Discover the perfect blend of vintage charm and modern comfort in this beautifully reimagined 1,785 sq ft Linwood home. This isn't just another rental - it's a rescue story. We found The Morse House at a sheriff's sale, abandoned and forgotten, and spent months bringing it back to life while preserving every ounce of the character that makes 1920s homes so special. But here's where The Morse House truly shines: venture downstairs to discover your own private spa retreat. The basement isn't just "finished" - it's been transformed into a serene escape with a spa-like full bathroom that rivals any luxury hotel, plus extra chill space and a cozy bedroom tucked in the corner. WHY WE HOST
My son Evan and I have a special relationship with rescued homes. We found The Morse House at a sheriff's sale - forgotten, neglected, in desperate need of love. We saw past the damage to the bones of this beautiful 1928 gem. We spent months carefully restoring it, preserving the original hardwood floors and vintage charm on the main level while creating that incredible spa retreat in the basement.
This house represents second chances - we gave it new life, and now it gives our guests a comfortable, memorable place to stay. We know what it's like to need a welcoming space, whether you're visiting family, exploring a new city, or just need a home away from home. The Morse House was restored with care, and we host with that same spirit.

GOOD TO KNOW

The loft on the second floor is a pass-through space to reach the upstairs bedroom, so it's not fully private but works great for kids or overflow guests.

The first floor has that authentic cozy 1920s vibe - we love it, but if you prefer super-spacious modern layouts, just be aware it's more intimate

The basement is where we went modern - spa bathroom, chill space, it's genuinely luxurious

Otto Armleder Park can flood during heavy rain (it's in the Little Miami River floodplain), but that rarely affects access
Linwood is a quiet, residential neighborhood - perfect for peaceful stays, not nightlife

Fit our needs perfectky

Lovely little house, perfect for my husband and I and our 2 frenchies to stay for a weekend. A lighter (for the candles) /scissors would be nice but other than that very well equipped! The fenced in yard was super helpful with the puppies.

Cute and quaint Neighborhood close to big city

Safe and walkable neighborhood minutes from big park and Cincinnati adventures. Dog friendly, fenced yard, for your pup friends. Close to cute foodie neighborhoods, sports bars, and the Ohio River. Spend an evening in around the fire pit or head in to watch the Bengals. Highly recommend.

Great dog-friendly house and area

We had a lovely stay while I had medical treatment at UC Medical Center - it was about 30 minutes to drive there and park. The host is very helpful and responds quickly to questions. Kitchen is well stocked and has a drip coffeemaker. Lots of bedding and throw blankets. There is a large park with paved running/biking trails and doggie areas about a mile away. The neighborhood is dog-friendly, with most yards fenced, and people out walking their dogs all day. The driveway is very narrow, but was fine for a Jeep Wrangler, and we appreciated the off-street parking.

Comfortable and Quiet

Such a nice little house in the middle of a very quiet neighborhood. Everything was clean and had a comfortable, unstuffy feel. Media options were easy to navigate and didn’t require any additional information to use. Adequate supplies were available for use throughout the house. Great communication with the host who was able to provide information about the house and recommendations for area attractions. We had our pup with us. The property is fenced but parts of it are not high enough to keep energetic fur babies inside. It didn’t cause us any issues but it might for some. Overall, great stay and highly recommended!

About the host

Hosted by Mike Hoyle

Host profile image
Hi! I'm Amy, your host at The Morse House, and I'm thrilled you're considering staying with us!
While my husband Mike and our son Evan are the talented father-son team who rescued and renovated this 1928 gem (they found it at a sheriff's sale and brought it back to life!), I'm the backbone of the operation and the person you'll work with throughout your stay.
I manage all our guest communications and make sure every detail of your experience is perfect. From the moment you book until check-out, I'm responsive, available, and committed to making your stay wonderful. I handle the preparations, stock the amenities, coordinate maintenance, and personally ensure the house is spotless and welcoming for each guest.
Mike and Evan's renovation work on The Morse House was incredible - they preserved the cozy 1920s charm upstairs while creating that spa-like basement retreat. Their partnership started when Evan was young, and even though he's now graduated and starting his career, they still collaborate on these rescue projects. Every restored home represents second chances, and I love being part of that story.

