Restored centennial home on the edge of Island Falls. Outdoor activities abound, thousands of miles of ATV and sled trails connect directly to the property. (This home is located on ITS-83). Walkable to river, 5 minutes; grocery store, 10 minutes; tavern, 12 minutes. Charming escape from city life, slow down to a romantic pace. Work remote with high-speed wifi. Fully equipped kitchen, access to fresh, locally-grown produce and dairy from our Amish neighbors (seasonal), watch the horse-drawn buggies go by as if you've stepped back in time. Large master bedroom with an office corner and sitting space. Netflix for your use. Enjoy a glass of wine from the sun porch, or a stroll through town. Walk to our namesake waterfalls, enjoy a beverage at the historic Opera House Tavern, enjoy a delicious and hearty breakfast at our local mechanic shop and filling station.
Once you arrive, you won't want to leave!

The sprawling main bedroom is two rooms combined, with great southern exposure, loads of daylight, a queen bed, dresser, and office space.
The second bedroom is cute and comfy, with tiled ceilings, a double bed, and stunning winter sunsets from the second floor.
Both bedrooms are equipped with electric heaters, ceiling fans, comfortable mattresses, luxurious velvet blackout curtains, and satin pillowcases to ensure your best sleep ever.
A pellet stove in the dining room makes the entire downstairs feel cozy and romantic. The kitchen is well supplied, and boasts a quaint little breakfast nook to enjoy coffee and watching out the windows as the snow falls.
In the living room are two sofas, and a bookshelf thoughtfully stocked with Maine favorites, trail information, and local things to do.
The bathroom has been updated with a new sink, toilet, and bottomless hot water.
We have three heating sources to keep you warm and cozy all winter long: oil baseboard, ceramic electric heat towers, and pellet stove.
The house stays cool in the summer thanks to southern shade from trees, loads of windows, circulating air, and ceiling fans. no noise from an AC unit, the home turns into a refreshing indoor-outdoor space, minus the mosquitoes!

Cute, “work in progress” old farm house. We enjoyed our stay. The owner was extremely responsive and got back to us right away if we had any questions. The only reason I couldn’t give this a five star review is cleanliness. It seemed like maybe the bathroom had just gotten skipped over by the housekeeper? The bedrooms were fine but the bathroom had a dirty toilet and shower. Otherwise it was great.

This place was amazing very cozy and very comfortable and clean. This place goes on top on my list! Great place great place to have dogs as well. Accommodations for them was perfect.

Originally from Alaska, Maine was the last state in the country that I had not visited when I came through Island Falls for a yoga retreat at nearby Sewall House. I fell in love with the town, and this cute little house for sale down the street.
This is our first home! We spent the first year fixing it up, removing 50-year-old carpet and layers of historic linoleum to reveal the original 100-year-old hardwood floors. Fixing plumbing and electric, replacing light fixtures, and remediating lead paint and asbestos (it's all gone now folks!)
My husband proposed in the dining room, and we recently got married in Morocco. It was pretty wild - I rode a camel down the aisle!
We love to travel, and we spend our winters in Big Bend National Park, Texas where we work to pay for our next trip. Each year, we get a couple months off between Maine and Texas to go abroad, and we do so with nothing but a backpack and a one-way plane ticket.
As an avid traveler, I often spend more time in hotels than in my own bed, and I've come to understand the immense value of a comfortable, clean space, and genuinely restful sleep.
My goal is to provide that for our guests. I love hosting as it gives me a chance to pay forward all of the kindness we receive from hosts on our travels.

Why they chose this property

Have you ever seen the Andy Griffith Show? This town kind of feels like that. Kids ride bicycles down the street, people walk their dogs. The Amish drive by in horse and buggy. In summer, the house is surrounded by a lush green forest of vegetation, and in the winter covered in a soft blanket of snow like a gingerbread house while smoke rises lazily from the chimneys. The streets are quiet and safe, everyone knows each other, and there is just this sense of peace and calm and everything being right in the world.

What makes this property unique

There are some really cool properties in town. In all fairness to them, I don't think anyone can compete with the level of comfort this property has to offer. My husband calls me a "perfectionist", and sometimes it's not meant in a nice way, but when it comes to setting up this property I wanted to do it right. We had the advantage of not owning furniture when we moved in, so I bought everything new and spent a lot of time researching the most comfortable beds and furniture, etc. Plus, spending a full year in the house before we decided to host, I was able to address anything that bothered me.
In addition, this location is amazing. To be right in town, and yet feel so secluded and out in nature is truly a gift. The backyard is so private and quiet, and yet you can sit on the front porch and watch the world roll by. It's a wonderful juxtaposition.
