Seabreeze-Feel the Gulf Breezes

Bring the whole family to Seabreeze for a peaceful Galveston getaway. Less than 1 1/2 miles to the Seawall/Beach, close to the history, shopping, travel and entertainment Galveston has to offer with 2 full bedrooms, 1 full baths (shower only), fully equipped kitchen, fenced yard and everything else you'll need for a few days or a few months. Traveling for fun? Excellent close to everything! Traveling for work or for an extended stay? Spread out in this home and enjoy all the comforts of home.

In the center of town you'll have easy access to everything Galveston has to offer from history to dining to museums and entertainment - oh yeah - and then there's the beaches! Close to shopping (groceries, souvenirs, boutiques on the strand) and you're never too far from the cruise terminal to hop on and sail away to other islands! One of the best things about a house like this is you can pack lightly and / or stay longer - because in addition to the full suite of kitchen appliances, there is also a washer/dryer available for your use. Please keep in mind that due to skin and scent sensitivities, we do not provide laundry products.

The primary bedroom (just beyond the kitchen) has a queen bed. The second bedroom has triple twin bunks - only the bottom 2 are used for sleeping, the top mattress has been removed for safety and that area is available for storage of luggage. Please note that through this bedroom is the door to access the back yard - be sure if you have young ones in this room they know your rules about exiting the property with or without your permission!

We provide starter supplies prior to each guest’s arrival which includes paper towels, toilet paper, soap, shampoo, conditioner, dish cleaning options, trash bag and starter supplies of coffee. These are intended to get you started – figure out which shopping option works best for your group, and make that first grocery run. Nothing worse than running in from the car and not being able to use the restroom, or waking that first morning with no coffee! These likely won’t last your group the duration of your stay – but they will get you on your way!

All beds are made with fresh linens prior to your arrival so if you arrive late, you don’t need to make the beds – or bring your own sheets, or rent them from a local vendor. We provide one bath, wash and hand towel for each guest the home sleeps (10). If you are bringing up to 2 additional guests and paying the extra fee for those guests–please know that there is bedding and towels for only the 10 guests that the home accommodates in beds–so please be prepared with your own. We do not provide beach towels – we used to – but they tended to go home with our guests – we do have customized beach towels available for rent during your stay. For 10 towels the rent is $50 for the duration of your stay. We will need to have a credit card in the event any of them go home with you and the replacement cost is $25.00 per towel.

Remember that All people are considered people regardless of age or size or how they “usually” sleep. Occupancy rules are set by the homeowners with the guidance of the fire department. Thank you for recognizing that even infants count in the occupancy (though we don’t count pregnant women twice.)
While you will find broom & dustpan, mop and bucket, and other basic cleaning items – we do not expect you to clean the house before you leave. In fact, we don’t even ask that you strip the beds. We ask only that you remove any food from the home and refrigerator, leave notes for future guests about the treasures you found in restaurants, souvenir shops, or excursions while on the island, call us to make your next reservation, and lock the door behind you. If you spend any time at the beach, we would only say it’s nice to kick off as much sand and shake off your towels before returning into the home and if you happen to bring in a bunch of sand, if you would sweep that up it would be great. Lots of sand can make for a slippery floor throughout the home – safety first!
After making your reservation you will receive a link to complete our renters agreement. The only information we request differently than the booking platforms (VRBO/AirBnB) is your personal email address, the names and ages of each person who will be in the property during your stay, and your driver’s license information as well as an emergency contact should we need to reach someone on your behalf. Thank you for completing this in a timely manner so that we may send you the check-in instructions for the property you have reserved.
48-72 hours prior to your scheduled arrival – we will email you directly (the guest who made the reservation and provided their email address) with driving directions and check-in instructions. We will then call 24-48 hours later to ensure you received it, verify we provided the correct code to the home, and answer any last minute questions you may have. We are available at any time to assist you or answer questions – but we like to tell you in advance so you don’t think it’s a scam when someone asks you to verify the code. In general – we leave our guests “alone” to enjoy their stay – however – please don’t think that is because we don’t want to help you – we do! Whether you are celebrating a birthday, engagement, anniversary or wedding or some occasion we haven’t thought of – let us know. We like to surprise people with a little something extra when time permits. If you wish to have something specific in advance and if we are able to do it – order a cake to be ready for you, have decorations in place, etc. – we will do so (again – time permitting!) and most often we charge only the cost of the item(s) and a small surcharge for delivery and set up. We are here to answer any questions you may have or make recommendations – so please do not hesitate to reach out to us before or during your stay.

