Find pure relaxation at our 2 bedroom, 2 bath condo at Sterling Reef with your private balcony while watching the breathtaking Gulf view from unit 402. This is a great place to sit back and watch the sunset behind the County pier—access to the balcony from the living room and master bedroom. Sterling Reef is centrally located to restaurants, grocery stores, and shopping. No pets are allowed per Sterling Reef Association, and no smoking is permitted except on L3 in the designated area.
THE SPACE:
Inside, the spacious two-bedroom floor plan offers a kitchen with cooking necessities, three televisions with cable, internet access, and a washer and dryer. Immerse yourself in the Florida sun and fresh sea breeze from your private balcony. Enjoy the fresh sea air from the master bedroom sliding door with access to the balcony. The master bedroom has a King bed with a closet, dressers, and a shower/tub combo. The guest room has a Queen bed, dresser, and a nearby full bathroom with a shower/tub combo. The kitchen provides many cooking amenities not seen in other units, including children’s plates/silverware, a coffee maker which makes K-cups and fresh pot coffee, and stainless-steel appliances. We provide a starter kit including shampoo, conditioner, soap, trash bags, laundry, and dish soap to get you by until you get to the store or have groceries delivered! Enjoy family time inside with many included games.
Sterling Reef was built in 2005 and is a low-density area, upscale beach community. We provide beach chairs and beach towels for your enjoyment. You will enjoy on-site amenities accessible with your wristband that include a seasonally heated bi-level shared pool, a community third-level terrace with a grilling area and outdoor seating, two parking spaces, and a fitness center overlooking the Gulf. Stroll out to the white sandy beaches where you can play in the water, work on your tan or go shelling. Water sports rentals are available just nearby seasonally.

Shipwreck Island is approximately a five-minute walk. Nearby Pier Park offers 1.1 million square feet of premier shopping, entertainment, and restaurants. Pier Park has all the stores you will want, including Target, Ron Jon Surf Shop, Old Navy, American Eagle, boutique stores, and Dillard’s. Enjoy dinner with an island vibe at Margaritaville, Nashville’s iconic Tootsies Orchid Lounge, for food and Country music, Starbucks, and many more. For fun and games, look no further! Enjoy a recent blockbuster at The IMAX Grand Theatre, play old-school games at Dave and Buster’s, get a breathtaking “bird’s eye view” from the Skywheel, 18-hole miniature golf, and fast-paced fun with Emerald Coast Mirror Maze & Laser Tag. Parking spaces are not assigned; however, two (2) spaces are provided; there are inside and outside parking available. Once guests have checked in, they are responsible for displaying the parking pass in their vehicle; vehicles will be towed at the vehicle owner's expense if the parking pass is not displayed. The garage height is 7'; please plan accordingly. No scooters, golf carts, boats, or trailers are permitted in the garage.
All Florida state and county taxes are 13%. Airbnb only collects 7% of this tax; we are collecting an additional 6% for this tax. The nearest airport is Northwest Florida Beaches International Airport, approximately 12 miles from the condo.
Guests are strongly urged to purchase trip insurance to cover losses against events that prevent a guest from fulfilling the reservation, including death in the family, illness, and weather-related incidents, among other things. Refunds will only be issued in accordance with the cancelation policy in effect at the time of booking. Sterling Reef has security cameras and security on site. There is a ring camera on the condo door to ensure the safety of the property and guests. 
Sterling Reef is a non-smoking facility, smoking only in the designated area of L3. Fines can occur if smoking inside the condo or on the balcony.
Please be respectful of quiet hours (10 PM-8 AM); this includes the balcony!

Items are not to be dropped or hung from the balcony or railings. Items are not to be stored in the breezeway. Fees can occur for those violations. Children must be monitored on the balcony for their safety.

Pool Hours are 8 AM-10 PM. Please, no smoking or glass bottles in the pool area.
