New for 2026: Blue Horizon has been fully refreshed with updated decor, comfortable gathering spaces, and thoughtful guest touches. This well-stocked 5BR home sleeps 14 on Massanutten's closest residential road to the ski area. Peak Pool, the recreation center, go-karts, and other summer activities are just one street over. Enjoy a private 7-person hot tub, screened porch, fire table, coffee bar, pinball, fast WiFi, 4 TVs, fresh linens, and simple checkout.
Blue Horizon is designed for families and friends traveling together, with 5 bedrooms, 3.5 bathrooms and 10 beds for up to 14 guests. The 2026 refresh brings fresh paint and updated decor throughout, a bright open living area, comfortable gathering spaces and thoughtful details that make arrival feel special.
The kitchen is well stocked for group meals and includes a dedicated coffee bar. After a day of exploring, relax in the private 7-person hot tub, enjoy the screened porch and deck, gather around the propane fire table, grill outdoors, play pinball, or let the kids enjoy their own hangout space.
Fast WiFi, 4 TVs, fresh linens and towels, and an EV charger available upon request add convenience throughout your stay. The layout gives larger groups plenty of room to spend time together while still spreading out across five bedrooms and multiple living areas.
Blue Horizon is thoughtfully prepared to feel like a cared-for mountain home, not a bare-bones vacation rental.

Before requesting, please include your trip details, total guest count, guest ages, and confirmation that you have reviewed the house rules. Incomplete requests may be declined.
Please review our cancellation policy. We strongly recommend purchasing trip insurance. Holidays and JMU Commencement may require a 3-night minimum stay.
The fireplace is decorative only and not available for guest use. EV charger is available upon request. The cleaning fee covers professional cleaning, linens, towels, hot tub service, and property management.
WILDLIFE: This is a mountain property, so wildlife may occasionally appear on the deck or around the home. Do not leave food, trash, or drinks outside, including on the screened porch, and please keep the grill closed when not in use.
Within 24 hours of booking, guests must review and agree to the MPOA Rules and Regulations. Failure to submit the signed agreement may result in cancellation.
House Rules
Primary guest must be 25 or older. Guests under 25 must be related to and accompanied by a guest who is 25 or older. Chaperoned groups, including sports teams and organized groups, are considered case by case.
We generally require 2 or more positive reviews to book. Exceptions may be considered.
Maximum occupancy is 14 guests on site at all times. No events, parties, or gatherings of any kind. Violations are subject to a $500 fee.
No pets are allowed. Evidence of pets will result in a $500 fee.
No smoking or vaping anywhere inside the home or on the property. Each violation is subject to a $500 fee.
Maximum of 3 vehicles. All vehicles must fit fully within the driveway. Overflow parking is available.
Checkout is 10:00 AM. No late checkout, as cleaners arrive promptly. Unauthorized late checkout is subject to a $200 fee.
Photo ID may be required before check-in.
No heavy cooking, aromatic foods, or cleaning/gutting fish, shellfish, or game animals inside the home.
Quiet hours are 10:00 PM to 7:00 AM.
Please do not send Amazon or other packages to the house, as they may be held at the post office and cannot be retrieved.
Massanutten MPOA Community Rules
Blue Horizon is located within the Massanutten Property Owners Association. The home is in a private residential community with full-time residents, families, retirees, second-home owners, and other guests nearby. Please respect neighbors, privacy, property rights, and all MPOA rules.
Noise that is unreasonable in the judgment of MPOA or its designated agent is prohibited at any time. Quiet hours are 10:00 PM to 7:00 AM.
All tires must be off the roadway. Do not block roads, fire hydrants, neighboring homes, or nearby lots. Parking violations may result in towing. Overflow parking is available at the MPOA Owners' Pool parking lot at 4007 Peak Drive. Buses, campers, and RVs may not be parked at homes or along neighborhood roads unless approved by MPOA.
No open fires may be left unattended. This is a wildfire risk area.
Open containers of alcohol are prohibited on roads and common areas.
No pets are permitted at the property.
Do not place trash outside the house, including on screened porches, as it attracts wildlife. At checkout, all trash must be taken to the community dumpsters one street over by Peak Drive. Follow signs.

Our end-of-summer vacation with family, friends, and our children was such a lovely experience thanks to this beautiful home. It accommodated everyone comfortably, offered lots of space for entertaining, and the indoor/outdoor living with the screened in porch gave us the opportunity to enjoy the outdoors even despite rain. I can’t recommend this place enough.
We absolutely loved our vacation at this property! It was beautiful and so lovely. We would definitely stay there again. The property owner was prompt and professional. Thank you for wonderful times!!

We had a great time staying with a large group! Perfect location, plenty of space, hot tub and view of the ski slopes. Spacious rooms with great closets to store away belongings. Easy communication with owner and quick checkout process.
We stayed here for the JMU family weekend with ten family members. It was spacious and wonderful way to spend the weekend. I will say based on other properties I have stayed in there were few extras provided beyond towels and basics like TP and paper towels. However, it was clean and adequate.
Overall a good home base for a ski trip. House itself was large as advertised, but was sparsely decorated and furnished in the kitchen, with no oven pans/salt&pepper etc so was a little more bare bones than expected. Beautiful view of the slopes and hot tub was great
Beautiful home! There was hair all over the master bathroom. Long black strands from the shower, tub, to both bathroom sinks. Both sinks had dried toothpaste. But all in all the house was perfect for us! Thank you!