We kindly request that you follow our HVAC professionals recommendations:
• Please do not change the system more than 3 degrees per hour.
• Please do not set the AC below 70 degrees in summer, or above 74 in winter.
• Keep the fan setting on auto.
• If/when doors or windows are open – please do not run the system.
• There should not be more than a total of a 20 degree differential between outside and inside temperatures to keep excessive stress off of the system.
For our properties that are dog friendly: Dogs are accepted on a case-by-case basis depending on the breed and size of the dog. There are certain breeds, or mixed breed dogs that have the bloodlines of any of those breeds, that are not covered by the owner or management company’s insurance and/or are not permitted by the complex in which the property is located. This applies to true service dogs as well – if their bloodline contains the breed of pit bull, rottweiler, Doberman, shephard or chow – this particular animal cannot be at the property. ESA (Emotional Support Animals) are not considered service dogs when it comes to rentals. If you are bringing an ESA you will still need to pay the fees associated with bringing the dog. We request that dogs not be permitted on any furniture at the property unless you bring your own coverings for the furniture that will be between the dog and the furniture. Please follow all complex and City of Galveston regulations with regards to leashes, specific dog areas, etc. We strongly encourage you to travel with the vaccination records for your dog in the event anything were to happen during your travels you would have the information readily available to you. Dogs should be kenneled inside of the property when there are no humans present.

For all reservations made directly through our website and through VRBO, there is a $300 security deposit “hold” required. You certainly can purchase trip cancellation/interruption coverage through those platforms as well if you so desire, this is a damage “deposit” hold. This is released once our housekeepers advise that the property has been left in the condition received with no damages occurring during your stay. This is not a charge, but a hold on the credit card on file with which the reservation is made. Should there be damages and they exceed $300 to repair or replace, you will be notified and asked to make arrangements to compensate for those items.

Galveston is a barrier island in Texas located on the Gulf of Mexico. From time to time we have unexpected rain, thunderstorms, and sometimes we do have tropical storms and hurricanes. From time to time there may be brief interruptions in electricity and WiFi services due to weather. You should consider purchasing trip interruption or cancelation protection through the platforms or another source. We are unable to guarantee sunny days, mosquito free nights and perfect weather, nor do we refund for these possibilities. We issue refunds in the event of mandatory evacuations issued by a governmental agency, or for the property being unavailable due to damages and extended power outages.

Sea Breeze getaway

Where do I even begin? This place has it all. It’s a smaller property, but big enough for my family of 5. Kids loved the bunk room and the main bedroom was perfect for me and my girlfriend. I loved that they had night lights for the bunk room and bathroom. Made it easy on my kids. We will definately be booking again for next year. Thank you!

Some what disappointment!

Great little old fashioned house, could have used up grades. Gas grill should have replaced many years ago. Fence has holes in it so dogs cannot run free. However it is located in a very good locations in Galveston.

Pet Hair everywhere

We got to the house, it was such a nice little house it felt so cozy. Then I started to notice my husband had pet hair all over his shirt then I had it too we wet trying to figured out where it was coming from. I found that the couches were full of it the carpet the floor even the bed where we were going to sleep I was so upset so was my husband, we really like the house but it really needed a deep clean. There was pet hair literally everywhere.

Adorable house perfect for our family of 5 with the room for parents and triple bunk room for our 3 adult-sized children. Lovely remodel and very comfortable. The code didn't work on check in, but the mgmt company was VERY responsive and helpful to resolve the issue. The AC is via 3 mini splits, but there is not one in the kitchen or bunk room so you need to use fans to pull AC into those spaces or it is very hot. We only found one box fan on site, but again the super mgmt co brought us 2 more. The kitchen was well stocked except a cake/casserole type pan would have been a nice addition. And replacement kitchen size trash bags would be helpful, this is not an item I would think to pack! Again very comfortable and would definitely stay again, especially with this mgmt team who were the best I have dealt with over multiple STR stays.

