This modern apartment is on the third floor of a fully handicap-accessible green building, featuring a wall of windows overlooking mature plane trees. Nestled among the roman-era Arènes de Lutèce, the charming rue Mouffetard and Place de la Contrescarpe, Pantheon, College des Bernardins, Jardin des Plantes, La Grande Mosquée de Paris, and only a block from the Seine, you are in the heart of Hemingway's Paris. Immerse yourself in specialty bookshops and independent movie theatres or enjoy an evening at the Paradis Latin cabaret.

A stroll down the tree-lined boulevard leads to Saint Germain des Prés, the medieval Musée de Cluny, and the Luxembourg gardens. Cross the bridges to Ile Saint Louis and the Marais, and explore the gentrifying and trendy 11th and 12th arrondissements with their vibrant foodie scene.

This luxury apartment is in a structure newly built in 2019 conforming to low-energy building codes of the city of Paris (which does not condone the detrimental effects of air conditioning on our planet!)
The gated cobblestone courtyard leads to a stone and glass secured lobby area, and an accessible lift with automatic doors opening to a wide carpeted hallway. The entry to the apartment opens to a spacious living area including a fully equipped kitchen with snack counter, lounge area with coffee table and sofabed, and a vintage glass dining table in the bow window which takes in the wall of green (or yellow) view of the mature trees that sway in the wind.
The bedroom has a 160cm wide high-quality mattress with fine french cotton bedding. Pillows and comforter are available in both down and synthetic. There is plenty of closet space for your stay and windows open down to the floor. Linen draperies filter the light or total blackout is possible with the outside shutters to ensure a good night's rest.
The full bathroom is equipped with double sink faucets, a bath/shower combo tub, and toilet. The washer dryer combo appliance is also hidden away under the counter.
There is also a separate powder room with sink.

Note that instead of a television the apartment has a projector to take advantage of the entire viewable wall space.

* This apartment is not suitable for children or guests who would prefer a more carefree stay, due to the many surfaces that require attention and care not to scratch, including the wood floors (please remove your shoes in the apartment), the smoked glass tabletop which scratches easily (we request you place nothing on the table without provided protection), as well as genuine silverware, crystal stemware and antique porcelain plates.

As a legal owner-occupied unit, there are also various personal souvenir dishes and objects collected from travels. If you are a careful and respectful person then this flat will be a haven of modern comfort in one of Paris' favorite neighborhoods for local living.

Being in the Latin Quarter so close to the Seine keeps you connected with everything that is going on....the dancing along the river bank, spontaneous music on the islands, and of course legendary places like Caveau de la Huchette. You are surrounded by the gourmet tradition of La Tour d'Argent, the excellent purveyors of Place Maubert and the lively fresh markets of Monge and Mouffetard neighborhoods. I love the sense of history having a Roman-era arena next door, and knowing the former tributary La Bievre ran underground. And of course, academia and the literary tradition associated with a 2000 year old neighborhood!
