Red River, NM Upper Valley Mountainside Retreat

Get away from your everyday hustle and enjoy the peace and quiet of our mountainside home. This beautiful home is on a private road and backs up to the Carson National Forest making it the perfect getaway for rest, relaxation, and one of the best locations for enjoying mountain views and wildlife.

Our home boast three levels of living space with 4 bedrooms – sleeps 13 comfortably. 3 kings, 2 queens, 1 full, 1 twin.

The main level features the gorgeous, spacious living room that is certainly the focal point of the home with a beautiful staircase, vaulted ceilings, gas log fireplace and tons of natural light through plentiful windows. The main level has a huge porch with simply amazing views of the valley. Sit in our rocking chairs and soak it all in! Exterior lighting provides for outside enjoyment in the beautiful spring/summer evenings and a winter wonderland when there is snow.

Additionally, the main floor has one bedroom with king bed and full bath and offers a spacious kitchen with quality amenities, a full coffee/drink station, two dining areas and everything you will need to feed your group after a fun day of outdoor activities. French doors allow for fresh air and easy access to the front porch for additional entertaining areas. A grill is provided for your outdoor cooking experience.

The second floor offers a huge bedroom with one king, one queen and a sleeper sofa with a large full bathroom that has both a tub and shower. From this room you can access the covered balcony where you can enjoy your morning coffee or sit in peace while you read a book.

The ground level has one bedroom with a king bed and full bath along with another non-private bedroom that has a bunk bed with a queen size bottom and twin on top.

NO PETS ALLOWED. NO EXCEPTIONS. MUST HAVE 4X4 IN WINTER/SNOW.

NO RIVER FRONT ACCESS.

Other Amenities:
Nice long driveway for vehicles and trailers.
4 TV's total. Come prepared with your own user accounts to access TV apps. Netflix, Prime Video etc. Consider bringing your own Firestick or other streaming device.

Please note, our house does not have air conditioning. This is normal for homes at this altitude. Average summer temps are mid 70's and average summer nights are mid 40's.
Location: Close to Goose Lake Trailhead, Fourth of July Canyon, Middle Fork Lake Trailhead, Wheeler Peak Wilderness Area and Wheeler Peak Trailheads.
You can ride ROV’s in the area but must obey local restrictions. Click here for New Mexico permit requirements. https://redriver.org/summer/off-road-ohv/ Helmets are required. Noteworthy items:
1. This home is 3 levels. Stairs are required. There are 2 flights of stairs just to get to the main floor. You will have to tote your luggage and other items up to the main floor. There is no ramp.
2. House has a water well and septic system. Water pressure can vary so we ask that you not run all the showers at one time. Additionally, we ask that you use the toilet paper provided (single ply) and that you not flush feminine products to avoid clogging.
3. Respect the neighbors property and privacy. No trespassing.
4. No joy riding ATV/ROV's in the neighborhood. (ROV = Recreational Off-Road Vehicle)
5. No food or trash left outside the home or in your vehicle. There is wildlife, including bears. Leaving food/trash outdoors or in your car can attract unwanted visitors and they can be very dangerous and destructive. We are not responsible for damage to your personal items, including your vehicle and/or ROVs.
6. House garage and personal items stored in garage are off limits to guests. Guest may pass through the garage to access one of the entry doors.
7. Property accessibility. During the summer, 2-wheel drive is fine. During the winter, a 4-wheel/AWD vehicle is a must, especially in snow. You might consider being prepared with chains/snow socks. Our home is on a private road and the snow is not plowed with regularity. We only ensure the driveway is cleared for our guests.
8. There is no access to the river from our home. Use public access points for river access.
9. No cleaning fish/game on the property. $500 added charged for cleaning if you do.
10. Must remove all trash upon departure/check out. If you don't, extra cleaning charge of $200. You can legally drop your trash off at the dumpsters at the Valero in town as you leave.
11. If you move the furniture in the house or on the porch, put it back as you found it.
12. If you cook outside on the porch and make a mess, clean it up. Do not dump your grease on the porch. Yes, seriously, someone did that!
13. We provided internet, and the service is fairly reliable for the mountains, however occasionally it may not work. Consider coming prepared with a backup plan, such as using your cellphone hotspot or else.

Water well - This home is on a well water system. Water pressure can very and we discourage from running all the showers at the same time.
No cleaning your fish or game on property. If you do, and you leave any waste in the yard, garage, or house, there will be a $500 additional charge.
The garage is off limits other than passing through the exterior door to the stairway into the house. There are cameras in the garage.

Our Red River home is a North Texas multi-family owned property. Red River has been a part of our family vacation destinations for over 50 years. Our parents first purchased property in Red River over 20 years ago. As our family grew, so did our need for a more spacious home, so the Ace Barnes home was purchased in 2021. We are blessed to have this home and welcome the opportunity to share with our guest. We appreciate your interest in our property and we hope to host a home that you love as much as we do.

Why they chose this property

Beautiful does not even begin to describe this property. Nestled on the mountainside in a private area in the upper valley you will be in a quiet area with opportunity to see wildlife and nature walks as the National Forest is our backyard. Be sure to learn more about ROV/OHV and Fishing in New Mexico to ensure you have all your proper ROV/OHV registrations and fishing licensing. There is no river access from our home. You will have to find a public access point to fish.
