1.OCCUPANCY LIMITS:

Occupancy is limited to5 guests per apartment (i.e., two guests in each-bedroom, 1 guests may sleep on the couch. Babies under the age of two are not included in this count.

2.QUIET HOURS are from 10PM-7AM

This property is suitable for small gatherings or events with approval. The reservation will be subject to immediate termination without a refund. Any event that triggers a noise complaint beyond an acceptable level, will be subject to a $500 security visit fee and the reservation will be immediately terminated without a refund. We use a decibel-monitoring device from Noise Minut to ensure 100% privacy-compliance. No gatherings or loud noises outside of apartment at any time. Any event that triggers a noise complaint beyond an acceptable level, will be subject to one warning and if repeated violation occurs a second time a $300 fee will apply, and the reservation will be immediately terminated without a refund. If the police is called for a disturbance, then the fee of $500 applies.

3.CAMERA DEVICES:

Tampering Or breaking the outside CAMERA in *any* way, including disabling, covering or blocking will result in a $350 maintenance repair fee/violation and immediate eviction from the property without a refund.

4. ZERO Tolerance Policy For: smoking/vaping. PET ARE ALLOWED. The reservation will be subject to immediate cancellation and a $500 deep cleaning fee. If evidence of smoking/vaping inside the unit. You may smoke outside in the front yard.

5. DO NOT leave the front door unlocked or open at any time. A violation fee of $150 will apply if door is left open or unlocked at any time. You are responsible for the property during the time of your reservation.

6. LATE CHECKOUTS:

Checkout time is 10:00 AM. On rare occasions we may be able to accommodate an early check-in or late check-out, but this requires written email permission from host and can usually only be confirmed on the day of arrival / departure . There is an $100 unauthorized late checkout fee applied for checkouts later than 11:00AM, cleaning and sanitation crew already have set appointment times to clean. If unauthorized checkout is later than 12:00 PM, an extra $200 fee per hour will be charged in addition to any charges that may have impacted the following booking.

We enjoyed ourselves at this location. We had plenty of space and enjoyed the modern touches. This rental was an affordable option near our friends and we enjoyed ourselves.

Over all we had a great stay, two notes for the manager. Kitchen sink would not drain and disposal didn’t work either. There was orange residue in the sink upon arrival as well. Second thing is neither shower/tub drained well at all.
