* PETS: At this time, we are not a pet friendly home, however, sometimes we may make an exception and all pets will have a small $150 none refundable per pet fee (max 2 / 20 pounds or less pets only). Renter must let home owner and/or property manager know that he/she is bringing their fury companion along, failure to do so can result in a loss of your security deposit.
* SMOKING: Absolutely NO smoking in the house. This home is also a drug free home. Smoking in the house or the presence of any drugs during your stay will result in the loss of your security deposit and the immediate termination of your reservation.
* BOOKING & GUESTS: Please be specific about the number of guests on your reservation. For example, you cannot put 4 and show up with 10. This can affect our accommodations and your comfortability. This can also cause a confusion as we may think a gathering or party is taking place at our home. Our home listing is set to 8 guests however, we can always accommodate up to 10 guests but please keep in mind that every guest after 8 guests is considered an extra guest as we have to prepare extra accommodations for them so, there will be an additional per day per person cost of $45.
* LONG TERM STAYS: Stays Longer than 3 weeks are subject to a double cleaning fee and an additional $1,500 security deposit.
* GARAGE: Our garage is very small and used only for beach equipment storage and washer/dryer purposes only. No Car access allowed. Also help save energy by keeping the garage light off.
* HOME ENTRANCE: When you put the address on your phone it will prompt you to a shopping center accross the street from the beach (this is why we call it Rooftop) giving it that NY, San Francisco feel to it but don’t worry, this is correct, we are on the second level and to access the unit you must come around the back street/alley way half way down and you will see on a black/dark brown wall with the number of the home and a white door. Go in through the white door to the 2nd floor to access the unit. It’s a beautiful open concept 2000 sqft apartment with an outdoor covered patio space. This unit is accross the street from the beach, central to bars and restaurants too. Occasionally you may hear the dump truck go by but it’s no big deal. They are in and out.
*** HOUSE NOISE RULES: Please know that you are coming into a high end, calm, family oriented, noise sensitive beachie neighborhood where absolutely NO parties, NO gatherings or get togethers of any type with anyone outside the booking are allowed. The home is ONLY for the guests in the reservation, no-one else. Also, NO DJ’s, loud music, big speakers or noises allowed either. Broward County and the City of Ft. Lauderdale are very strict and have passed a new Noise Ordinance Curfew for all Vacation Rentals from 9pm till 9am. This means that after 9pm NO music is to be played in the back yard or pool area and any one outside must keep all conversations to a cell phone level to ensure we don’t disturb our neighbors whom understandably have work or kids that go to school or events the next day. Finally know that we do have security cameras on premises video/audio recording 24/7 for the safety of our home and the tampering of any security system is considered a felony offense in the State of Florida and will also result in the termination of your reservation. By reserving our home you are agreeing to these terms. 1 camera is facing the front of the house and the other facing the pool area
* DOORS: All doors leading to the outside must be kept closed at all times for various reasons. 1) Humidity entering the home will freeze the AC unit resulting in functionality problems. 2) keeps Keeps mosquitos out and most important 3) Helps keep critters like roaches, lizards, rats/mice and/or iguanas out of the home.
* BATHROOMS: Please, we kindly ask that you DO NOT FLUSH down the toilet baby wipes, facial wipes, paper towels, Q-tips, cotton balls, feminine products, baby diapers, dental floss, receipts, clothing tags, etc… ONLY FLUSH TOILET PAPER. We thank you for your cooperation and please remember that if you clog it, you fish it or pay the plumber. A clog in the main drain due to this is no less than $250 to $350.
* FURNITURE: We work very hard to deliver a well equipped and beautiful home so, we kindly ask that you take care of it. Please DO NOT re-decorate, move furniture around and/or start disconnecting TV.s, routers, lamps etc. Please leave everything exactly as you found it.
* WASHER & DRYER: Please, DO NOT overload the washer or dryer. Doing so can cause additional heavy weight that can overwork the appliance causing the drum to break or burn out. If this happens to you during your stay, you will be responsible for any repairs. Please clean the lint filter after every dry cycle and DO NOT mix whites with colors or towels with sheets to avoid having towel lints stick to bed linens.
* BEDROOMS: Please, no food or drinks in the bedrooms at any time.
* KITCHEN: Garbage disposal is NOT made to dispose lemons, peals, salads, Avocado seeds, large items or large amounts of foods. Rule of thumb to use a disposal is “If you can feed it to a baby you can dump it in the disposal”. Any clogs are 100% your responsability if a plumber has to be called out. It is not a grinder.
* TRASH BINS: please, all trash must be bagged, tied and disposed of properly. Trash bin is located to the right as soon as you walk out next to the garage. It’s the big green bin. You have limited space. No trash is to be left on top of the bins or on the ground.
* OUTDOOR OUTLETS: Please keep in mind that our home day rate DOES NOT include electricity to charge TESLA’s, Hybrid Vehicles, Electric Bicycles, Electric Scooters or Golf Carts from friends or other companies and/or any other type of electric vehicle. If for any reason this is your case please know that an additional $40 per day for usage of electricity will be charged separately.
* TOWELS / LINENS: Please know that towels or linens are not intended to be used as mops, make up removers, rags etc. At the end of your stay any damaged, stained or missing linens will have a cost TBD to the number of missing or damaged items plus a $25 travel/time fee.
* EARLY CHECK-INS: are based on our calendar availability. In the given case home is available we can do a 2pm check in at no additional cost but if the check-in is between 12-2pm there is a $99 early check in fee and if between 10am and 12noon its $125 early check in fee. This fee will be due in cash upon arrival or we can send a request here via the App.
* LATE CHECK-OUTS: are also based on home calendar availability but because a late check out means that we have to block that day so no-one else books. We consider this as a lost day for rental so a $150 late check out fee will be collected before departure. Must let us know with anticipation and not the day before please.
*CLEANING CREWS: Due to insurance and liability purposes, the cleaning crews are NOT allowed to come in while anyone is in the house or park in the driveways so check out must be punctual please. If they come and you are still there they will leave but still will charge us for their time so we kindly ask that you help us out to avoid extra expenses.
* BACHELORETTES: All Bachelorettes are happily welcomed however please keep in mind that If you’re bringing any decor it has to be wall friendly avoid extra charges due to damages. For example, we recommend carpenters tape (blue or beige) for the walls. We don't allow scotch tape, clear box tape, duck tape, 3m tape, double sided tape, dots, thumb tacks etc. all of these before mentioned peel paint off the walls and damages them. Also, absolutely no glitter please you have no idea the nightmare it is to clean that up and finally, no hanging items from our curtain rails 😎 Before leaving all decor, balloons and/or confetti will need to be cleaned up and disposed of. If we have to do this for you there will be an additional $100 charge.

