OMG, wait until you see this! From the moment you walk in, you`ll be swooning over our custom-painted mural (perfect for those `just arrived` selfies!). Our designer, fully stocked coffee bar? It`s basically your personal cafe, complete with all the fancy fixings for your morning brew. And don`t even get us started on that curved sofa – it`s the kind of cozy that makes you want to cancel all your plans!

Living the Mile High Life (The Need-to-Knows):

Let`s keep the magic flowing with some friendly guidelines that make everyone`s stay amazing!



Overnight Maximum: 8 persons total.

On Property Maximum (including day visitors): 12 persons total.

Occupancy limits apply regardless of the number of beds, mattresses, or sleeping options provided. Air mattress & extra floor mattress available upon request.



Guest must register all overnight guest full legal first & last names (for insurance and the safety of the community). Please provide full names upon booking on messaging thread.

Day visitors only with Host’s written approval; first names must be provided in advance.

Unauthorized guests or visitors will result in a $500 per‑person fee and may cause immediate termination without refund.



Guest Verification and Digital Boarding Pass:



To ensure the safety and security of our property and community, we require all guests to complete a secure identity verification process before check-in. This is a required step for every reservation.



This verification is handled through a secure and private platform, EnsoConnect, an official trusted partner of Airbnb. As part of this screening process for legal compliance, you will be asked to:



1. Provide essential screening information, including your full name, email, phone number, date of birth, and address. We require this information to prevent fraud and to ensure we have a reliable way to contact you for any issues during your stay.

2. Upload a photo of your government-issued ID and a selfie for identity confirmation.

3. Review and sign our rental agreement.

4. Choose your security option: a refundable $1000 security deposit hold (returned after your stay provided no damage found) OR a non-refundable $89.88 damage waiver fee.



The information you provide is encrypted and used solely for identity confirmation in compliance with local regulations and to protect against fraud. Your privacy is our top priority.



Your Digital Boarding Pass:



Completing your digital boarding pass is a quick and essential step to confirm your reservation and receive your check-in details. For your convenience, your digital boarding pass will be sent to your email at three key times: right after booking, 30 days before your arrival, and the night before check-in.



Once you`ve completed this step, you will see a digital welcome book with all of our recommendations and things to do. Your digital boarding pass will also display your home address, Wi-Fi details, check-in instructions, and the property access code. The access code will appear at 4 PM on your check-in day unless early check-in has been pre-approved.



We are here to help if you have any questions about the process or if you would like to request an early check-in or late check-out.



Check-In & Timing:

• Doors open at 4 PM (early birds, just ask!)

• Wave goodbye at 11 AM (but late check-out is possible!)



Keeping it Comfy & Safe:

• Our smart Minut system keeps the peace (just monitoring noise levels - no recording!)

• Exterior cameras watch over the hot tub and outdoor areas only

• Your indoor privacy? Absolutely guaranteed! No interior cameras, ever



House Love:

• No smoking/vaping indoors. Smoking permitted 20 ft from the house with proper cleanup. Fee: $1,000 + cleaning if violated.

• No pets allowed. Unauthorized pets = $500 + cleaning/repair.

• No events, parties, or large gatherings. Violation = removal without refund + $1,000 fee.

• Quiet hours: 10 PM – 7 AM.

• Please respect neighbors at all times.

• Park in the driveway only (can fit up to 2 vehicles). No overnight street parking.

• Trash bins out Tuesday after 6 PM, returned the same day after Wednesday pickup (Thursday if holiday).

• Treat home with care. Excessive mess or tampering with smoke detectors, cameras, or noise sensors may result in fees up to $1,000 plus costs.



Guest agrees to:

• Use Premises for residential lodging only.

• Comply with occupancy and safety rules.

• Not alter or tamper with locks, alarms, smoke detectors, or safety/security equipment.

• Report any damage, accident, or hazard immediately to the Host.
