About this property

We have been hosting hundreds of happy repeat guests in Kissimmee, FL since 2010.

* Please review Rental Agreement before making reservation or making inquiries. We will be getting your e-signature on it before check-in date.

* We do not accept pets due to association restrictions. Emotional Support Animals (ESA) are not required to be hosted by Owners as per Florida laws. Service Animals must meet strict criteria required for their designation, and their documentation needs to be shared with Association in advance of Guest Stay. Many neighboring condos have video doorbell and they monitor if there are any pet found anywhere in the Resort.

Please be aware, Florida has passed a state law wherein false/ misleading representation of Service Animal is deemed as a criminal "misdemeanor" for which Osceola County Police will prosecute. Guest is responsible for any damage inside the Condo due to their Service Animal. Simply put, just scroll away and look for a home that welcomes your pets.

* At Resort Security you will be required to show your driver license/ passport. Guest agrees to provide a clear photo of their driver license/ passport to Owner through text/ WhatsApp/ email for ID verification, so Owner can register Guest in resort system (Proptia). If incorrect/ fraudulent ID is provided, Resort Security will report it to the Police. Fraudsters beware - we have zero tolerance for this, and you have been warned!

* Guest understands this home is being provided strictly for their stay. There shall be no party or any illegal activity in this home. In case of violation, Guest will be immediately evicted out without any refund. The resort strictly prohibits any kind of party and maintains Quiet Hours between 10 pm – 7 am.

* To ensure safety of our property manager, cleaners and other resort guests, there shall be no outside visitor inside the Condo during Guest stay. Please meet your visitors outside the Resort OR in the resort Clubhouse. Please do not bring them along to the condo even temporarily. If you need clarification, contact Owner.

* There is a Ring Video Doorbell for security. If Guest tampers with it, they will be immediately evicted (with the assistance of Osceola County Police) without any refund.

Our 3 bed 2 bath 1,250 sqft resort-style luxury condo at Windsor Hills Resort offers you 'home away from home' experience. It offers you the ability to relax and unwind in an informal setting with the amenities of an upscale resort. We are conveniently located at 3 miles (5 kms) from the gates of Magic Kingdom (Disney World). Our condo is on the second floor, just a few hops on stairs; however we also have two elevators (lifts).

Our condo has LCD TVs and all beds have comfortable memory-foam mattresses. We provide free high-speed wireless internet for our guests.

This gated resort-community is secured through single-point entrance and Security personnel. Upon arrival at the resort you will need to show your Driver License/ Passport and obtain a parking tag for the duration of your stay. If you find the Resort Security very strict, that's intentional for guest security. So please be kind to them at time of first entry.

Question 2: What are the additional/ hidden fees?
Response: There are no additional/ hidden fees. All applicable fees are shown while making your reservation. Our fee structure is very simple:
- Nightly Rental amount
- Additional rent for guests over a certain threshold (2 people)
- One-time Departure Cleaning Fee (per stay)
- One-time Administrative Fee of $25 (per stay), which supports following costs:
* AC, utilities and water
* Linen and towels
* Wireless internet (wifi)
* Cable TV

Question 3: What is your pet fee?
Response: We do not allow any pet due to association restrictions. Hence if you plan to bring any pet (dog/cat) with you, please scroll away and book elsewhere.

DISAPPOINTED

Windsor Hills Resort is a beautiful gated community with great facilities. However, this condo is certainly not "luxury" as advertised. Spent 18 days with considerable disappointment. The kitchen was poorly stocked with old rusty pots and pans, a dirty stove and toaster, and no water kettle for a cup of tea. The chesterfield couches are not leather as advertised but are covered with 'couch covers'. Had to listen to the NFL playoff games in "Spanish" because of improper owner cable input. The master king bed is a comfort nightmare with a piece of foam covering over the mattress. Would certainly not stay in this condo again.

I won't stay here again

This condo was once a luxury condo, but unfortunately it no longer is. The couches you see in the picture are there; however the vinyl is peeling off of the one on the left. It is so bad that little pieces stick to your clothes and skin when you sit on it. It is still a comfortable couch, but in desperate need of at least a couch cover. The other couch is only peeling slightly, but very uncomfortable. It looked to be a fold out, but even so there was no support on the bottom for anyone to sit comfortably. The most disappointing part of the trip and the condo was when we were awoken on the second night from the bed breaking beneath us.In the middle of the night the loudest slam and a jolt came from under the bed. At first I thought it was just a slat. Then I could hear the sound of cracking wood coming from beneath the bed. It was literally breaking apart. Even worse was that it looked like it was not the first time. The slat/support that broke off was not an original part of the bed. This piece of wood was a slightly different color and texture from the rest of the wood so it was obvious. The above made the ants is the kitchen seem insignificant. I did not immediately notice them as we did not use the kitchen the first day. However, after I went to the store and placed items on the counter - that looked clean - I could see the tiniest of ants. I had bought clorox wipes and used these each time I was in the kitchen so the ants quickly disappeared. I had to request multiple times within a week of departure for the access information to the condo. I was also never contacted by the owner after the trip; not about the bed or the refundable deposit. I hope they will use the money to replace the bed and not just fix it. In an effort to not be completely negative I will say that Windsor Hills is very close and convenient to the Disney parks. It took maybe 10 minutes to get to the parking lot of any Disney park. The community pool was excellent. Only a short walk and perfect for small kids. The small shop had the basics needed for any stay. The condo itself was very large and clean. Orlando has too much competition with vacation rentals for the above issues to be acceptable. I won't stay here again.

I loved the overall experience staying at Windsor

The staff from the guards at the guard house to the maintenance staff was very nice and friendly. Quiet neighborhood, kid and pet friendly, loved the indoor movie theater and pool. I would recommend staying here to anyone that wanted to get away.

Nice place to stay

This was a very comfortably-sized apartment in a great location. (within 10-13 minutes of Disney parks.) Owner was responsive to questions we had before our stay and seemed open to suggestions for slight improvements we made after our stay. i.e. providing a box of tissues in each bathroom.