Cockroach Galore

When we checked in the code to the door didn’t work, we called and no one answered. We had to wait for a call back to enter the property. The house was filthy at check in, trash and debris everywhere. If you’re bringing a pet - please note the fence is not secure and has multiple holes. The pillows were so old that they were flat as a board and covered in stains. We had to buy new pillows and sheets. The WiFi does not work in the home, and if you have the air conditioning on you cannot use any appliance without tripping the breaker. Perhaps the icing on the cake were the 10-15 cockroaches per day we saw. When I notified the owner they basically said they hadn’t seen them before so they must not be a real issue. When I shared I found a full cockroach nest/den inside the home they asked where I found it, and then stopped responding. Plenty of other cleaner homes in Galveston with better amenities.

Simply an untrue review. This guest requested to extend their stay and it's amazing that they would ask to extend if they were this unhappy.The door code worked - it was user error in not pushing the correct buttons.We take all guest concerns seriously and while true we had not seen a pest in this property in the past it is the Texas gulf coast and we recognize that things change depending on weather, etc.The guest requested early check-in, late check-out, an extension. We were nothing but kind to him. There was so much dog hair in the property upon their departure including in the freezer, microwave, dishwasher not to mention the linens and furniture when we request pets not be permitted on the furniture.True-dog friendly and not a surrounding fence.Might be the most true part of this review.

If you dont enjoy AC this is the place for you

House is nicely decorated. It does not have central AC. Ac is mini split system located in living, dinning, and main bedroom. First day there tv and ac not working properly. Called management. They came out and fixed tv and called hvac tech to fix mini splut system located in living room due to fridgerent out. Tech did not fix. So we were stuck in a 90° house for our entire stay with a baby with 102 temp. l also noted there in no ac/heating in bunk bed room only box fan so it was hotter in there than the living room. They would not compensate any money back and instead i was told to just sit in front of the fan all whilst the manager was dropping beads of sweat. She did tell us that telling the owner of the house hates dropping any money for improvements needed. I absolutly would not recommend this house to anyone looking to vacation in the summer months. I hope this helps

I am going to respectfully disagree with this review as to both content and accuracy.When we are wrong we admit we are wrong.We are sorry that one of the 3 mini splits in the home was not functioning until the 2nd night of a 2 night stay.The first night I was told the 1 year old needed the TV to work-a quick change of batteries in the remote fixed that.I also provided 2 stand fans in addition to the box fan that was already there at the home and asked if more were wanted until we could figure out the AC system-I was told no they did not want more.I called an AC contractor who does not specialize in mini-split systems, but rather whole house central air,because I could get an answer from him after hours on 4th of July weekend.He did bring freon and that was not what was needed, unfortunately.On the 2nd day we were not called by the guest (though we provided our contact information) but rather VRBO contacted us and after hours on the 4th of July.I took 2 more fans, reset the breaker and the mini split in the living room began functioning again.The guests never asked for any type of refund,and nothing was mentioned about an owner not wanting to spend money nor did I say anyone should sit in front of a fan for the duration of their stay.It should be noted that this family brought more guests than what were listed on the initial reservation-home sleeps 6, there were 7 guests and left the home dirtier than I've ever seen it before.The two adult women had a 1-year old who needed the television,and 4 older children, one of whom I was told has a medical condition and should not be in the heat. The older children were running around outside playing-as children should do-in more than 90 degree temperatures on the 4th of July not concerned about the heat at all. And yes, I was sweating-we manage many properties across the island and had been inspecting properties for guest arrival when I got the call from VRBO and drove straight to the property to reset the breaker and sat outside for 5 minutes waiting for it to reset in 90 degree plus heat so yes, I was sweating but we did get the system to operate again on the second day. These guests were extremely friendly and appreciative of our efforts to our faces and then called VRBO instead of us and left a less than positive review which contains completely false statements in it.
