We are here for you during your stay but our level of interaction is up to you. We are only a phone call or message away. You will be able to self check-in upon arrival and self check-out upon departure.

We're happy to be assist via phone or through your booking app before, during or after your stay.

Once a week, one of our team members will stop by the property to put out the trash cans, replenish our supplies, and/or restock sheets and towels. They will NOT enter the home. They have access to the garage or shed with a code. This day may or may not fall during your stay.


Sunnyside is a walkable, historic neighborhood in Northwest Denver with easy access to major highways and public transportation. It has recently undergone a development resurgence, bringing in new restaurants and breweries. The area features a mix of popular local spots and new classics, including Acova, Bacon Social House, El Jefe, Los Carboncitos, Sunny's, The Wolf's Tailor, Denver Market, and Pecos Square Retail Center. Parking is ample in the neighborhood. Just a stone’s throw away from the Rocky Mountain Lake, you can take a stroll while taking in the breathtaking scenery of the Colorado Rockies.

There is a keypad on the carriage house door for easy and secure access to the home.

This carriage house blends a sense of calm with the pulse of the city nearby.

Sleeping arrangements
The private suite is centered around a comfortable king bed with blackout shades to ensure restful sleep. An ensuite bathroom includes a euro-style glass shower and thoughtful touches such as shampoo, conditioner, body soap, shower gel, and fresh linens professionally laundered off-site. A hair dryer and other essentials are also provided for convenience.

Indoor comfort
Inside, you will find a bright, open layout with a smart TV equipped with Amazon Fire and Roku for streaming. Board games encourage a slower pace, while both Wi-Fi and an Ethernet connection support remote work. A dining table that seats four doubles as a workspace, and heating, air conditioning, and room-darkening shades keep the space comfortable throughout the year.

Kitchen & dining
The compact kitchenette provides everything needed for simple meals and snacks, including a microwave, toaster, hot water kettle, coffee maker, wine glasses, dishes, and silverware. Complimentary coffee is provided to start your day. The dining table creates a welcoming place to share meals or settle in with a laptop.

Outdoor living
Step into the landscaped backyard shared with the main house, where you can gather around the fire pit, sit at a retro-inspired patio table under bistro lighting, or relax with the outdoor furniture. You may also meet a friendly dog from the main house while enjoying the space.

Safety and convenience
Arrivals are smooth with keypad self check-in at any hour. Free parking is available both on the premises and on the street. The home is single-level with no stairs and offers a private entrance. Safety features include smoke and carbon monoxide alarms, a fire extinguisher, and a first aid kit. Essentials such as towels, bed sheets, soap, and toilet paper are provided, and a laundromat is located nearby for longer stays.

Set in Sunnyside near Rocky Mountain Lake, this guesthouse places you close to local cafes, restaurants, breweries, and shops. Popular spots like Acova, Bacon Social House, and The Wolf’s Tailor are within easy reach, along with parks and neighborhood markets. Exploring Denver and its stunning surroundings is made effortless with the convenience of a rental car or ride-share service. While Denver's public transportation system is dependable, it may not offer the same level of flexibility as having your own vehicle. To make the most of your stay, we recommend renting a car or using a ride-share service.


Want to bring your furry friend?
$100 fee per dog, maximum two dogs only. Sorry, no cats permitted. The backyard is fully fenced, but please note the fence is not flush to the ground so smaller dogs and even motivated larger dogs could crawl out. Please always monitor your pets.

Please be aware that a medium sized dog lives in the main house and will be in the backyard at times.

Kindly note that smoking of any kind is strictly prohibited on the premises, including inside and outside the property and will result in a minimum fine of $1000.

The Carriage House is a private and separate unit located in the backyard of the main house, with its own entrance. Outdoor area is shared. Guests can easily park on the street in front of the property.

Please note that due to Denver zoning and permit regulations, the kitchenette is not equipped with a stove, cooktop, or oven. However, it is still fully equipped with a microwave, mini-fridge, coffee maker, and all necessary kitchen utensils and dishes for your convenience.
