Your full day of the Paute ATV trails, fishing, hiking, biking, skiing, snowboarding, snow mobiling or whatever is bringing you here, can be based from this ski in/ski out one bedroom condo. Watch the sunrise in the morning, and the spectacular sunsets in the evening.
Entire condominium is for your use. Designated parking spaces are directly in front of the Condo. If you bring a trailer, there`s parallel parking space next to the hill across from the condo. Please leave room for your neighbors.
We`re available by phone and by text throughout the week, and on-site personnel will always be assigned on the weekends.

You`ll be enjoying the peace and serenity of the mountains about 20 minutes away from Beaver, Utah. Be sure to fill your gas tank in town before coming up the mountains. From November through March all-wheel-drive + snow tires and a set of chains, just in case, are highly recommended.
Smoking is not permitted in the condo at all. Please smoke in your vehicles or away from the unit. NO Open fires or BBQ`s on decks. PET FEES AND POLICIES - NO CATS Dogs under 50 lbs only. 1 at $100 2 at $150 Unannounced dogs will be charged $100 each. Dogs are not to be on furniture, bedding or in hot tubs. The PUP rule applies - Pick Up Poop SMOKING: No smoking inside the property. A minimum fee of $250 will be assessed if smoking in the property is detected. REFUNDS: Guest hereby agrees and acknowledges that guest shall not be entitled to a refund in the event guest departs before the end of the reservation or guest arrives late. Furthermore, any refund or compensation for the occurrence of any and all events out of the control of Owners, including but not limited to, weather conditions, power outages, water outages, mechanical failure of appliances and electronics, heat and air will be at the sole discretion of Owners. Mountain roads can be curvy and steep. Gravel drives and roads are well maintained; however, it is highly recommended to have four-wheel drive or chains on two-wheel-drive vehicles. No refunds will be given due to road conditions. USE OF RENTAL PROPERTY: Guest shall occupy and use the rental property in a manner that shall not disturb or offend neighbors of the rental property. PROPERTY RESTRICTIONS: The following activities are not permitted within the boundaries of the residential community or resort: • ATVs or snowmobiles* • Discharge of firearms or use of archery tackle* • Hunting or trapping* • Fireworks* • Parties that disrupt, annoy or offend neighbors* • Sound curfew is 9:00 pm* • Large recreational vehicles or large trailers (The roads are too narrow) * • Street parking* *Fines of up to $1,000.00 may be assessed for prohibited activities. • Open fires are restricted outside and will be fined $2,500 by the County.

Beautiful drive up mountain to find this lovely condo unit. Nice change from city life, quiet and peaceful. Unit was very clean and well stocked with essentials, just remember to bring food and gas up before heading up mountain as there is no gas station or store up there. Restaurant is also closed in off season. Very nice place, helpful staff and everyone we ran into was very friendly.

No what we expect
The first disappointment was that we booked this one because of how close it was to the city center. We do not know this area so depended heavily on the map.A few days before check in, we get this email with the directions that showed this was at a ski resort 19 miles away, which was a half hour drive from where we needed to stay.
When we arrived there was an awful smell. It smelled like a litter box or carpet saturated with Urine.
If we were looking to be close up the mountain then this location would have been fine. It’s a beautiful area.
Unless you have pets and don’t mind the smell, I would not recommend you stay here.
