Step out from your private entrance and you'll be greeted by the huge, mature trees lining the quiet streets of Whyte Ave — just a 2-minute walk to Edmonton's most iconic strip, filled with coffee shops, bakeries, restaurants, and boutique shopping.
Whether you're here for a longer work contract, a medical visit to UofA or the Stollery, waiting to move into your next home, or simply exploring everything central Edmonton has to offer — this suite delivers comfort, privacy, and style in one of the city's most desirable locations.

**Please note: this suite shares the building with one other unit that may also operate as a short-term rental. Each unit is fully self-contained with its own private entrance and no shared indoor spaces. As the suite is centrally located, some city noise may be heard from outside, but the brand new building buffers this well. There is no A/C, however opening the windows creates a great cross-breeze to cool the suite quickly during warmer months.

· We provide a starter pack of essentials including complimentary WiFi, Netflix, tea and coffee, soap, paper towels, toilet paper, and other basics to get you started. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.
· Whether you want to relax by the fireplace, binge your favourite shows, cook a home-cooked meal, or simply walk out the door to explore Whyte Ave — this suite has everything you need. Once you stay with us, you'll feel like you're simply staying at a home of your own!
Guest access
You'll have full and private access to the entire guest suite throughout your stay, with your own separate private entrance. Everything you see in the photos is for your private use — kitchen, bedrooms, bathroom, and living area — no indoor spaces are shared with any other unit. The suite features self check-in via a secure keyless entry — your access code will be provided after booking, giving you the flexibility to arrive at any time with no key coordination needed. Tons of free street parking is available right outside.

IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING
‣ Damage Protection
Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.
‣ Rental agreement
A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.
EARLY CHECK-IN / LATE CHECK-OUT
· We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!
LOST ITEMS
· We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.
MAIL & PACKAGES
· Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.
MAINTENANCE & REPAIRS
· We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.
ADDITIONAL GUEST FEE
· There is a small nightly fee for each guest beyond 2. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 2 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
· All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.
CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.
GUEST SCREENING
· Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.
EXTERIOR CAMERAS
· Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.
LIABILITY, VIOLATIONS & LEGAL NOTES
‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.
