Trendy 5 bedroom 4.5 bath luxury town home with 3 master suites is perfect for large groups or multiple families! All masters have plush King beds and their own private bathroom. Immaculately and decorated and comfortably sleeps 16 with 8 beds and 2 living rooms. All rooms have HD Smart TV's so you never miss a show, game, or movie with the family! Amenities include a spacious pool, hot tub, pickle ball and basketball courts, free wifi, children's sand pit and miniature climbing wall!

Our vacation rental is ideal for large groups that need multiple different living spaces that provide privacy and comfort for large families, multiple couples, or big get togethers. The home is trendy and contemporary with 5 bedroom 4.5 bathroom that is professionally decorated with plush upgrades and clean finishes. If you're looking for a place to wow your friends or family, look no further!

The main floor was designed to allow guests to enjoy time together in comfort due to the open floor plan that connects kitchen, dining room and family room all together. The main floor living room has comfortable seating for several people and also has a huge Smart TV.

The kitchen has an open concept to the living room with a full sized dining table and fully equipped kitchen complete with a refrigerator, stove, microwave, griddle, coffee maker, pots, pans, dishes, spices, condiments, and all the other cooking essentials to cook up a meal that everyone will enjoy!

The second level features 3 master suites making each room private and personal. All master suites feature luxury King beds, a private and spacious en suite bathrooms with large and trendy walk in tile showers, and individualized decor. The upgraded Luxury master features a double vanity and private balcony.

The home offers 2 spacious living rooms with large Smart TV's that allow you to easily access your personal streaming services such as Netflix, Hulu, etc. This is perfect if your group has children that want to watch movies or play games in their own living area while the adults have time for themselves.

The third floor has 2 additional bedrooms. 1 room is the bunk room with 2 bed bunks while the other top floor room has 2 full sized beds large enough for adults. The top floor also has 1 large walk out balcony with outdoor seating and a smokeless fire pit. There is also a smaller walk out patio that faces the pool that is directly across the street from the house that offer unobstructed direct site to the pool.

Aside from the beautiful pool and hot tub, other house amenities include two pickleball courts, a small rock climbing area for kids, and a basketball hoop.

Located in the heart of St. George, The Vue at Green Valley is within close proximity to many National and State parks, golf courses and Downtown St. George! The townhome is conveniently located off Dixie Drive which offers quick and easy access to I-15 allowing you to conveniently and quickly navigate all the city has to offer.

The home is also located a few hundred yards from hiking and mountain bike trailheads such as the the Zen Trail and the popular Bearclaw Poppy Trail.

The home is also in close proximity to the BE MORE Complex which features The Rinq skating rink, Nets on Fire basketball facility, Melted Massage, and The Ninja Grip gym which all offer endless options for family fun!

This vacation rental is found in the Vue at Green Springs community. Each unit has a 1 car garage along with driveway parking for 2 vehicles. In addition, the community has guests parking throughout. Mainly around the pool area. For larger vehicles, trailers, boats, ect. there is street parking allowed about 1 block away from the home on Gap Canyon Road.

This welcome manual is full of useful information. We encourage our guests to flip through it, as you will find information about the house, local attractions, popular places to eat, and our check out policy.

ABOUT THE HOUSE
Everything in the house is there for your use and enjoyment! This includes any food, beverages, toiletries, and coupons or gifts. Please use all amenities for their intended purpose only and return them to their proper place.

Pool Access- Pool has a keypad for access. Simultaneously press #2 and #4, then release, and press #3.

TV’s- All of the house’s TV’s have access to streaming service such as Netflix, Prime, Hulu, etc. Simply use the remote to log in to your private account.

Heat and AC Controls- Each room has it's individual heater/cooling unit controlled by the thermostat on the wall. We ask that you keep the temperature similar in each room on the same floor.

Bikes and other Gear - Please leave bikes and other outdoor gear in the garage. Bringing them into the house tracks in unwanted dirt and mess and also damages walls and floors.

Towels- Fresh towels can be found under the cabinet of each bathroom.

HOUSE AND COMMUNITY RULES
Below are a few rules and guidelines we ask all our guests to follow in
order to maintain a comfortable environment for you and for others in
the community.

Cleanliness
As a courtesy, please remove your shoes while in the home and keep food and drink items in the kitchen and off the carpeted areas. Also, please be respectful to the furniture and the provided house items by only using them for their intended purpose.

