Dishes can be left clean on the counter or washing in dishwasher.
Failure to complete these may result in a negative review from the host.
NO LOUD NOISE OUTSIDE AFTER 10:00 PM, no screaming or loud conversation by the pool. This is a residential area and the neighbor will be calling us.

Awesome Austin getaway

We rented the property for the eclipse. The house is great and has everything that we needed to entertain 8 adults and 3 children. It is located close to the Wildflower Farm and several parks. Highly recommend this location.

Perfect family getaway

This was a perfect spot for a family getaway. It was close to downtown Austin for a quick drive in to do things and minutes from the grocery store and shopping. But even better was it was perfect for just staying at the house to relax. It had everything we could need, the pool was a great perk as was the outdoor seating, and there was a great fenced area for our dogs. We would definitely come again!

Bachelorette Party of 10

Great location, everything is about a 20 minute drive. I highly suggest using Uber or Lyft to get you around. There is plenty of sleeping room and the pool and outdoor space is wonderful. The house was furnished with everything you need.

Quiet/Spacious!

We had training at a local ranch and chose this property due to sheer proximity to the ranch for training. Long hours of training were relieved by the beautiful pool deck and hot tub. Plenty of space and sleeping areas. Perfect for a large family or group of people. Property manager was very communicative and will most definitely entertain renting again if in the area and is available!

Perfect wedding home base!

We were there for our son's wedding, the house was perfect for extended family. There was plenty of room for everyone to spread out as well as feel cozy. We spent most of our time outdoors on the back patio that has ample seating for a full house. Communication with owner was great. Our cousins rented the house next door with same owner, creating even more opportunity for family fun! Definetly would recommend!

Beautiful and spacious

This house was the perfect getaway for my bridal party and I to host my bachelorette party. The house was a large open space and the rooms were extremely comfortable. The pool was also a great amenity. Every chance we had, we would go swimming under the hot Texas sun. I just wish I had booked the property for the entire weekend after seeing how large the backyard and deck were. It was a great place to stay and I will definitely book again with Amy. She was always quick to respond to any questions I had, and provided all the info we needed to make sure our stay went well.

Great stay for holiday weekend

Nice property. Obvious updates on an older home. Back room where bunk beds are is an addition and a bit warm.l but a box fan is provided. Hard to sleep in there if it’s summer/hot. Well stocked kitchen. Great for extended family. I wish the bedrooms had ceiling fans.

Wonderful Austin Home for our Girls Weekend!

We completely loved this home for our bachelorette weekend with 10 girls! The house is in an absolutely beautiful neighborhood in Hill country. There was plenty of room in the bedrooms and bathrooms for our whole crew and the kitchen worked great for our breakfasts and one dinner at home! The pool was the hub of the house and it was completely clean and there were plenty of towels! Downtown Austin- Rainey Street/6th Street was about a 25 minute Uber/Taxi. The drive to Barton Springs took about 15 mins. Def centrally located, but not "downtown." It was nice to have a bit of space and privacy at the house. Amy & Luiz were also super responsive ahead of time and during our stay. Couldn't have asked for better homeowners!!

Loved it! Having a Pool was Everything!

We planned a stagette/birthday getaway for 7 or 8 women and this property was exactly what we were looking for. We felt complete privacy and enjoyed spending most mornings and afternoons at the pool before heading into town to explore. I don't know what we would have done without the pool, it completely made our vacation! There were plenty of pool floaties for all. Ubers were about 15-20 min drive, which we used when we went into town for nightlife and didn't want to worry about driving home, but we were very thankful we rented a car to run daytime errands like buying groceries, or for daytime sightseeing/excursions. Rooms/bedding were clean, there were plenty of pool towels but initially it was hard to locate bath towels (we found 'em). Having a washer/dryer was SO helpful, and the kitchen had all the right things. The bedroom off the laundry room with the bunk bed didn't seem to get the same A/C flow as the rest of the house so maybe a fan to help circulate the air would be good. We would all book this house again, we didn't want to go home!

