Perfect place for a big group if you wanna hit the lake or go ride @ royal blue, Ryan was super cool and gave us all the details we needed to enjoy our stay to the fullest, we will definitely stay again!!!
We had a wonderful time on the lake. The home was beautiful, clean, and plenty of room for our Large group. House is well equipped with everything you need. Thank you
We had a great time at the lake house. The house was well appointed with a lot of cool extras, including kayaks, and a great yard area for the kids to play in. Probably the highlight for us, though was how responsive the host was. every phone call or text was responded to within minutes and he bent over backwards to make sure that we had everything that we needed from the time of booking all the way through the end of our stay
What an absolutely fabulous place. So much room for kids to play. The outdoor play for kids was a great plus. Huge kitchen and island. LOTS of things in the cabinets. Comfortable beds, plenty of bathrooms. I cannot say enough good things about this place AND the owner…..who was MORE than helpful when we needed him. The only downfall was the lack of WiFi use in the evening. With 3 small children after a long day on the lake/dock, all they wanted was to play games on their tablets and watch their shows. Or just watch TV. We couldn’t get enough service to even watch the TV’s in the house. We bought DVD’s to watch. Other than that …..there’s nothing but praise!!!OH……curtains…..need curtains up on the downstairs windows. 🙃🙃 Thanks for a wonderful week!!!!
We booked this location somewhat last minute due to a thanksgiving plan change. Ryan was kind to host us w/ little notice. We enjoyed our family time & made the most of it!
Pros:
-stellar communication with owner! Ryan was quick to respond & incredibly kind!
-Oh the fun one might have here in the warmer months! Love the rocks!
-15mins to town if you need anything.
-Super comfy beds & our kids loved the air hockey! The stair door can be closed to keep game noise at a minimum. Nice feature.
-Adequate dishes for large groups & having both a Keurig AND brew pot was a plus!
-We encountered a few housekeeping details that were not as the owner intended & he was incredibly generous to refund our cleaning fee. You can tell the owners care & have a great heart!
Cons:
-Driveway is STEEP. As in, we frequent Pigeon Forge mountain sides & this was steep even for us. We got in & out, but deep winter travelers will need 4-wheel drive.
-Ryan was kind to let us know after booking that they have ‘seasonal water,’ meaning their cove’s water level drops significantly during the winter months. There was no water or dock during our stay. We knew & needed to not shift plans again, but other winter travelers will want to be aware before booking as that is not in the listing.
TLDR: Super kind, communicative owners. Probably better for warmer months. Not our best VRBO stay. But incredibly thankful for time & space with family, which is truly all that matters, right? :)
