About this property

BEACH BUM CARRIAGE HOUSE with kayaks - steps to beach, park, marinas & brewery!

This charming early 1900’s carriage house is 250 yards from the beach, marinas, dock & a park! It has hardwood floors throughout and is about 1200 sq ft. It also has it's own backyard. The center of town which has lots of shops & restaurants is just a few minutes away... you could even walk it! The train station is 1 mile away & a Brewery is around the corner! New haven is only 10 minutes! You can't beat the location... or the house! We have a single kayak and a double kayak available for free!

There are two parking spaces available in the driveway
You have your own private backyard... and the entire house is yours! There are ski resorts approximately 30 minutes away!!

There will be an additional $150.00 fee added for all pets. Please contact before booking with a pet for approval if pet is over 40 pounds. Thank you!

The location was ideal and it was so nice to be so close to such a cute little beach!The house itself felt very homey, and the owner went out of her way to decorate things in such a cute way and provided anything you could possibly need!I would most definitely stay there again. This was a perfect extended weekend getaway for our family and dog. The house had everything we needed and communication with the host was easy. The beach was extremely close with calm waters and beautiful views. My husband and son enjoyed fishing off the dock and rocks. We would love to come back again!

Started with Kristine greeting us as we drove in. Was accommodating to our requests and was very quick to reply to our few messages. Clothes dryer is very small. Short walk to a great park and beach.

Great Location

House is in a great location. Nearby beach was great. . The pictures were generally accurate and the house was decent enough for a night or two. Owner was responsive/allowed for early check-in, as requested.However, some reasons for only 4 stars:1) being behind the main house with long/narrow driveway, it was a bit of a challenge with a large SUV.2) barely any overhead lights (very dark)3) again being older, definitely some signs of water damage in various areas4) air conditioning window units are very old (mold/smell)5) Disappointed that there were no kayaks anywhere to be found, even when we specifically asked about them.

Property is in between main house and garage. Yard had old picnic table and chairs which should have been removed. Grill was charcoal grill. Kitchen small appliances looked old. Wouldnt use. Branford point is nice but geese are on the beach so u cant use.

The table and chairs outside are in perfect working condition and the cushions for it are in the table by the 4 NEW Adirondack chairs. The appliances in the kitchen have all been purchased in the past few years. As for Branford Point Beach it is absolutely gorgeous! People are lying out on it daily… yes geese could pass by, but it’s never been an issue. The house itself is a carriage house which by definition is literally the house in the backyard of the main home … It does have its own yard area behind the house. PLEASE READ THE OTHER REVIEWS GIVEN… this review is completely inaccurate!

Good place, great location and property manager

The carrage house is in the back of the lot behind the main house. Parking isn't ideal, but you're well off the road. Kitchen isn't great if you want to cook a fair amount but sufficent for breakfast/snacks. Furinture is what youd expect at a beachhouse, decent but cozy and nothing youd be concerned about ruining. The overall space is very nice and would retun.

Just a little confused on your review Thomas, the kitchen is fully stocked with every kind of pot, pan, cookie sheet, muffin tins, plates, glasses, wine glasses, beer, glasses, plastic outdoor glasses & dishes, coffee cups, dishes, storage containers,, platters, stove, microwave, hand mixer, bullet, 2 different types of coffeemakers, coffee press, toaster, panini press, refrigerator, knives, a draw full of cooking utensils, etc. What else do you suggest I purchase for it? Also, there are two parking spots in the driveway for you. And other than one comfy chair… all of the furniture was purchased new within the last year or two. I appreciate all reviews, it is how we all can make our homes better for the next guest… but this one truly baffles me. 😃

The house was not properly cleaned and appeared not to have been deep cleaned in quite some time. There was a significant amount of dust and dead bugs throughout the space. The bath towels were heavily stained, and the beds contained noticeable dog and human hair from previous guests. Additionally, the driveway was often blocked by parked cars and a van, making it difficult to enter or exit the property. There were also no kayaks available as advertised. On a positive note, the location was excellent — close to a beautiful beach and a lovely park. This property has a lot of potential, but unfortunately, the overall cleanliness and maintenance did not meet expectations, especially given the price.

I’m sorry you feel that way Krystina … I clean the place myself so I know it’s spotless! I myself have never seen dead bugs or dog hair all over - All my other reviews say so as well. The driveway does not get blocked. That was a person hired to do a one time repair on the property and didn’t know where to park.
