THE SPACE
Step into a bright, modern suite designed for ultimate relaxation. The open-concept living area is the perfect place to unwind after a day of exploring, featuring a comfortable sofa that converts to an extra bed for flexible sleeping arrangements.

BEDROOM
Sink into a comfortable Queen bed for a restorative night's sleep, aided by blackout curtains. The room also includes a cozy sitting chair, perfect for reading a book before you turn in.

LIVING AREA
Kick back and relax on the sofa (converts to an extra bed) with a 65” Smart TV featuring Roku Guest Mode. For the musically inclined, an acoustic guitar is available for you to play.

BATHROOM
Refresh in the modern bathroom, which features a spacious walk-in shower. Fresh towels and essential toiletries are provided for your convenience.

KITCHENETTE AND DINING
Prepare light meals and your morning coffee in the well-equipped kitchenette. It includes a mini-fridge, microwave, toaster, and a Keurig coffee maker. A dining table with seating for four provides a lovely spot to enjoy a meal.

PARKING
Two free parking spaces are provided on the property. Please note that the parking area is not suitable for RVs, moving trucks, or trailers.

HOST AVAILABILITY
We will be accessible to our guests via phone, text, or the VRBO app. You should expect a quick and prompt response during regular waking hours. We give our guests space and are available to answer any questions you might have.

NO PETS ALLOWED
We love those little (and not-so-little) furry bundles of joy. Sadly, our home is not suitable to accommodate them.

NO SMOKING
Please refrain from smoking inside the home! Any evidence of smoking will result in a fee for odor removal and furniture cleaning.

YARD MAINTENANCE
To keep the yard looking its best, our lawn service visits weekly during the mowing season (typically Tuesday through Thursday), weather permitting. We also have professional pest control services for the exterior only. No service providers will enter the home during your stay.

SANITIZATION
The health and well-being of our guests are paramount. We use a thorough cleaning and sanitization process after each check-out.

NO PARTIES/EVENTS
We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits.

Strip any used beds and gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights, lock the doors and return the keys
Place trash in the black trash bin located by the white shed.
Please leave washed dishes on the drying rack.
Put the thermostat at 72 degrees.
Failure to complete these may result in a negative review from the host.
Quiet time is 10 pm.
A maximum of 2 vehicles can be parked on-premises. Parking on the road is not allowed.
We have a strict no pet or smoking/vaping policy. Violating either rule will result in a $500 charge.

Absolutely charming property. Very clean, has all of the essentials, immediate response from owners. This is located in very nice, maintained and quiet neighborhood. Very peaceful and relaxing. We plan on visiting again as my wife and I enjoy spur of the moment weekend getaways. Some people mentioned the small shower, but we did not find it small at all. Plenty of space. Highly recommend!!!

Exactly as described!

This was the perfect cozy suite for my stay. I came to town for my nephews graduation and Jason and Mindys home was close to everything while also being located in a beautiful neighborhood. It was equipped with all the ammenities needed and having a really comphy bed to sleep in was a huge plus! Will definitely look forward to staying here again in the future! Thank you!

Slice of peace near Nashville

Wonderfully comfortable apartment close enough but far enough to Nashville. Located in a private, quiet neighborhood of Franklin. Car is needed to get to where you want to be but a quick and easy ride into Nashville. Franklin is also a great small town with great shopping and resturants. Loved Red Byrd coffee shop in close by Leipers Fork that is a must do for coffee lovers. Will be returning here on our next visit to Nashville.

Excellent upstairs Suite!!

This suite over the garage in a beautiful home in a quiet residential neighborhood is clean, great decor, and well supplied with some convenient kitchen basics. The owners are attentive and quick to respond. This was our first VRBO experience and it could not have been better. Also everything Franklin is easily reached within a few minutes. Kudos to our hosts!!

this is a very nice property, just a few things to know, the property is not as large as pics seem to show, but big enough as well. There are two sets of stairs, for us no problems my wife and I had no issues and we are in our late 60s but in good shape, anyway cute property, quiet nice location enjoyed our stay

Sweet Suite

Cute 1 bedroom studio suite. Nice place to stay if you just need a place to shower and sleep. I stayed here with my 25 year old son this last past 5 days while visiting my daughter who recently moved to Springhill. He slept on they sleeper sofa which was a tad uncomfortable but he’s a big guy. The master bedroom bed was very comfortable. Hot showers daily. I’d stay here again in the future.

Great location!

Convenient location to all the fun Franklin stops. Beautiful subdivision. Shower was smaller than I expected. I’m 5’1 110 lbs and my elbows were hitting the shower doors, but not a total deal breaker. Floor was also wonky, not level and cracked in major walkway. Mostly a cosmetic issue but our socks would catch which was annoying.
