The Space:

Spread across two thoughtfully designed floors, Villa Amistad offers over 4,000 sq ft of indoor living and 1,200 sq ft of outdoor space built for groups who want to be together with plenty of room to breathe. Six king bedrooms each have ensuite bathrooms, and two full kitchens along with additional kitchenettes make group meals and private catering easy.

Gather for coffee on the terrace at sunrise, spend long afternoons by the pool, and end the day with sunset cocktails and breathtaking views over Banderas Bay, with seasonal whale sightings from the terraces. The villa's indoor-outdoor design brings the outside in through glass doors and open breezeways throughout.

Guests have full exclusive access to the heated saltwater pool (24/7), two shared terraces with a 9-person dining table, BBQ grill, honor bar, purified tap water throughout, and daily housekeeping Monday through Saturday. Ultra-fast 1 Gbps fiber Wi-Fi with a 150 Mbps backup keeps the whole group connected for remote work, streaming, and video calls.

Parking and drop-offs

Guests have full exclusive use of Villa Amistad across two floors, including all six bedrooms and ensuite baths, two full kitchens, living and dining areas, heated saltwater pool, terraces, BBQ grill, and honor bar. The villa occupies floors 2 (main level) and 3 (Penthouse level); the entry level (floor 1) houses the host's private apartment and villa office.

Drop-offs and parking: Guests are welcome to pull up to the entrance to unload luggage. Parking is not available on Arroyo del Pedregoso, but free street parking is available on nearby streets and guests have never had difficulty finding a spot.



The Neighborhood:

Villa Amistad sits in El Cerro, one of Puerto Vallarta's original hillside neighborhoods overlooking Banderas Bay. Our quiet cobblestone alley is home to longtime Mexican families, a close-knit community where neighbors know each other and look out for one another. It feels authentic, lived-in, and genuinely safe.

Guests love being close to the energy of the city while returning each evening to a neighborhood that still feels truly Mexican.



Getting Around:

The Romantic Zone, Centro, and 5 de Diciembre are all within walking distance, most places 5 to 25 minutes on foot. The hill up to the villa is moderate; Ubers and taxis are plentiful, inexpensive, and easy to flag anywhere nearby. Local buses run along the main roads below for 10 pesos (exact change required).

- Stairs: 17 steps lead to the villa entrance, with additional staircases inside between floors. Guests with mobility considerations should take note before booking.

- Not a Party Villa: Best suited for relaxing, memorable getaways. No parties or events permitted.

- Families: Children are welcome, though the villa is not childproof. There is an unfenced pool, open stairs, low railings, and breakable artwork and pottery. No children's furniture or toys are provided. Parents are encouraged to reach out before booking with any questions.

- Damage Waiver: A $35 USD fee is added at booking and covers accidental damage up to $500.

- Security Deposit: $25 credit card authorization hold (not a charge) placed 24–48 hours before check-in for card validation purposes. Any damages or outstanding balances will be charged to the card on file per the Guest Stay Agreement. Hold is automatically released after checkout.

- Smoke-Free Property: Smoking must be done off-site.

- Wi-Fi: Fiber optic up to 1 Gbps with a 150 Mbps backup, ideal for remote work and streaming.

- Housekeeping: Daily full housekeeping Monday through Saturday (excluding major Mexican holidays), including bed-making, towel refresh, morning dishwashing, and supply replenishment. Linen changes every 5 nights for stays of 7 or more nights. Enhanced cleaning every 5 days for stays of 10 or more nights. Gratuities for staff are not included but are warmly appreciated and go directly to the team.

Interaction with Guests:

One of the things guests love most about Villa Amistad is feeling genuinely cared for without ever compromising their privacy. This is an owner-operated boutique villa — we live here, we know the neighborhood, and we take real pride in every stay.

Mark(Host) and a villa staff member are based in a private entry level apartment, entirely separate from the guest villa. John, our co-host and operations manager, lives in a private apartment on the rooftop level above the villa. He oversees daily operations and may occasionally pass through the property to reach his home, particularly in the evening, though he is always mindful of guest privacy and does his best to move through unobtrusively.

The main villa consisting of floors 2 and 3, including all six bedrooms, living areas, pool, and terraces, is reserved entirely for your group. Any staff presence in shared spaces is solely to support housekeeping, handle maintenance, or respond to your requests, always with your comfort and privacy as the priority.
