Welcome to your perfect getaway at our stunning ranch house, nestled on 90 acres of peaceful, scenic land. This newly renovated home is designed to accommodate large groups, with comfortable sleeping arrangements for up to 28 guests. Whether you're prepping for game day with a tailgate, planning a ring dunk, or hosting a special event, our spacious ranch is the ideal setting for relaxation, fun, and making lasting memories.

The expansive property provides plenty of room for outdoor activities, while the newly updated interior blends modern amenities with rustic charm. Enjoy cozy bedrooms, a large living area, a fully equipped kitchen, and multiple bathrooms, all designed for comfort and convenience. Our open-concept layout allows for easy flow between spaces, and the large windows offer breathtaking views of the surrounding countryside.

Step outside to explore the vast land, where you can hike, enjoy nature walks, or simply unwind in the serene atmosphere. The property boasts a fishing pond for a peaceful day of fishing, along with lawn games for outdoor fun. Fire up one of the outdoor grills for a BBQ or gather around the fire pit in the evening, perfect for stargazing or roasting marshmallows. Kids will love the swing set, adding to the charm of this family-friendly retreat.

For some indoor entertainment, unwind in the game room, equipped with a variety of games for all ages. As an added touch, we offer complimentary wine to enjoy as you relax and take in the surroundings.

The host requires you to complete the following before checking out:
Load the dishwasher
Strip any used beds and gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights and return the keys
Thermostat: If in heat mode: set the thermostat to 70 Fahrenheit. If in cool mode: set the thermostat to 74 Fahrenheit.
Please return all games, systems, and equipment to their original locations.
Failure to complete these may result in a negative review from the host.
Maximum number of overnight guests: 28 Maximum number of guests for events: 28 UNLESS WRITTEN AGREEMENT
Keep doors to outdoor spaces closed.
No more than 28 guests may be on the property without prior approval and completion of event contract agreement. Need names and ages.

3 Points Ranch

Three Points Ranch was the perfect place for my family to stay while we attended an A&M game. The location was great because we were not in the midst of all of the traffic, and Kyle Field was a short drive. The rooms were spacious and thoughtfully equipped, and the amenities were exactly as described, making our trip truly enjoyable. We especially loved the fun game room and the breathtaking views. The check-in process was seamless, and we would highly recommend this place to anyone!

I recently hosted my Ring Dunk event at 3 Points Ranch in College Station, and it was nothing short of perfect. The venue captured the true spirit of Aggieland with its rustic charm, open space, and welcoming atmosphere. From the moment we arrived, everything was seamless—beautifully maintained grounds, plenty of space for guests, and a setting that made the whole evening feel extra special.If you’re looking for a place that feels both laid-back and meaningful, 3 Points Ranch is it.
