Covered patio has outdoor heating, a large dining table, and 3 outdoor fridges. Outdoor kitchen is set up on multi level patio decks with seating dining for all. BBQ, Griddle, and Smoker. Grocery store a mile away that sells all you need, including premium steaks.
Separate fire 🔥 pit seating area overlooking lakefront lawn.
Inside lakehouse you’ll find a large gathering area with wall of windows overlooking the lake.
Kitchen is properly equipped with electric range, double oven, dishwasher, Keurig and tea station, RO filtered water, sonic style ice machine, wine cooler. All expected appliances. Indoor dining seating includes a 6 seat dining table, a 4 chair game table, and 2 counter stools.
Three Bedrooms - Four Beds (1 king, 2 Queens, 1 Twin)
•Lakefront Master (king bed, recliner, TV and master bathroom).
•Lakeview Master (queen bed, TV and half bath en suite)
•Garden view Guest room (queen + twin bed, and TV)
Covered and Furnished Boat Dock with Fridge:
- Dock is large and deepwater.
- Dock includes 1 available slip. Owners Jet Skis reside in the 2nd dock slip.
- Two public boat ramps within a mile accessing both sides of lake.
Wonderful Neighbors: friendly and private.
Max occupancy is no more than 5 adults, or 2 couples and three children (no more). .
**No house stuffing: Please don’t plan to bring more guests than on booking reservation - this is the #1 rule**

• Small Family with up to 4 kids … perfecto
• Two Couples with up to 3 young kids in total ... awesome

- Visit the Brazos River grounds for a birds eye view of the dam
- Area grocery store and gas/burgers is 1 mile away
- Snow Cones, Ice Cream, and pizza shops nearby
- Hemingways craft house restaurant 4 min away (make reservations early)
- Many other local amenities within 1-3 miles.
Parking: Property allows for up to 5 vehicles + 1 boat trailer + 1 RV (absolute max)
Need More Space for extended family, kids, and friends?
- Bring your RV (no hookups) but we might be able to get electric with a long cord.
- If your party books the Lake House, and needs additional space for guests, then upon request, property manager can discount up to two next door Juniper View managed properties for the same days booked. (This will enable sharing with extended families, each with their private quarters and living areas). The additional Juniper View managed properties are VRBO #3245507, and VRBO #3237143
• (First additional VRBO next door) If you are a very large family looking for a more informal value option, please consider our sister property right next door “JuniperView Boathouse” right next door as separate rental or an add-on for extra guests and teens/kids. The adjacent bunkhouse works very well for small groups of kids, teens, and young adults.
• (Second additional VRBO next door) If you are looking for a super clean add-on apartment with the option for your own private boat dock, please consider the 3rd sister property “JuniperView Suites” next door at parking level. (Also Best Value). Suite also works very well for couples with toddlers & young kids, while elders love the Lakehouse.

• Prefer guests leave shoes outside so as to track dirt into house.
• This is *not* a party house. No bachelor / bachelorette parties. (Lakehouse is perfect place for new bride|bridegroom)
• Septic system isn’t designed for events, only for those staying on site.
• Max overnight guest policy strictly enforced
• Neighbors are to be respected and are vigilant. They all have nice families, boats, and children running around.
• Please drive slow, and keep music levels down after 10pm.
• Fireworks strictly prohibited due to fire hazard. Please don’t risk fire damage to the area and/or loss of property or injury.
If any guest is caught using fireworks 🎇 by local authorities, or neighbors guests will be asked to leave (evicted immediately), and security deposit refund will be legally withheld.
Security Camera:
- A single exterior camera may be active during your stay (deactivated upon request). The “doorbell camera” is near the boathouse entry at the top of the steps. When camera is activated, it transmits and records sound.
- A single indoor security camera is above the refrigerator and should/will be disconnected when rented.
