YOU’LL FEEL AS IF YOU’VE STEPPED BACK IN TIME WHEN VISITING OUR BED AND BREAKFAST IN THE HISTORIC DOGTROT HOUSE

We are not the usual Bed and Breakfast in a Victorian Home. The Dogtrot House gives you the feel of a rustic cabin retreat with the charm of a B&B stay. The Dogtrot House has 3 private rooms, each with their own full bath, and The Pantry and porches as shared common areas.

The Shady Lady is our unique version of an Old West Style Brothel room. It’s a little shady and a little lady, and a unique and romantic stay.

This beautiful room offers a Queen size bed, sitting area with Victorian sofa, small dining area, individually controlled air conditioning/heating, satellite television, and free WIFI.

The full private bath has a clawfoot bathtub with shower; guest amenities include all
linens, hair dryer, and our hand crafted soaps, shampoo, and lotions (made
right here at The Ranch at Walston Springs).

All guests share the common areas of The Dogtrot House which include the breezeway, front/back porches, the garden area and The Pantry.

The Pantry is the kitchenette area located in the breezeway. It has a refrigerator, microwave, and Keurig Coffee Maker (coffee pods and condiments are provided) for our guests use. Other shared amenities include grill with picnic area in the garden and firepit.

Our delicious home cooked breakfast is included with your stay.

Don’t forget your fishing gear! You are welcome to enjoy our 1 acre, private spring fed spring lake. No license required.

Have you ever had that moment in life when something deep inside of you just speaks so loudly that you can’t ignore it? I can tell you that it happened for us. In 2000, with $250 in the bank we started & ran a very successful painting and maintenance business in CO. We worked hard, survived the economic and social impacts of 9-11 (may we never forget), we survived the recession of 2009-2010. We worked hard, prayed harder and somehow succeeded. Business was good, life was happy. But.. There’s always a But in every story…After my Dad passed away in 2013, my husband Paul and I, realized that maybe it was time for something new, a new challenge. Losing him made us realize that life is short & to always go after your dreams, tomorrow isn’t promised, it’s a gift so use it well. So, we decided we wanted to buy an RV Park. We love our RV. We love travelling, we love seeing new places & meeting new people. So, for 6 years we looked for the “right” RV park for us. We searched in Colorado, New Mexico, Wyoming, Texas, and the list goes on. In 2019 we came to look at a park for sale just outside of Palestine. We thought it was the one. Coming to Texas was coming home for me (Houston born, Texas native) and thought it was “The One”, but that just didn’t work out. After the deal fell through, we were sitting with my Uncle (frustrated & discouraged) having a few drinks and one mentioned Bar S. I simply replied, no thanks I’m not in the mood for hot dogs. My Dad was a butcher, a meat cutter, so when I heard Bar S, I thought of hot dogs. But (there’s always a But), the next day we called Carolyn and Mary Jane and asked about The Ranch .. so, to make a long story a little shorter, The (former) Bar S Ranch found us. This was “The One”. We truly believe that The (former) Bar S Ranch found us, and that this is where God wanted us to be. We are so happy to be here and to share this beautiful place with others, to share our home with you.

Why they chose this property

We didn't choose, it chose us. The Good Lord put us here, it's where he wanted is to be. However, this is such a beautiful and wonderful place to be. We're just 3 miles south of quaint Palestine, Texas. The Texas State Railroad is just a short 10 minute drive.