As Cincinnati natives, we're passionate about sharing this city with visitors. Linwood is a hidden gem, and Otto Armleder Park (305 acres with dog parks and river access!) is one of the best-kept secrets. We're true pet lovers, so we're excited to welcome your furry friends!

The Morse House was restored with love, and I host with that same dedication. I'm here to make your stay seamless and memorable!

Why they chose this property

We absolutely love Linwood, and it's become one of our favorite neighborhoods to share with guests!

When Mike and Evan were working on The Morse House, I kept discovering new things to love about this area. First and foremost: Otto Armleder Park. As pet lovers, finding a rental property less than a mile from 305 acres of parkland with dedicated dog parks, paved trails, and Little Miami River access felt like winning the lottery. Our guests with dogs consistently rave about this - it's not just a small neighborhood park, it's a legitimate outdoor destination.

But what really sold me on Linwood is the perfect balance it strikes. You get peaceful, tree-lined residential streets with historic homes (The Morse House dates to 1928!), genuine neighborhood character, and that quiet, safe vibe families love - yet you're incredibly close to everything Cincinnati offers. Hyde Park and Mount Lookout are just 2 miles away with fantastic restaurants, boutique shopping, Kroger, and Whole Foods. Downtown is 7 miles for sports, museums, and nightlife. UC and Xavier are both nearby for family visits. Riverbend Music Center is 6 miles for concerts.

Linwood is an authentic, family-friendly, historic Cincinnati neighborhood. The kind of place where people walk their dogs, kids ride bikes, and neighbors actually know each other. There's something really special about offering guests that genuine local experience instead of just another rental in a commercial district.

Lunken Airport proximity adds character too - it's Cincinnati's original airport from the 1920s, now home to private planes and vintage aircraft. The trails around it are beautiful, and watching small planes land never gets old.

We chose Linwood because it's where we'd want to stay - peaceful enough to truly relax, close enough to everything to be practical, and beautiful enough (especially that park!) to make your Cincinnati visit memorable. It's Cincinnati living at its best!

What makes this property unique

The Morse House isn't just another rental property - it's a rescue story with a soul.
We found this beautiful 1928 home abandoned at a sheriff sale, forgotten and deteriorating. Mike and Evan spent months bringing it back to life, and the result is something truly special: a home that honors its past while offering modern comfort in unexpected ways.

What makes The Morse House unique is the beautiful contrast between levels. The first floor keeps that authentic cozy 1920s charm - original wall-to-wall hardwood floors, intimate room sizes, and a decorative fireplace. It feels like stepping into history, warm and inviting.

Then you head downstairs and discover something completely different: a spa-like retreat that rivals luxury hotels. We transformed the basement into a modern sanctuary with a gorgeous full bathroom (guests rave about this!), extra chill space, and a private bedroom tucked in the corner. It's the perfect escape within the home.
The combination is magical - vintage charm when you want that historic Cincinnati experience, modern luxury when you want to unwind in style.

But here's what really sets us apart: we're genuinely pet-friendly. Not just "we allow pets" - we LOVE pets. The fully fenced backyard means your dogs can safely explore, and Otto Armleder Park's 305 acres with dog parks is less than a mile away. Your furry family members will have the vacation of their lives.

The three-level layout offers incredible flexibility. Master bedroom on the main floor, private bedroom upstairs, spa-retreat bedroom in the basement, plus loft space for kids or overflow guests. Families love having options.

Most rentals are either brand-new cookie-cutter builds or barely-updated old homes. The Morse House is neither - it's a thoughtfully restored historic gem where every detail was considered, every level has its own personality, and every guest gets an authentic Cincinnati experience in a real neighborhood.
