Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints and multiple violations will result in immediate eviction without refund.
No smoking or vaping inside of the home under any circumstances. You will incur an additional fee of $500 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio.
No illegal substances or activities on the premises.
Pets must be approved in advance. We charge a pet fee for up to 2 pets at all of our pet friendly locations. If there is evidence of any undisclosed pets in the home (pet friendly or non-pet friendly), you will be charged for cleaning + any additional damages.
If the property is left in an unusually dirty condition that requires deep cleaning beyond our standard turnover, an additional fee will be charged to cover the extra housekeeping costs.
Early check in and late check out for up to 2 hours is available per calendar availability, at an additional cost. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule.
Do not tamper with smoke detectors, security devices, or Wi-Fi equipment.
If personal items are left behind a fee of $25 + shipping costs will be charged back to you.

Property was good, not super clean. There was mold on shower liner. Bathroom is very small and for taller folks the toilet is low.One of the neightbor's dog was out early in the morning both Saturday and Sunday barking, which was kind of annoying.
The upstairs apartment was nice and had all the amenities one could want in a brief stay. The outside deck area was very nice. The bedding wasn’t my favorite, nor was the lack of electrical outlets. But it’s an older home that’s been updated for short term rentals and very clean. The neighborhood is a little on the older side but nice and seemed safe.

Property needs immediate attention. There was damage on the ceiling from what appeared to be a leak, the bathroom paint was peeling and the tub finish was peeling. There were ants in the pantry after we unpacked our food. The water in the kitchen was not working properly and extremely loud. The flooring was either damaged or unfinished. Heartwood had great customer service and gave us a partial refund, but the house itself was unnaceptable. We may book again with Heartwood, but not at this house, unless they make major changes.
Check in was terrible. Did all the communications except the most important and it was the code to get in. After a super long day of driving it was not fun going back and forth trying 4 different codes before one worked. Fortunately you do have access to a person who will pick up the phone (which was required at midnight) So super grateful for that.
Once in, everything was of good size. Clean. Beds super comfortable. However, bathroom needs some love. We only stayed for a night so it was fine. It is terribly small with no counter space. Really tight for 4 adults if staying for longer than a couple nights. Needs some repair because isn’t the best looking aesthetically but got the job done. Regardless, they seem like a strong professional group to deal with. Despite all this I would think they are good to work with over all.
