About this property

Mulberry Run Farmhouse - Steps away from family-run Farm Market!

An ideal home base for exploring the Shenandoah Valley, this charming turn-of-the century farmhouse features original pine hardwood floors, a fully-equipped kitchen, and an old-fashioned “secret” staircase. Our backyard is perfect for relaxing around a campfire, or dining under the reclaimed barn-wood pergola. Hike in Devil’s Backbone State Forest, experience historic small town Strasburg, or taste the homemade apple pie and Virginia-made wines from the family-owned farmer’s market next door.

PLEASE NOTE: the Woodbine Farms & Market next door will be closing for the season from December 23 through early April.

Guests may use the entire house and yard during their stay. Please do not enter any of the outbuildings or sheds. The patio and pergola are perfect for relaxing and grilling, but keep all open fires in the fire ring in the back area of the yard.

Please note some challenges and quirks that come along with our old farmhouse:

Noise:
- There is frequent traffic on John Marshall Hwy in front of the house. The occasional semi-trailer does drive by and can be noisy. The back yard is fully fenced, so traffic is less of a concern for children, but please do be careful.
- Since the water softener in the kitchen needs to run while the water is not in use, it will occasionally backwash in the middle of the night. The kitchen is located below the main bedroom and this noise could wake a light sleeper.

Stairs:
- The stairs are quite steep. The back stairs by the kitchen very steep while the front stairs are manageable, but steeper than most modern structures.
- The only bathroom is on the main floor. If anyone in your party has difficulty with stairs, we recommend the pull-out couch in the living room as an option.
- While we welcome families with small children, we don't recommend our space to families with infants/toddlers due to the steep staircases. We have provided two tension-style baby gates for use as desired.

Limited Hotspot Internet:
- While wired and fiber internet provider options are quite limited in our area of rural Virginia, there is great mobile coverage from Verizon, AT&T, and Sprint. Because of this, our Wifi is a mobile hotspot jetpack from Verizon. There is a 50 GB of high speed data available per month, and unlimited 600 kb/s thereafter. Usage resets on the 5th of the month. You will be able to turn on the device and connect your devices to it just like with a regular wifi network. Some devices may have trouble connecting to a mobile hotspot type signal.
- There is a co-working space 6 mins away in historic downtown Strasburg. "Strasburg Co-Working" has been recommended by previous guests for those looking additional office amenities.

Country Critters:
- We take regular steps to control critters but their occasional appearance is part of the reality of our country setting. Please send us a message if you see any activity we should be aware of.

Guests may use the entire house and yard; please do not enter the outbuildings or sheds. Pets are welcome and there is a large, fully fenced in backyard. Please keep pets in the kitchen and laundry room areas only.

Overall good
We were happy to find a home big enough to accommodate our family that was located in the Winchester area. Pros: -We all found the bed to be comfortable, which is so important when away from home. -Once we figured out how to adjust the vents, the a/c kept the whole house comfortable -The book selection is great for the whole family. My kids enjoyed reading during downtime. -The owner left a little gift certificate to the open market three doors down. We enjoyed the fresh produce there. -There is no tv service, which was a pro for me but a con for my husband. Cons: -As was stated in the online listing, the road noise is a little loud. -Low ceilings and doorways through parts of the house. (Though not all, which makes you drop your guard!) My husband is 6’4” and nearly concussed himself numerous times. The ceiling in the shower is right about 6 feet, so he had to bend over to shower. Be forewarned that there are several places where tall people will need to duck. -It’s not clear in the listing that all the bedroom are upstairs, but the only bathroom is downstairs. The bathroom is at the back of the house, so it’s a decent jaunt if you have to get up in the middle of the night. -The yard would have been an amazing bonus, and was one of the reasons we chose this particular property. Sadly we were informed right before our arrival that the owner hadn’t had the property mowed due to a wet spring. The grass was super high and not really fun for the kids to play in. The neighbors all around had short lawns and didn’t seem to have the same mowing problems. Again, a bummer as the yard is fenced in and would have been lovely.

Great Farmhouse Getaway
Perfect farmhouse with wonderful atmosphere. The large backyard and Woodbine Farm Market next door made for an excellent family stay. Terrific spring escape.

Fun Old Farmhouse
This property was exactly as advertised. A cool old farmhouse off the beaten path. The backyard is a great place for kids to run around with a nice patio setup for the adults. Mark was very responsive and helpful when a minor maintenance issue arose during our stay. He made sure we had everything we needed and made our visit very enjoyable!

What makes this property unique

The Woodbine Farm Market next door is a real gem. The farm has been family owned and operated for over 100 years and they stock the market with a variety of great locally grown produce and treats.

The Shenandoah valley is rich in history and natural beauty. Skyline drive is beautiful year round, there are several great hikes are right around the corner, and several caverns to explore withing an hour's drive for an adventurous day-trip.
