We strive to provide a clean, comfortable home for you and your family to enjoy and make special memories during your stay at Edisto Beach.

Linens and towels are provided for less worry and more value. Upgraded linens.

This spacious, wide open floor plan with the ocean as a backdrop provides a wonderful gathering place for families or a quiet getaway.
BEACH ACCESS is THREE/FOUR houses away.
Sit on the sofa, dine at the table and see the ocean. Cook in the fully stocked kitchen while viewing the sparkling ocean. Lounge on the outdoor daybed, eat at the outdoor table and chairs or picnic table. Sunbathe in the loungers, rock in the rocking chairs or relax with a book in the adirondack chairs on the upper deck and admire the sparkling salt water with each activity. Watch the sun rise over the ocean from deck off of the master bedroom.

Hurricane / Tropical Storm Policy - In the event Edisto Beach is threatened by a storm that requires the Governor of South Carolina to issue a Mandatory Evacuation, refunds will be issued for nights missed. We will evaluate the circumstances in an emergency situation as our guests safety is of upmost importance.


CANCELLATION POLICY-
If there is a beach closure due to local or state government-hurricane/pandemic, etc.-We offer a complete refund or 100 percent credit for another date suitable for your return. Accentuating circumstances will be reviewed as needed per guest. We will work with our guests on an individual basis should this occur.

RETURN GUESTS: If you are part of the High Seas family and return again within a year of two, please let me know when you book. You will receive a $200. Refund Thanks!!

Perfect vacation week! Large house. Wonderful ocean views. Well stocked home with everything you could possibly need. Picnic supplies. Games and toys. First aid kits, On-site grill. Great outside recreational closet full of many things for outdoor relaxation. Comfy high end bed linens and towels, both beach and bath towels. Responsive, very helpful owner before as well as during and after our stay.

Lovely beach house

The home was beautifully outfitted and the space layout great for a family vacation. Big places to gather inside and put. Loved the beach views and beach access. Would stay there again in a minute.

The Way to Go in Edisto

Perfectly located and appointed

This was our second stay in this beautiful home and we were not disappointed. It is now considered our family's happy place and we have no reason to look elsewhere. All you need to bring is your clothes and some food and you're all set! Love, love, LOVE this place and the owners <3

Wonderful stay!

High seas was perfect for our getaway. Beautiful views of the ocean and sunrise. Spacious, with plenty of room for our group of eight friends. Very well stocked kitchen. We appreciated having a second refrigerator as well as the provided bicycles. It was also nice to have linens provided with an abundance of extra towels and pillows!

Wonderful Getaway

We recently stayed at the High Seas for a family vacation. This was one of the nicest properties that we have stayed at. Everything was clean and in good condition. The whole process of the stay was wonderful, from the ease of checking in to the communication of the owners. I couldn’t say enough good things about this property/owners. We ran into a couple issues, but they were promptly resolved while we stayed there. We have already booked our stay for next year!

An excellent stay

A lovely beach house in a great location with almost anything that we would want provided. The linens, towels, and kitchen implements were all supplied and were high quality. As far as pots, pans, and various kitchen devices, the only thing that we have at home that wasn't provided was an Instant Pot! The layout of the property allows you to have an extended family stay without feeling crowded, I highly recommend this property, the nicest we've stayed in over the years out of 3 places in Edisto.

Great house

We had a great time at High Seas! The house is very nice and clean and in a great location! We loved being able to see and hear the waves from the front porch. Lisa was a wonderful host and has insured that their house has everything needed to make guests feel comfortable and at home. She was very helpful during the planning process, especially with all the uncertainty going on due to covid, and was always responsive to messages/questions. Thank you for a great family vacation!

Perfect Vacation Home

Our family vacation to the High Seas was wonderful. The house is beautifully decorated, immaculate and well stocked with all the supplies you need for your stay. It was our first trip to Edisto and we could not have picked a more perfect house for our family, it is so convenient to the beach and all the shoppes and restaurants. Lisa has notebooks with any information you could possibly need regarding the island and surrounding areas. The High Seas is the picture perfect beach vacation home and we can't wait until next summer to return.

Amazing house!

We had the best week staying in this gorgeous home over Easter with our family ! So many gorgeous views, walks on the beach, lots of shells to be collected and fun at Botany Bay! We enjoyed the bikes she has for guest use and none of us could possibly have a single complaint ! Will definitely stay here again. The kitchen is stocked with any appliance you can think of and all kinds of pots, pans, dishes, etc…. Thank you for your wonderful hospitality!!!! Oh and I was so impressed with the guest gift bag she left for us with a nice Edisto t-shirt , BBQ sauce and a delicious bottle of seasoning… and the bag itself is such a nice bag! Thank you!

THE ONE

We’ve been vacationing at Edisto Beach for 16 years with our grandkids. They’re are now 19, 18, 18, and 15. We’ve never stayed at the same house twice because we can’t find the perfect fit. But High Seas might change that. The location is great. The house was very very clean, was ready on time, is nicely decorated and very well equipped. Most importantly, communication with the owner was great. We had one small problem and she had it taken care of within 12 hours. Excellent property. Excellent service.

Amazing Edisto Vacation Home

This beautiful home was the most well-appointed vacation rental we have ever stayed in! From the moment we arrived at High Seas we felt at home. The home is gorgeous and everything from sheets to beach towels to bikes to an ice cream maker is included! The linens are high end and all beds are very comfortable. We spent spring break at High Seas with our two University of South Carolina students and our two other children and everyone agreed it was an amazing, relaxing vacation! The location is ideal - walkable to restaurants and shops and the beach is steps away. We fell asleep to the sound of crashing waves each night. I would highly recommend this property - truly an amazing vacation!