If we had been made aware during your stay, we would have sent our cleaners over immediately, as they live nearby and could have addressed it right away. The house was amazing and the only thing better was the host. Great communication from booking to check out and went beyond when we needed to adjust our plans. Used VRBO a few times now and Ill book this house again to support a great host and house combination!!!

We came for the JMU football game and we had a wonderful family weekend. The house fit our family well and the check-in process was easy. I was surprised how there is minimal provision. For example - one towel a person, one kitchen towel, no salt & pepper or any extra spices, and only two wine glasses. We've rented houses through VRBO fairly often and having a few extras for renters makes a big difference when you are away from home (like laundry detergent and extra towels and sufficient kitchenware). All that said - the house was clean and in a nice location.
We went to Massanutten for a quick weekend getaway with our kids. The house was easy to get to and centrally located to a lot of activities. We enjoyed our stay at the house, using the hot tub and exploring the area. The house worked well for our family, but with a larger group the family room space could feel cramped. The kitchen was stocked but could use some glassware. The owner was quick to respond to any questions.
We stayed in this home for graduation weekend for a JMU student. The house is a great location for JMU activities. We had 7 adults and 3 kids and there was plenty of space. The house is much bigger than you expect when you pull into the driveway. The dining areas were perfect for eating meals all together. The rooms were spacious. And of course the hot tub was welcome relaxation after long days. My only regret is we did not discover this home four years ago.
Loved this property! The house is fantastic! Very clean and new furnishings. The hot tub was amazing! We were lucky to book for JMU family weekend and were very impressed. The kitchen was awesome for making our freshman son a much needed home cooked meal. There is a keurig and a traditional coffee pot. The laundry machines are very new and clean. House is lots of fun-lots of board games, foosball, pinball machine. Beds are very comfortable and the nightstands had charging ports! We had such a great time and will definitely be back!
Both of our children celebrated their 10th Anniversary in 2023 and we wanted to bring all 10 of us together to ring in the New Year and demonstrate our gratitude for now having 4 grandchildren (two 6 year olds and two 4 year olds). We wanted a special place in an area with lots of winter activities for the children. Massanutten was the place and Emma Warin’s home on Ranier Road was the perfect location. We had several questions prior to arriving and Emma was rapidly responsive and assured that I had some special cooking equipment that I had requested so we could prepare most of our meals during our 5 day stay right at home. There was more than enough space for all 10 of us and the kids loved hopping in the hot tub and playing the pin ball machine.
What was a special touch was the thoughtful gift of a big box of Anniversary Cookies awaiting us on our arrival. How pleased we all were.
The home was clean, well laid out, and close to skiing, tubing, and the water park. Everyone had a great time and left with wonderful memories from our stay.

I recently had the joy of hosting Marty and his family for a special family gathering at my property. From the outset, Marty's excellent communication made the check-in process and their entire stay seamless.
The family, including the children, were outstanding guests. They treated my home with great care and respect, leaving it in superb condition. Their adherence to house rules and their overall friendly demeanor made their visit a pleasure for me.
Seeing guests thoroughly enjoy their time is always wonderful, and Marty's family brought a warm and positive atmosphere to my property.
I highly recommend Marty and his family to any host. They are exemplary guests, and I would eagerly invite them back for future stays.

the location is great and the hot tub was fun, but unfortunately this house is not a great house for large groups. we had seven adults and four kids with an infant. It’s just not enough living space for a large group. Bunk Beds were not made when we got there so I spent a great deal of time making them and there weren’t enough linens. The property manager was very receptive, but it was not the house for us on multiple levels. The kitchen is woefully inept in terms of being stocked. I actually had to go to the dollar store and buy most of what we needed for cooking for our stay. There are no glasses for drinking wine or any adult beverages- only plastic mugs/ and small little tea cups for coffee. the frying pans were horrible and there’s no cookware for large groups. If you’re a foodie, this is not the house for you. Also, there’s no basement so the living room area is the only place for seating, which is really super small. We were not allowed to use the gas fireplace while we were there as well, which doesn’t make any sense for a ski resort house. unfortunately we won’t be going back as this did not serve our needs for family group accommodations. They need to work out a lot of the kinks in terms of decor, ambience and especially hospitality.

We are sorry you didn't enjoy your stay at our house.
Unfortunately, you and your group are the reason that short term rental guests get a bad reputation.
From the beginning we bent over backwards to ensure you had a wonderful stay. You asked to come check out the house months before and we let you come see it (why did you rent it if it wasn't satisfactory?). You asked us for a discount on the nightly rate (we gave it to you with a happy heart). You asked us for an extremely early check in (we allowed it even though we had to pay our cleaners extra for expedited cleaning).
What we got in return:
-Ruined mattress (huge stain left there)
-Complaints about everything, nothing suited you despite the fact that you had already seen our place in person when you came to view it months before - before you made the reservation.
-Destroyed pots and pans
-The dirtiest house our cleaning crew has ever seen (we had to pay extra for extended cleaning).
And after all of these things you are the one that leaves us a bad review?!
Future hosts beware, this renter will chew you up and spit you out and you will be left with a poor review for your troubles!
