Air Conditioning
To help ensure reliable cooling during Arizona's warm weather, please do not set the thermostat below 72°F. Lower settings may cause the HVAC coils to freeze, resulting in temporary loss of cooling. If an HVAC service call is required due to thermostat settings below 72°F, the cost of the visit may be charged to the guest.

Mail & Deliveries
Community regulations prohibit guest use of the on-site mailboxes. Amazon and other packages may be delivered directly to the unit. We cannot be responsible for lost, stolen, delayed, or misdelivered packages.

Supplies
We provide a starter set of toiletries and household essentials to help you settle in comfortably. Guests staying for extended periods may need to purchase additional supplies as needed.

You will have access to the entire apartment, as well as the shared courtyard. Self check-in using our electronic locks makes your arrival simple! :)

Please note that the TV in this home does not include local channels or cable service. It is set up for streaming only. Guests are welcome to log in to their own streaming accounts (such as Netflix, etc.) during their stay and remember to log out before checkout.

AC usage:
To ensure the air conditioning system functions properly during your stay, please avoid setting the temperature below 72 degrees. Setting it too low can cause the coils to freeze, which may lead to a temporary loss of cooling. Keeping the thermostat at a moderate level will help maintain a comfortable environment throughout your visit. HVAC visit due to coil freezing because of setting the temperature too low will be charged to the guest.

House Rules
• No pets permitted by HOA and community regulations.
• No smoking, vaping, marijuana use, or open flames anywhere on the property.
• No parties, events, gatherings, or celebrations.
• No unregistered guests or visitors without prior approval.
• Quiet hours begin at 10:00 PM.
• Please be respectful of neighbors and community rules.
• Lock doors whenever leaving the property.
• Follow all check-in and checkout instructions.

Additional Fees
• Smoking violation: $250
• Lost remote control (TV, fan, or A/C): $100 per remote
• Unauthorized late checkout: $50 per hour after 11:00 AM
• Unauthorized guests: $50 per person, per night