Pool and Hot Tub
There is no lifeguard or supervision at the pool. Children need parental supervision to use the facility. Food and drink are prohibited within the pool area.

Shoes and Drink
Please respect the house by removing shoes while in the house. Food and drink are also prohibited in the 2nd and 3rd floors.

Parking
Parking on the street is prohibited. Please make sure that all vehicles are parked in the garage or in the designated visitor parking areas.

Smoking
All smoking is prohibited inside and around the home.

Pets
Pets of any/all kind are NOT allowed on the property. This includes the garage. Additional cleaning fee may apply if not followed.

Noise
We want all our guests to enjoy their stay. However, we ask that our guests be courteous to the neighbors by keeping the noise at a reasonable level. Especially during hours after 10:00 PM.


CHECK OUT INSTRUCTIONS
Check out is at 10:00 a.m. the day of your scheduled departure
House Items- Please ensure that all other house amenities such as coolers, toys, games, etc. are returned to their proper place. Make sure BBQ grill/ fire pit propane tank is turned off.
Make sure to log out of your online streaming service such as Netflix, Hulu Prime, etc.

Security- Please turn off the thermostat (unless instructed otherwise) and make sure that all windows and doors are shut and locked. However, please do not lock the interior garage door. Close all blinds, turn off all lights, and ensure that all faucets are turned off.

Laundry- Before your departure, please start a load of pool towels. Please leave all other used towels, sheets, and pillow cases on the floor at the foot of each bed. Please keep blankets and bed spread are in a separate pile and DO NOT remove mattress covers from mattress!

Kitchen- Make sure all items are returned to their proper space. Ensure stove is turned off. Load all used dishes and kitchen items into the dishwasher and start the load.

Garbage- Please remove all trash from the house and place into the trash bin. Garbage day is every Wednesday morning at 9:00 a.m. If garbage day falls during your stay please make sure the garbage bin is taken to the road on Tuesday night.

Guest Belongings- Please make sure to that you have all your personal belongings. Check in all closets, under beds, and in all bedroom drawers. Ensure that personal towels, pillows, etc. are separated from those provided by the house. Returning lost or forgotten items can be a lengthy process that often requires you to pay postage fees.

Red Cliffs Hiking Trail
Take Interstate 15 north to Exit 22. At the end of the off-ramp, turn right onto Old Highway 91. Travel south 2 miles and turn right. Continue under two freeway tunnels (tunnels restrict vehicle size to less than 12 feet in height and width) and follow the paved road for 1.3 miles into the campground. Small parking fee required.

Toquerville Falls
Head north on I-15 for about 20 miles and take exit 27 to Toquerville UT-17 S/UT-228. Head south for 2.6 miles and take a left onto Spring Dr. Follow Spring Dr for 3.

St. George Wedding
My family stayed in this trendy house for a wedding. Everything was very nice and comfortable except for the dishwasher. It had a terrible odor. We put white vinegar and baking soda and ran it through a cycle hoping to fix the problem. It seems to be moldy. We bought paper plates and plastic utensils rather than using any dishes. A previous guest left some men’s boxers and socks in a bathroom drawer. My options for contacting the host on the morning of checkout didn’t work.

Beautiful House - Get Rid of Pre-paid Damage Deposit
The property was very nice, and the decorations were pretty. However, as the house is pretty large, and has a room with bunk beds, it seems that many of the guests would have children (we did). It might be good to reconsider the decorations to be more kid-friendly. For example, the coffee table in the family room is class, with no edge protection. There are also a lot of small plants in glass vases. One other recommendation is that I would not have a prepaid damage deposit. My experience with other VRBO properties (I'm also a VRBO property owner) is that there are already procedures in place to charge for damages. The effect of the prepaid deposit was to leave me uneasy about whether I'd be charged for pre-existing items (i.e. carpet stains, scratches on walls, missing outdoor chair cushion, etc.) without the ability to discuss whether we had caused them. I didn't want to bother the manager with every possible detail, but it weighed on me during the stay. I waited a few days until after our checkout for a refund, and then contacted the manager. We received our refund, but the process took a toll on what would have been a much more relaxed stay. I realize that this may be a common VRBO policy, but I would probably not book a house with this in the future.
