kitchen sink and toilet a little worn, could use updating. kitchen sink faucet hard to use. bed linens could be updated, felt worn. loved check in and check out service, location is great. was very quiet and slept great.
The house was impeccably clean and walkable to town. The hot tub was ready upon arrival and we were greeted by deer and hummingbirds each morning. Could not have asked for a better place to stay!
We loved our stay here. Super cute, clean cottage. Easy to communicate with manager. Will definitely come again.

Margarete Haus - Wonderful Stay!
2 couples - loved our stay at Margarete Haus! House was so clean, inviting, and comfortable! We had a wonderful time in Fredericksburg! House was located in a great area. Easy walk to Main St and Oktoberfest! The shops on Main St. were fantastic! The wineries are well worth a trip.

This an amazing property! So cute and exactly as described and pictured. Very clean and well appointed. Loved the backyard area with the fire pit and hot tub! We had an amazing weekend and would choose Margarete Haus again in a heartbeat!!

Access to home
Access to the home was via a side door on the opposite side of the gravel driveway where you can park your car. There are steps up to the screen door and entry door. The screen door must be opened outward in order to access the door to the home making it interesting when you are trying to enter. The main door does open inward. There needs to be some sort of hand rail to avoid risk of losing balance and falling backward.
Bringing luggage in can be challenging. There is no way to enter and leave by the front door. You can unlock the front door from the inside only. You cannot not lock to leave from front (main) entry. You must enter and leave from side door only.
I mention this for the benefit of more mature guests and guests who have balance issues. Frankly, for safety, a handrail should be installed or better yet allow access through the front main entry.
The home was nice but I would not stay again because of the ongoing frustration and safety concern surrounding access to the home.

We loved our stay!
This is my 3rd time renting from/using Absolute Charm for a stay in Fredericksburg. I have been very satisfied with the pick of houses. They are all designed to fit your needs. The properties are well maintained and clean on the inside and if you do have a problem, the management is ready on the spot to take care of the problem and make you happy. I would highly recommend using their properties.
Great time. Simplistically elegant. Enjoyed the grill and hot tub. Beds very comfortable .
I would have preferred the windows in living area and kitchen(by refrigerator ) have shades for safety and privacy.
Everyone enjoyed a much needed break. The house was clean and cozy. Perfect for 2 couples. Only one small issue, the house has 2 bathrooms and only 1 shower, one bathroom only has a tub which is a little inconvenient when everyone is getting ready.

We enjoyed our stay here. We used the hot tub in the evenings and had the pleasure to watch several deer come on to the property. Even though it was just the two of us, it was nice having two bathrooms. Although we drove to get to Main St, it was close enough that it wasn’t inconvenient to anywhere we wanted to go. We did hang towels over the glass in the doors at night for privacy as well as the window in the kitchen.
The property was clean, functional, the hot tub was actuallt private, all in all my wife and i enjoyed our stay here. We never stay in same place twice but i would go back if needed. Location was good and back area backed up into woods. The house was in great condition. I felt i got my moneys worth with this stay. Management was nice and didnt bother me.

Nice house, well stocked
Front door was dragging, only open halfway. Backyard needed mowing,couldn't walk around in it as it was knee high.
Overall, this is a very nice property. It is very clean, comfortable beds and furniture, nice refrigerator and range, good central heating and air conditioning, nice soaps and other tissue amenities. Clarifying from other reviews, the bedrooms all have privacy slatted blinds and sheers on the windows. The windows in the sitting, dining, kitchen area are open or only have sheer curtains. One minor irritant was that because there is not a dishwasher, all dishes have to be washed by hand and the modern faucet assembly is attractive but oversized and set too high for the vintage sink. This causes a lot of splashing and makes it difficult to wash plates and larger pans.
Great location with only one slight issue to consider
In short, this was a wonderful place to stay. Very clean, has nice amenities (hot tub, deer/wildlife, full kitchen, etc), and is a great location very close to downtown.
My only reason for not giving this listing a full 5 stars has to do with privacy. It has been stated in quite a few of the reviews, but both the doors to enter the property have large windows in them. These really need to be frosted or have window coverings. Also, there is a large kitchen window with no covering.
If the owner would listen to the reviews and fix those privacy issues the stay would be 5 stars for sure.
That said, it was very clean and we would recommend the stay to others.

I was disappointed that the Outdoor grill was nasty. could not use it. Looked like it has not been cleaned in quite a while. Also the back yard was grown up in weeds.
Master Bath shower was plugged. got that taken care of. Did not get a code to get the lid off of the hot tub. Finally got that from the office. Floors are noisy.
Probably would not stay there again nor would I recommend.