We went down just for a football game, but the area around the property took the center stage with many great bars and restaurants. The beach was an easy walk across the street and downtown Ft. Lauderdale was a cheap Uber ride.

Leo and his sons are very hospitable providing an in person meet and tour of the property upon arrival. This location is so close to the beach and there are many delicious restaurants and live music spots within a couple blocks. We really enjoyed our stay here

This property was great all around. Plenty of room for our party of 7. Easy access to the beach, property even had some beach equipment there to use! Had the BEST coffee shop right on the corner. Highly recommend if you stay! Easy + convenient communication with the property owner, was very helpful. Would stay here again for sure.

Place was clean and bright. We were surprised the place was not in a residential district but above a store in a very lovely business strip. The entrance from the alley was a little unsettling for this over 75 crew. Hot water for the shower was very slow in coming but otherwise the place was fine for us although we should have known that to get to the bathroom from the twin bed room you had to go through someone else's bedroom! Convenient location with lovely coffe shops and boutique dress shop right around the corner'

We felt mixed about our stay. On the positive side, this property is pretty spacious with a large living room and kitchen. The property comes with a parking space inside a 1 car garage. The location is pretty good as it is close to some restaurants and coffee shops, and it is a 7 minute walk to the beach. The kitchen came with several appliances, including a rice cooker, toaster, and coffee maker.Despite the positive aspects, there were some shortcomings that I feel need to be mentioned. First, the entrance of the property is from the back alley of a commercial area, and as a result there is trash along with many flies near the front door. The tap water has a yellow tint to it, which didn’t smell but was a bit disturbing to see. We did not receive check-in instructions until after we messaged the host upon arrival at the property, although to the host’s credit we were able to get in after about 5 minutes. We were not provided enough sheets for all our guests despite messaging and receiving confirmation from the host before our stay regarding the number of guests in our party, and when we asked for more sheets we were denied. Lastly, access to the 2 bathrooms is only through the bedrooms.Some of these shortcomings are not the host’s fault, but I feel that they are important to mention so that future visitors are knowledgeable before they book. I normally don’t like to leave less than stellar reviews, but I cannot in good conscience give anything higher than 3 stars.

Thank you for acknowledging the home’s space, amenities, and location. I rated this guest 5 stars based on his conduct during the stay and stand behind it. However, several statements in this review are inaccurate and need to be clarified for future guests.
• Location & Entrance:
The entrance is clearly shown in the listing photos and is exactly as advertised. There is no trash issue and no fly problem at the property. These claims do not reflect the actual condition of the area.
• Check-In Instructions:
Check-in instructions were sent well before arrival. The guest did not respond to any messages from the date of booking until he arrived. Despite the lack of communication, when he called around midnight waking me up, he was given access within minutes.
• Tap Water:
A light yellow tint can occur in many parts of South Florida due to city water treatment and natural minerals. It is safe, odor-free, and completely normal for the area.
• Extra Sheets / Additional Accommodations:
The reservation was for 5 guests, and the home provides 3 bedrooms and 4 beds that can comfortably sleep 8, more than enough for the confirmed party. Additional linens are considered extra accommodation for extra guests and required acceptance of the additional-guest fee. Number 1, the additional guests were unannounced and 2 there was never a mention of it why he wanted extra sheets.

This place is in the perfect location. It’s near plenty of bars and restaurants and is a 5 minute walk to the beach. It’s a nice open space and is equipped with plenty of kitchen dishes to cook with. The outdoor space is neat and nice to have to enjoy the weather. Would definitely stay again!