Relaxing Family Vacation

We LOVED High Seas! It was the perfect house for the 8 of us to share (4 adults, 4 kids). The views of the ocean from the porches were beautiful and we spent lots of time on them reading and enjoying the breeze and sound of the ocean. The house was well stocked with everything we could have wanted/needed. The second refrigerator definitely came in handy. We used the grill several times which made cooking at home easy. The walk to the beach was super doable even for the kids! This was our first time on Edisto, but we will definitely be back and would definitely stay in this home again.

Perfect Oceanview House/Location on Palmetto Blvd

"High Seas" has been our choice beach house two years in a row. After searching many listings last year, many homes in Edisto do not include linens. High Seas has the most beautiful, comfortable sheets (and beds, for that matter) that you would would love in your own home. Thank you Lisa for all the extras (beach towels, bicycles, ocean toys, adirondack chairs, rocking chairs, etc...) that make "High Seas" the premier choice for a week at the beach.

If you find this property available, you'd better snatch it up!

This is our second stay at High Seas. I cannot recommend this property enough. The location of the house and ocean views will capture your attention first. The main floor is nice and open with windows across ocean-side making it bright and cheerful. The furniture is so comfortable and you won't sleep better anywhere else! The description says there are 4 bedrooms, but the extra smaller room is perfect for a 5th. (I guess they can't say that, but I can!) We rode bikes EVERY day - those are provided too! We grilled a couple of nights and took advantage of all the kitchen had to offer. Despite our very best efforts, we did not complete the flip-flop jigsaw puzzle in the den, but we sure tried! If you happen to find this property available, you'd better snatch it up! :)

Family Memories

It is difficult to put into words how amazing this home truly is. The pictures on the website do not do this home justice, it is even more beautiful in person! This home is wonderful in the summer time with all the beach towels, sand toys, beach cart, beach chairs and bikes provided by the owners but it is just as wonderful in the winter!! We just spent a relaxing girls family weekend at High Seas celebrating my cousin completing her last chemo treatment. This home brought so much warmth to our family and not just from the fact that the heat works wonderfully :)) The owners have thought of everything from a fully stocked kitchen with 2 coffee pots to linens and towels provided and plenty of games, cards and puzzles for family fun and fellowship. All of the beds are comfortable as is the furniture in the living area. It truly felt like home and we will treasure the memories we made this weekend forever!!! I highly recommend this home anytime of the year for the most comfortable, relaxing, memorable time you can imagine!! There are also plenty of good restaurants on the island and several cute gift shops. We are already looking forward to our next visit to High Seas!!

Beautiful House, Location, Views

We enjoyed our stay at High Seas. It is an immaculate home. The house is clean, well stocked, decorated lovely, has great sunrise ocean views from the balconies. I loved that the outdoor furniture cushions smelled so fresh washed! You can hear the waves early morning and late night from the balconies. If it's busy season there is a lot of road noise during day. We only had that one day. Same with beach. It wasn't too crowded except the Sunday before Labor Day. Otherwise each morning we'd get a large area of beach to ourselves. I even flew a kite that I found in the owners storage closet. They also have nice bikes a lot of my family used. Toys for kiddos, a nice beach cart, beach chairs, cooler, etc... Everything functioned well. The kitchen was very functional with everything you need. Even a Keurig with supplied coffee! We just added decaf for night. Some of the doors are a little hard to open. Like the door to balcony off bedroom. But we figured it out. Walk to the beach access was three houses down. Very short walk. We enjoyed watching the ghost crabs along the shore at night. I took a reading light with. We didn't light up beach too much. Just in case there were baby turtles hatching. We have never seen any in our 3 visits. This is a small community. Most businesses are very friendly. We had a hard time getting seating at Coots but probably because of Holiday wknd. Getting Ice Cream at 3 Gulls was a highlight of every visit. So many flavors. .

The house has everything you would need for your trip. So many rooms and spaces out that all of us had our own rooms and privacy. The location was great, just across the street from the beach and a couple houses down. My favorite part was drinking coffee in the morning and watching the ocean. Great house!

Why they chose this property

Edisto Island is a unique beach to relax and enjoy. While driving past towering oaks with moss gently swaying in the breeze, we allow the everyday world to melt behind us. The smell of pluff mud, the golden colors of the sun as it caresses the wet sand, and the sparkling ocean waters calm the spirit and relax the mind. Being close Charleston and Savannah for day trips, great food and clean beaches is an added bonus. High Seas was the FIRST property we viewed in our search for the perfect Beach House. Twenty something viewed properties later, we knew our heart was stolen. We hope yours will be also. Edisto is a wonderful small beach community, a paradise with easy access via car or airplane.

Sunrises. Riding bikes on the bike path under moss draped oaks or rustling Palmetto trees. Walking to the end of the State Park finding starfish, fan shells, conchs, and sharks teeth. Riding waves on a boogie board. Watching the sunrise from the deck of the house. Cooking shrimp and grits in the kitchen while everyone laughs and tells stories. Spending time with family. Playing games at the kitchen table. Enjoying ocean breezes on the front porch. Cherishing the peaceful comfort of the home. People watching on the boulevard!