Ranch Austin Wedding

We picked this location as we have a large family and we were in town for a wedding at Ranch Austin. Luis the property manager was great to get a hold. Communication with the property manager and location was the best part of this rental. Upon arrival, I notice that the listing is not right on the site. It shows this beautiful back yard, and clean back porch, with a grill. The yard is big but need lots of work weeds are overgrown and everywhere, the back porch has different furniture on it and was dirty. You could tell that no one has cleaned up the back yard/porch area for a long time. Once you get inside at first look it seems great, the more I walk the property inside I noticed that it too did not look as clean as it should have. Kitchen wall has food/soda on it, the refrigerator has no handles and was dirty inside. The bathroom shower curtain was dirty both the plastic and fabric one, the shower head was so gross I had to have my husband buy something to clean it. The master bathroom floor was dirty, and it looked like they didn’t mop. The bedrooms needed wiped down, there was dust all of them. The wet bar area looked like there cleaning people emptied the mop bucket water into the sink, it had hair and dirt and debris in it. The mini fridge had leftover drinks and was completely useless with the way it was moldy and the freezer was iced over. The a/c was constantly auto adjusting and making it miserable to sleep. There was also a crack in the back door.

Clean, spacious and a great location!

We came to Austin for a family wedding in Dripping Springs, TX. This location was perfect. 15-30 minutes from most major city attractions and the wedding activities. We had 4 adults and 5 kids and there was plenty of space for everyone. Amy was very easy to get a hold of and willingly worked with us on earlier and later check-in/check-out times. The pool was a big plus for us, especially visiting in June, when the temps hit 100 each day. The house was very clean, and included things like trash bags, toilet paper, Kleenex and laundry detergent, which we often found lacking in other VRBOs we have stayed in. We did use the grill during our stay which worked great. There were only 2 things which kept me from giving this 5 stars. While a good location within Austin, the property does back up to a busy road, and for those sleeping in the master suite or bunkbed room, there was loud traffic noise during the evening and morning hours. The yard is completely enclosed so it definitely was not a safety concern, but it did affect the sleeping conditions. The other bummer was that the 2nd A/C unit in the house did not seem to be functioning correctly. The bunkbed room, where two of my kids slept, routinely got up to 80+ degrees during the day and didn't really cool down at night. We were running fans to try to keep them cool. The other side of the house was fine, in fact we often were chilly during the night. We did tell Amy about this and she said she would look in to it. Otherwise, the house was great!

This property is exactly as described. Luiz was great to work with and accommodated our early arrival. There was enough of everything for a large group. The pool was very nice and clean! It was about 25 mins to/from the airport (40 during rush hour) and 20 mins to downtown. Lyfts and Fetii were always available. Successful stay overall... thanks!

Hurricane Plan B

The house was a huge blessing to us as our beach plans were washed away with Beryl. We loved the pool, hot tub and numerous bedrooms for our whole family. To no fault of our host, we never got WiFi because, according to the internet company, it was damaged by the hurricane. It did put a slight crimp in some of our activities but it made us play games and be together more. If I could recommend a few things, I would put some instructions to appliances, thermostat etc, as they can be confusing. Also there were limited towels especially in the kitchen, where there were none and wash cloths in the bathroom, also none! Lastly make a note on the listing that there a very few pool toys, so they can be brought with the guests and we don’t have to rush out and buy them. Mostly though we had a great time in the house and really enjoyed our stay.

Amazing stay in Austin - Highly Recommend

Luiz's place was perfect for our big group visiting from Canada. The spacious house comfortably accommodated all of us, with ample beds and a large living room and kitchen area. The backyard was a true oasis, with a gorgeous patio and pool that our group thoroughly enjoyed. Communication with Luiz was seamless, and he went above and beyond to ensure our comfort throughout our stay. His helpfulness and attention to detail made the experience truly exceptional. We couldn't have asked for a better setup for our group getaway. Luiz's hospitality and the property's amenities exceeded our expectations. My name is Luiz Simoes and I am originally from Brazil but moved to this wonderful country 27 years ago. After 11 years in Michigan, I decided to leave the cold weather and move to Austin where I became US citizen and I am proud to call it home.

I have 6 kids (32, 29, 26, 15, 15 and 13) and love to be with them as much as I can along with my bull terrier.

Love to cook Brazilian style steaks and seafood, passion for photography and starting to learn woodworking.

I just can't stop learning and working!

I have recently added this property at my own VRBO listings, although I have been renting it since I bought it in 2015 along with my wife Amy Simoes through this site. In July 2021 I completely remodeled the swimming pool, decks and added a new hot tub.

My 2 vacation house rentals are next to each other in a 4 acres lot and they are closely managed and maintained by myself. As a matter of fact, I respond to all questions and concerns personally. I am used to travel all over the places and I have high standards for what a rental should include and how it should be presented, so I make sure the properties appear upon your arrival as they are featured on the website. As a matter of fact, we often have guest arrive and claim that it is much better than they imagined.
