Newly Built: Gorgeous Pagosa Peak View Lakefront House
Relax and enjoy the serene beauty of the San Juan Mountains at the newly built "Peak View Lake House." Relax, hike, ski and snowboard, watch wildlife, snowshoe, or kayak right out the front door of this beautiful lake home. In the morning enjoy the colors of the sunrise across Lake Hatcher and the reflective orange color of the sunset on Pagosa Peak. With windows strategically placed to maximize views, you will create breathtaking photos of your stay.
CLEAN
We put a big emphasis on cleanliness for our guests. It's important to you, and it's important to us. Relax in a clean, newly built, and beautiful space. Our home is not only a place for you to visit, but a place we live.
WE PROVIDE
Full coffee bar, tea, hot cocoa, kitchen items for your cooking/dining, heated floor in the master bathroom, shampoo, conditioner, shower gel, hand soap, towels, wash cloths, hand towels, kleenex, hair dryer, fans for bathrooms, dishes and glassware, huge amount of cooking utensils, retro video game machine for your enjoyment, excellent cookware/bakeware and more. If you don't see it in our full description list, just ask.

Views were one of the most important reasons why we live and have this home in Pagosa Springs. The photos were all taken from our property. We believe guests want to know exactly what kind of property they are renting and the photos tell the story of our amazing home.
COFFEE BAR
We take coffee seriously. Our coffee bar contains a French Press and a traditional coffee maker. Creamer, sugar, sugar-free sweetener, loads of mugs. Tea/hot cocoa seasonally.
DECK PATIO
Our deck patio is a highlight! We have a wrap-around patio with 3 access points. One from the master bedroom and two from the great room. One of the entries is a beautiful french door. Every area of the deck has amazing views. Whether relaxing and watching the sunrise coming over lake Hatcher or the beautiful color changes of Pagosa peak in the evening, it is breathtaking.
BOOKING MINIMUMS
We offer a minimum of 3 nights to maximize the beauty and comforts of Pagosa and our lovely home. On occasion and depending on season, we may adjust minimum booking requirements. Our guests may choose to extend their stay upon arrival if the property has availability.
PARKING:
Ample driveway located on a cul de-sac to make coming and going quick and easy! Our garage/driveway will accommodate up to 5 vehicles. Need to bring your snowmobiles or ATVs? They will need to be stored on the designated parking pad but we have room! There is NO parking on the roads in our neighborhood.
ACTIVITIES
We are about 6 miles from town and the world's deepest hot springs, great restaurants, shopping, San Juan River, trails and more. Upon booking, we provide guests with an extensive list of things to do according to the season. We are available any time for questions, and love helping our guests! HATCHER LAKE WILDLIFE
Our home has a wide variety of wildlife roaming around, including deer, turkey, western squirrels, fun birds and lizards, bobcats, bears, elk, and the occasional mountain lion. You will need your camera.
ADDITIONALLY...
King bed in master bedroom. In one of the guest bedrooms is a queen. The final guest bedroom has a full on bottom and on the top of the bunk bed. In the living room, we also have a couch that can be converted to be used as a bed. These can comfortably sleep average sized adults. Our guests love the comfort these beds offer! Plenty of blankets and throws for those chilly mornings as well. We want our guests to have both a comfortable night's rest and plenty of wiggle room. Our beds make for comfortable sleep in any season.
Microfiber sheets and layered blankets available for any season you choose to visit. The master bedroom features a TV and the other two have views that will make you forget about television.
Full laundry room for your convenience.
Please be aware that there has also been a lot of construction all around Pagosa. Clearly this is not something we can control and hope that any noise from this activity does not impact your stay but there may be noise as a result of this.
If you want a stunning, quiet mountain retreat with easy access to town and more activities than you can fit into your vacation, this is your place!

THE FOUR SEASONS OF PAGOSA:
**Winter time/Wolf Creek: Getting you to the slopes fast and easy. Come back and enjoy an amazing hot shower or soak.
**Summer: 10-15 minutes from world's deepest hot springs and the San Juan River, where rafting/tubing/playing on the banks is perfect for those warm days. Hiking trails, shopping, and our favorite restaurants are all close to us.
**Fall: The best-kept secret in Pagosa is slowly getting out -- the BEST time to visit is fall! We love being here when the Aspens begin to turn, the days are still warm, the nights cool, and things are a little slower.
**Spring: April/May is the time to come to Pagosa when you want to see a little snow, a little warmth, and a lot of wildlife emerging! Rafting season is amazing in May!
