The place is in a good location overall but you have to walk down an alley-like street to get there which we didn't love.
We arrived at the agreed upon time and the host started giving us the tour. It was hot in London and this place is not air conditioned - big mistake on my part - I swear I looked at only air conditioned places. Before we could even make it up the stairs the host told us, "This is a very prominent area of London so it is prone to break-ins. I've had a couple break-ins". My kids looked at me horrified.
We eventually made it to the master bedroom with the balcony where she told us not to walk out the sliding glass door because the floor of the deck was not safe. One of the main reasons we wanted the place was so my wife and I could hang out on the deck.
There were security cameras everywhere inside the house which also creeped us out.
Once the host left, my kids screamed, "WE CANNOT STAY HERE". We left our stuff, went to lunch nearby, and looked on our phones for a place to stay. Luckily we found a place on the other side of the park but, of course, the host was not giving us a refund. We are currently trying to work with out bank to cancel the payments.
So not only was I out the huge amount this place cost, I had to pay for a new hotel. The new hotel was small but great and we eventually had an amazing time despite this experience.

Response from VrboOwner on 17 July 2023
Rob Bull made a reservation on Vrbo in the second week of January’23 for June’23.
As expected, a couple with two teenage children arrived .
I was present on the property to greet & meet them & show them around the home & it’s features.
I must have spent at the least 15/20 minutes with the family.
Whilst mentioning many other ways to make themselves at home, I explained to them that all patio & balcony doors must be carefully locked away before they go out.
This is a mandatory guideline that I as a host must give to all my guests for the security of their belongings & moreover my multi million pound home that I am leaving in their custody.
This home is located in one of only two private Mews in all of central London which is guarded by private security & a locked barrier.
At my moments spent with them they didn’t once show any concern in particular or even ask a single question.
I left with a giving them my contact number in the event that they might need any information or if they had a concern.
Four hours later, I heard from Vrbo informing me that the guests had checked out for reasons of not feeling safe.
I was terribly disappointed as I have not in my several years of being a super host, come across a situation such as this.
Vrbo was continually on the phone with me for hours & days on this matter.
Rob never reached out to me for weeks until recently.
He did not show any concern at the time to either Vrbo or myself for weeks to follow, stating in writing or providing any documentation evidence of his alleged complaint.
The case was eventually closed by Vrbo.
The cancellation policy is firmly stated at the time of the reservation made 6 months prior with my property blocked on all those calendar dates.
As it happens , at the time when Rob vacated the property, he doesn’t cancel the booking .
Which means that I cannot open my calendar for bookings , so any bookings are lost.
Rob demands a refund weeks after.
Now he threatens me with constant messages on the Vrbo platform & mentions his bank & lawyers .
I wish him well in his pursuits.

Great location, but a few big issues made it not worth the price
There is a lot to like about this property, especially the location, but we ran into a few big issues during our stay there that adversely affected our experience.
First, we missed a connecting flight on our way to London and were, therefore, delayed 24 hours in arriving. And while I understand that this was not our host's fault and she was under no obligation to work with us, I had really hoped for a little bit of compassion given our circumstances. However, there was none. She charged us the full amount for our stay, including the night that we were stuck in the airport and unable to use the property.
Beyond this, there were a few issues with the property. 1) the wifi is dreadfully slow. 2) some of the descriptions in the listing are a bit misleading: "sleeping couch" just means couch, "futon" means mattress on the floor, wifi good for "6+ people and 10 devices" is not accurate at all, and "fitness room/equipment" means a rowing machine stashed under the stairs and a couple of light dumbbells. Not the biggest issues, but when you're paying this much for a place, you would hope it would exceed expectations in every way. 3) The biggest issue with the property was that we lost hot water and heat for one full day. We immediately reached out to the owner to resolve the issue, but we couldn't get a hold of her via any communication method. She eventually got back to us the next day, and claimed that she had never run into this issue before. However, she knew exactly how to fix it, and the situation was resolved. I'm happy the situation was resolved but am a little suspicious about the statement that she had never run into this issue before when she knew how to fix it immediately.
At the end of our stay, I asked her for some financial consideration given our travel issues and the fact that we were without heat and hot water for an entire day, and she refused. She stated that the travel issues weren't her fault and, therefore, she shouldn't be out any money. Again, this is true, but I had hoped for bit of kindness. What was more frustrating is that she claimed that the heat/water issues was OUR fault for leaving a tap dripping during one day. First, it's just not true. We didn't leave any tap running (how could she know that any way?!). And second, even if we did, that shouldn't have affected things so dramatically.
Anyway, long story short. It's a nice-ish property in a great location but not worth the high price.
