right there. The house has plenty of room, is stocked with towels and has a nice laundry area with a 2nd refrigerator. Plenty of dishes, coffee maker, toaster,and pretty much everything you need. Theres a screened porch which is especially nice in the evenings when the sun goes down and the deer are out, and same first thing in the morning.
It has lots of outdoor space but there are quite a few stickers. Youre just a 100 yds from the lake. Kids will love it. Adults will love it. Ive stayed here befoe and will surely stay again. The owners are very, very responsive. They take care of you. Thank you again for sharing your home with us.

Nice screened in porch.
The water was not in front of house due to the drought. We had to walk 20 minutes to find a good swimming hole. We spent our evenings there. The children enjoyed it. There were deer and many kinds of birds.
Hope to come back when the water comes up.
Our family held a mini-reunion here and had a great time. Everything about the property was as advertised, and was clean and well maintained. No surprises! The hosts were very helpful, but not intrusive. We would definitely come back if we are in the area again, and recommend it highly.
The house was great and we really enjoyed the firepit! It was a little farther from the weekend activities in Bandera than we would have liked but it was close enough to still be doable! Great property for a family gathering or a group of friends! We had 11 in the house and 2 in an RV out back with plenty of room for all!
This was my best experience with a vrbo. From booking to checkout, the owner was fantastic. The house was immaculate, the land around the house is very well kept, nothing was broken or in need of repair. You can tell that whoever is in charge of maintenance knows what they're doing.
The wildlife was plentiful, deer and squirrel were everywhere and even had a large river turtle hang out with us for a few hours when we went down to play in the water. The river was pretty low but it was still very pretty and made for easy and interesting walks on the riverbanks, which are also very well kept. Plenty of room outside for kids to play and explore and hike back into the woods. Lots of parking, we had 6 cars with no problems at all.
The house was spacious with plenty of comfortable seating, the screened in porch is huge and a great place to hang out in the evening without bugs interfering. All in all. A wonderful trip and we are looking forward to hopefully staying here again.
One word of warning, the house itself is just a little dated and has a weird layout but it actually works as most of the bedrooms are away from the common areas so no worrying about the late nighters waking up the early-to-bedders. And again, very well maintained and super clean and spacious so after a while you really dont even notice the dated aspect at all.
Overall great location. Very comfortable and clean with lots of room for all of us. Very peaceful. Drove 20 minutes to Bandera State Park to enjoy the rope swings in deeper water.
We stayed at this location with my children and grandchildren. There were enough bedrooms to go around and the beds were very comfy. The river level is somewhat low at the time we stayed, but we knew that before we booked. A short hike upstream had a great mini-rapid for the smaller children to float through and us adults could sit and enjoy the cool, clear water.
This is a great property to sit back, relax and enjoy the scenery. It has a convenient water access to the river. The covered screened porch, with the water view, is the perfect spot to take in the ambience and relax. The family had a great time.
This property was just perfect for my family's vacation. The water was high enough for the kids to play in, but shallow enough the adults didn't have to worry about them being swept away. The sky was clear our entire stay and the stars were beautiful. The home was the perfect size for us, and the screened porch was nice to sit in without worrying about the bugs. We enjoyed the deer in the morning and the fireflies at night. Overall, this was an amazing place to stay.
Bedrooms were good sized and there were various levels of mattress firmness. Multiple large closets. They provide lightweight blankets which we used on the windows as room darkeners for the bedrooms; bring a blanket if you like more than a lightweight one. One bedroom has a daylight mimicking light in it; if you plan to sleep in, you might need to ask if there is a way to turn off. The living room and kitchen were open to each other with 2 large dining tables. The kitchen had plenty of pans for stove but nothing for the oven; bring your own if you plan to bake. The back porch is fabulous - screened in with great seating. The only outdoor cooking is more of a fire pit - no regular grill and no lid for the pit. The river was a lot of fun. We walked upstream about twenty minutes and found an area with two large boulders in the river where people have damned up the water so that it makes two small chutes that are fun to ride down in a tube. Great area to play and swim and then take a leisurely float back down to the house. We also enjoyed seeing the deer (and two fawns) in the mornings and evenings.
Spent a long weekend here with 4 young grandsons and 5 adults. Although it rained in the afternoons the house and porch were so spacious. We went to river in mornings which is not deep and slight current which was perfect for young children. Lots of wading and rock collecting. We also went to Bandera shopping.
We have 2 grown sons with children of their own that we all vacation together each year. This home gave our party of 9 plenty of space to enjoy our time together. Bing was an outstanding host. Even though the lake was down we still found plenty to do together. Wonderful home to rent for your family vacation.
This is a great place to stay to unwind with beautiful scenery. The water is low but feels great to sit and relax in and there is at least one swimming hole in walking distance. There's also a nice fire pit/grill to relax by and lots of space to play yard games.
Great property with easy river access, nice and secluded. Our only issue was the lack of blinds so the sunrise woke us up every morning. Plenty of space for a group and the enclosed porch was nice.
